Absolutley shocking for selling your home. I’ve rated 1 star, but did not even want to give that. Please do not use them! I instructed the firm to sell my late Mums home, I was given incorrect information on instruction which was hugely detrimental to our sale process, yet the firm denied this. They do not respond to emails, and if you ring you are unable to speak to your allocated solicitor. You are instead asked to speak to the team, which would have been fine if they actually knew something about the case. Our solicitor was rude, abrupt, and unhelpful when we asked for support as novices and under the probate process. There was absolutely no compassion or support which meant the process was extremely stressful. The firm rang up the day before completion to ask for the sale price as they seemed unsure, and still managed to produce 2 completion statement with the wrong price which when I confronted them about this it was ‘my responsibility’ to make sure it was right. The firm expect you to do most of their work for them, with no guidance as to how to do this. I wrote a formal complaint and was replied to by an supposedly ‘independent consultant’ of the firm who said they would deal with the complaint in an unbiased way, yet proceeded to validate everything the firm had put us through saying that the firm ‘does not need to meet the clients expectations’. On looking up this consultant, they are employed by the firm and share an office, very ‘unbias’ like they claim. The service I received is unlike anything I have experienced before - slow, unprofessional, unsupportive, ignorant and incompetent. I would absolutely not recommend the firm and would encourage anyone to look elsewhere for conveyancing services. I am unable to name the name of the person I dealt with unfortunately, but mind you didn’t actually speak to her verbally apart from for her to to take payment and on the day of completion, with her again asking me to do her job for her. Avoid at all costs.

Really superb service for will writing. Straightforward and good advice given. Highly recommend them if you want a will drawn up.

Terrible service on a basic transaction which should have been 8 weeks maximum.
The team do not respond to enquiries and only action requests when directed which has led to a 5-month delay in completion.
The team don't even acknowledge communication, there is no urgency and don't get me started on accuracy. I honestly don't think they have an idea of the progress of sales.

I am using Ross Coates to sell my flat and it’s been a stressful chain at times but made bearable by dealing with Tanya Hatton who has been an absolute pleasure nothing has been to much trouble, I’ve been chasing the chain consistently and not once have my many calls been anything other than impeccably answered.
She is a delight to deal with throughout the whole process I really can’t praise her enough and would definitely recommend people to use this company.

Stay well away from Ross Coates. Asked to help purchase a home and cost me £6000 due to their negligence which they denied. SB their conveyancer does not pay due diligence to anything, acts professional but he's anything but. Be warned - if you use this company, expect things to go wrong, you will lose money and they just say it wasn't our fault. It then costs you as much to sue them as it does to just accept massive fines. How can I be responsible for £6500 worth of fines when all I did was hire this cowboy outfit.

I would like to take the opportunity to thank Ross Coates Solicitors for the expert work they did on purchasing our home. As a first time buyer I was quite lost on this topic but with the help of this company especially Lucy Guerreiro everything became much more clear with her straight talking, honesty and sense of humor. She has been brilliant at dealing with my case, available whenever I called and had prompt response to my emails. Her legal secretary Keeley was really professional as well. I got an affordable quote and there were no hidden fees. I would highly recommend them and would definitely use them in the future.

Lucy did the conveyancing for me for the sale of my house and I was hopeful the broker would select Lucy again to help me buy a property. Lucy is working with Keeley and together they worked well and communicated very well and were professional.
I was kept informed along the way and, although told there is a certain time in which emails need to be actioned, the responses were all swift.
