We instructed Ross Coates when we saw a new build house in 2021. It wasn’t finished but we agreed to buy it as we were told by the developers that it would be ready in early 2022.
Ross Coates gave us a quote for a fixed fee to sell our old house and buy the new one which we agreed to. That’s when it all started.
What followed was a combination of poor planning on the part of the developer and absolute shoddy service from Ross Coates, in particular Remersh Kaur who was unbelievably slow in doing anything. We had to keep emailing her chasing her for updates. She would then say she’d emailed the developers solicitors but they said they hadn’t heard from her. We didn’t know who to believe in the end.
We had to ask for another solicitor at the firm to take over as we feared we would lose the house. One of the partners - Stephen Broughton- stepped in and he was better. As time passed, he too got frustrated with the amount of time the house was taking to be finished and kept emailing them for a completion date.
When it finally came to completion day we sent the money to Stephen only to be told they weren’t prepared to complete that day as they had issues their end. He also sent me a final bill for the conveyancing, which had increased by £500, citing extra work done chasing the developers constantly via email and phone calls.
I was fuming at this point but had no choice but to pay it. Stephen said he was going on holiday the following week and would pass our file to one of his staff to deal with first thing Monday morning. He gave it to Lucy Guerreiro- who was in no rush to sort it out. She then claimed she couldn’t find all of our paperwork and asked me to send it all again. I had to resend everything via email which took me a while to sort out.

Then she said one of the documents wasn’t signed by both of us to which I said it was. I double checked it at my end and resent it. She sent me a scanned copy of the same document which had someone else’s signature on it! I pointed this out and she went into full security mode, asking me to send signed authorised copies of our passports by mail to prove our identities. By this time we should’ve completed and they had £300k of our money sat in their bank for nearly a week.
She agreed to progress the completion as long as I sent authorised copies of our passports (which costs money to do) that same week in the mail recorded. It all went through but we didn’t send any copies to her as we felt she and her company had wasted our time long enough. I now learn they have been closed down by the SRA. Karma is wonderful thing. They can’t cause any more pain & anguish to anyone.

I have been waiting 6 months to complete on my sale and purchase to be told prior to exchange and completion that the company has now ceased.
My words here cannot explain how I'm Feeling right now, I'm so angry. However I blame my self for not seeing the red flags before hand.
When I called there was no response most of the time.
You asked questions and recieved flippant answers.
My buyers constantly keeps telling me that they phone and no answer.was recieved when messages were left. No follow through was done on enquiries raised or not raised. So many red flags
Prior to this sale I had a sale that fell through with them and now I can see who was at fault.
This was an awful company and I do feel sorry for the people that were working for you.
Graham was efficient and on the ball. You gave him a time span and he acted on it.
I've lost a lot of money which I don't have. It makes me more angry because upto past week they asked me to extend my survey ready for completion and exchange. I now have most probably lost my buyer and lost the property all in one go because of this unprofessional company.

We instructed a company called Millennium Legal, whose reviews are positive and they seemed professional! As soon as we paid the instruction fee communication started from Ross Coates solicitors! A straight forward no chain house purchase with a mortgage offer in place took 8 months!!!! Throughout that time there was a huge lack of communication, mistakes made on legal documents, us having to liaise with mortgage companies, the sellers solicitors etc ourselves, missed and lost vital emails and documents, and plenty more. We completed 10 days ago, and our mortgage, estate agent fees, help to buy loan and proceeds have still not been paid. We have called hundreds of times with no answer, send tons of emails with no response, and no where closer to getting an answer on where the best part of £300k of our money has gone. We have contacted the SRA who are now investigating this firm and also contacted the police. We are not the only ones experiencing this, so should this also be happening to you, contact the SRA directly to report so they understand the severity of this situation. When we DID manage to get someone on the phone, they denied all knowledge of the situation and hung up on us. Please do not use this company. If I could give 0 stars I would.

We completed on 14 April (now over 10 days ago) and since then there has been no communication, no progress, and no accountability. Our mortgage lender and Help to Buy loan have still not been redeemed, and our estate agent’s fee remains outstanding - entirely due to Ross Coates’ inaction.

I have emailed Ross Coates himself, along with multiple people across the firm, and received absolute radio silence. I have also attempted to call the office dozens of times a day, only for the phone to ring out repeatedly.

I have now escalated this to the Solicitors Regulation Authority, who are currently investigating. Tellingly, they have also advised they are struggling to contact Ross Coates.

I even contacted their Kesgrave branch, who openly stated they are receiving a high volume of similar calls from distressed clients and expressed serious concern themselves. Their advice was to either involve the police or raise the issue with the SRA - both of which I have done.

For context, we instructed Ross Coates in August 2025. This was a simple sale, with no forward chain, and first-time buyers. It took over eight months.
As for dealing with staff - Karen (who made a point of clarifying she is a PA, not a receptionist) was completely unhelpful, dismissive, and ultimately hung up the phone when challenged for answers. That interaction alone sums up the firm’s attitude and level of service.

This has been one of the most stressful, incompetent, and unprofessional services I have ever experienced. I would strongly advise anyone considering Ross Coates to look elsewhere - unless you want to chase, escalate, and worry long after you’ve supposedly “completed”.

I too am in the same position as other here whereby my sale completed on the 10th April, and still today I have not received my money….nor has my Estate Agent been paid.

I had an email from David Kreamer (accountant) yesterday that the monies would be paid today and they still haven’t been.

I’ve spoken to the Legal Ombudsman who advised putting in a formal complaint with the company….which I did yesterday (20th April) and still nothing (although they did acknowledge receipt of the formal complaint by return of email. The Legal Ombudsman then advised that I needed to wait 8 weeks and if they still haven’t resolved the complaint, refer the matter to them. Then there is a 20-24 week wait for them to accept new cases.

We are going to lose our house purchase if they don’t get my money to me in the next few weeks.

Avoid at all costs. They may cheap but they are shoddy!!!!!

Excellent value and support provided for our house purchase. There are a team of legal assistants to the solicitor who are kept in the loop of all discussions, so they all know what is going on and can explain what is happening. Lucy was very diligent in pursuing everything we needed from the seller, and we were very confident in everything that they did for us.

Its been near enough 1 month that we have completed the sale of my property.
Im still waiting to receive my money.

Completion of my late brothers property occurred on 27th February 2026, however, the funds were NOT transferred to the Probate solicitor until today (16th April 2026. Ross Coates (Ipswich) had NO VALID REASON for failing in this duty. Attempts to phone every person on the Conyeyancing Team following no responses to multiple emails by anyone, failed as no one picked up their phones and attempts to ring the accounts dept were greeted by an answerphone message. Needless to say, none of the multiple requests for a call back or communication were forthcoming. It was only when I lodged a formal complaint and requested Mr. Ross Coates to intervene in person, that transfer of monies from the house sale were transferred. The only other person I have a good word for is Carlos at the main office who on hearing the issue, was kind enough to provide me with Management emails in order for me to progress the issue further. AVOID IPSWICH CONVEYANCING AND ACCOUNTS.

We finally got our sale completed thanks to Emma Jarrett and her team at the Kesgrave office. Emma went the extra mile for us and nothing was too much trouble.
Emma and her assistant Rachael kept us updated and always answered the phone when we called.
Fees were very reasonable for the exceptional service given.

All my calls were answered within 2 rings, i found Carlos who answered was polite and always willing to help. Emma did a fantastic job at getting my purchase through quickly and I found the kesgrave office of Ross Coates as a whole to be friendly and very efficient! Would give more than 5 stars if I could ! Thank you

Utterly appalling service. Our house sale completed on Tuesday and, as of Thursday, we have yet to receive a penny or an explanation. Our estate agent has not been paid and there is nobody answering the phone. We have been given some waffle about payments taking up to 5 days to clear - when CHAPS payments are guaranteed cleared funds same day. Since we now have a 4 day weekend I expect we will not get this sorted out until the middle of next week. It endangers my onward purchase since I have to position funds for that.

I have worked on a couple of properties purchases and sales and the team work extremely hard to ensure they are delivering great service.

Friendly, helpful staff. Smooth transition selling my Mams house. Ross Coates solicitors - would definitely use them again.

Where to start.
There were issues with this company taking ages to reply and our estate agents did a lot of chasing for us which ultimately delayed our sale for a least two months.
However I understand that companies can be busy and in the end the house was sold.
That's where the biggest issue started.
We completed the sale on the 27th Feb 26 and waited for our mortgage to be paid off and the remaining funds to be transferred to our bank. We waited over a week and nothing so I tried to contact the company, they could not get through to David Kraemer (Accounts) so suggested I email him, they also gave me his direct number (which he has never answered or responded to voicemails)
He eventually responded to emails and said that he had processed the money. (No apology)
Imagine my relief the following day when I see the money in our bank.
However that is not the end, our mortgage was still not paid.
I have emailed and called and on two separate occasions Mr. Kreamer via email has said it has been processed that day and we should receive the money next day as of today we have still not had our money.
I will keep this review updated as this case continues

I have finally received the funds from the sale of a property, 19 days after sale completion by Ross Coates. Apart from delays due to their incompetence in finalizing paperwork at date of completion and the fact that they simply sat on my money for a week, David Kreamer, Ross Coates’ accountant, clearly doesn’t know how to make international bank transfers. Despite me providing very clear details several times of my bank account references, he wasn’t capable of copying and pasting the full name of the account holder to his bank, almost resulting in my bank refusing the accept the funds because the names didn’t align. This is a small detail but shows the lackadaisical approach of Ross Coates to every part of the sale of my property. Do not appoint these charlatans as you run the risk of them making mistakes at every stage of the property buying or selling process! Hopefully they can now disappear under their provincial stone and I’ll never have to deal with them again!

The conveyancing involved in selling my flat was time-consuming and not straightforward and, at times, I became impatient. My contact in Ross Coates handled this with patience and understanding, remaining professional throughout. The responses to my emails usually arrived within a day. A few took 2 days. I consider this reasonable.

I just had a phone call from a fantastic young lady Kiera Farthing, about my quotation for the purchase of my new property, and I can honestly say she was so helpful and so down to earth. It’s unusual come across someone this kind and provide remarkable CUSTOMER SERVICE and I would just like to thank her for all the help and advice.

As my first time buying my experience was terrible with this company with not answering phone calls or emails, saying I’d not sent over documents, no updates from them whatsoever, I had to contact the other person’s agent to get any updates.
Took 9 months for a simple no chain buy with this company and on the day of completion they rang me to say they don’t have the deeds documents, in other words they lost them.
I’d never use this company or suggest them to anyone, there’s a reason they’re cheap and I wish I’d done more research on them before hand.
It’s time for Mr Ross Coates to hang up his coat.

I wanted to share my recent experience as the seller in a property transaction that, despite having no chain, has been fraught with delays. Over nine months have passed, and the sale still has not gone through; in fact, it now appears to have collapsed. Throughout this lengthy process, the buyer was forced to secure two mortgage extensions due to repeated setbacks. On what was supposed to be the final day, unexpected queries were raised, leading to the breakdown of the transaction. It seemed as though crucial matters were left until the last minute, which only added unnecessary complications and prolonged the ordeal.

One particularly frustrating aspect was being asked the same questions multiple times, which contributed to further delays and diminished confidence in the process. As a result of these inefficiencies, I have incurred costs approaching £10,000, with little hope of recouping these losses.

Based on this experience, I will insist in future property transactions that the other party does not engage the same conveyancer. I hope that by sharing this feedback, others can avoid similar difficulties and that improvements can be made to the process for everyone involved.
