They are the slowest solicitors I have ever used. They lied to us about their timescales and how long things were taking to get to them from 3rd partys. We have proof of this. It's took about twice as long to actually progress to closing than it should of. They didn't tell us we needed another 900 as we couldn't use the top up from the government isa until AFTER we signed the contract a day before completion meaning we had 24 hours to pull nearly £1000 out if thin air or lose over 10k. Then had the audacity to overcharge us from what they originally quoted on top of the hidden fees (there are a lot check the website) and charging us for services they didn't provide (eg the government isa fee when we couldn't use it in the end). They make many mistakes on very simple things like important documents containing the wrong information like the correct house number. They are very slow to reply to emails and good luck getting hold of them on the phone.

Avoid at all costs. 2 stars instead of 1, only because the woman who did close the purchase seamed competent.

Made what should have been a major life event into a nightmare. Awful experience.

This Company is the worst I have ever had the displeasure to use. They quoted for my wife & I to sell both of our UK properties. After a couple of weeks of finding 2 cash buyers, they informed us that the original quote meant they only answered E-mails every 5 or so days???? So we had to pay an extra £800 EACH house for constant dealing. After completion they had not paid the outstanding mortgage to either of our lenders, who chased us!! We hassled Ross Coates and they eventually paid both, one 3 months after completion and then, not enough to cover the interest! We were chased again for over £1,000, again Ross Coates apologised and sent these funds to the lender. To not pay one mortgage lender could be a mistake but BOTH! Beggars belief. I would never ever recommend this Company.

You can see why this company has so many poor reviews, If they answered your emails and calls as quickly as they flag comments on here you would not need to leave them negative reviews . I can’t believe how incredibly poor service they really give. Come on please sort yourselves out and take care of your business.

Jokers and wasters the lot at Ross coates , should trustplot want more information you can speak to my new solicitors or estate agents as to their lack of actions one word INCOMPETENT!!!!

We recently completed our property sale & purchase 15 days after a protracted & difficult period to exchanging contracts.
Despite all the potholes along the way Lucy Guerreiro managed to get us moved on 16 February with completion proceeds only just received in time.
We would like to acknowledge her dedication, persistence & long hours worked without which we could have easily lost our buyer & new house. As such Lucy is a great ambassador for Ross Coates.

Ross Coates don't communicate, no one answers the any of the phone numbers, and if you manage to speak to someone you are given the bare minimum of information.
And now, five working days after completing, Ross Coates haven't yet transferred the monies to me- I tried all the phone numbers again with no answer which was REALLY worrying. Finally spoke to someone, and managed to shake the transfer process into action with the accounts dept myself!

Was I dumb to hope 'my' solicitor would be there to ease the stress of my house sale, and support me through the process? Ross Coates kept me in the dark most of the time.
More fool me to go with a lower priced company, really shoddy performance.

An absolute rubbish firm! I have been trying for a month to contact them in relation to the sell of my property. E-mails, phone calls....nothing seems to work. A bunch of charlatans!!!!

Lucy Guerreiro at Kesgrave office was absolutely outstanding in all respects. All the 'lawyer' jokes ever told, most certainly do not and shall never apply to her. Her dedication and commitment and due care and attention and true personal touch, was humbling and I have no hesitation to recommend to anyone. A true caring professional which is a major asset to her firm. THANK YOU !!

This has been a frankly shocking experience. They promised to email and phone and do absolutely nothing. They blame the other side for ‘stonewalling’ when in fact it is them that have been delaying this sale.
I have never had the misfortune of dealing with a more incompetent team of people.

They’ve asked me for my reference number within a couple of hours of leaving a review. This is the fastest communication that I am likely to have from these charlatans.

It’s really nice actually having some correspondence at last. You talk about working on behalf of the client but if you don’t actually respond to anyone’s emails or voicemails or do what you say you’re going to do when we can rarely get through on the phone you aren’t really ‘working’ on behalf of anyone. If you could actually correspond with us rather than reply to TrustPilot reviews we might be able to sort it.

So far, RossCoates have failed to respond to a number of emails, failed to answer the phone or return calls, and failed to profess the transaction in a timely manner.

Lucy Guerreiro was absolutely fantastic, 1st class, helpful and keeping us updated at all times. My ex- husband and l had a very difficult and trying 20 months selling our house, which fell through 6 times, through no fault of ours at any stage. We succeeded on 7th attempt as well as us buying 2 separate properties!!! Lucy was magnificent, informative and very supportive all the way and made the transactions work smoothly. Thank you so much for all your support. I would recommend you 100%.

Lucy, who is based at the Kesgrave office of Ross Coates, is awesome!
She is a consummate professional but also very down to earth, patient and easy to talk to and work with.
She communicates well and responds quickly by phone and : or email and is never patronising even in response to the most basic of questions,

This is the 2nd time that I have used Lucy's services. I was in a chain of seven, the chain had a big problem at bottom (a 1st time buyer, who was buying through an online estate agent and was very inefficient), one moment we were exchanging then not. This happened several times) and Lucy worked tirelessly back and forth. I don't think she ever leaves the office. I would use her again and highly recommend her to others.
