Stephen has been very patient explaining the different implications we should consider when writing the WILL. He had helped with my parents WILL too in a timely manner. The admin staff Rachel is also very efficient.

Rachael was very helpful throughout the whole process, keeping me updated with progress regularly and always on hand to answer any questions and queries.
Buying a house can be a stressful experience but the staff at Ross Coates were always helpful and polite.

Lucy and keeley couldn't do enough to help me, Lucy kept us upto date on the property purchase.

Lucy & Keeley have been very thorough and kept me informed throughout the conveyancing process. Nothing was too much hassle for them and they were very polite, helpful and patient with any query I had. I wouldn’t hesitate to work with them in the future - thank you for the outstanding service ladies!

My only issue was with the cashiers who delayed paying me the completion funds and also delayed paying my mortgage by 12 days due having staffing shortages. This was resolved with help via Tanya however, the service from the cashiers did let my experience with Ross Coates down (hence the drop in the review star).

After a week of moving, we have not been paid the balance from our sales and purchase. After chasing Ross Coates many times, they promised to pay it. They never did. They say its delayed due to holidays. No response to the question when it will be paid! We are talking thousands of pounds. I've raised an official complaint with them. I will never use them again and I recommend others avoid them.

Appalling customer service - never answer the phone or reply to emails. Avoid at all costs! You get what you pay for.

If I could rate zero, I would.
Post-completion on a house purchase, we received a penalty notice from HRMC saying that our stamp duty had not been paid, a task that RossCoates was handling. After notifying them of this error, our solicitor didn't seem that concerned that it hadn't been paid and said the fee was interest, not a fine, and that they, RossCoates, would pay it. It has been a month since we purchased our house and a week since we notified RossCoates of the penalty notice and no action has been taken. RossCoates seems to be happily withholding our money! We just keep being fobbed off that the accounts manager has yet to respond to our solicitor. Will report to the SRA and Legal Ombudsman.

Edit: The stamp duty was paid after more follow-ups.

I dealt with Stephen Broughton at the Kendal office. i have bought many properties and often never actually spoken to the solicitor who dealt with my sale and purchase. I found Stephen thorough and easy to speak and he sorted all of my issues quickly and effectively

Graham, Emma and the team supported us through a very stressful 12 month sale of our flat. Challenging and to the final day of exchange and completion was an understatement, but we did it.

We hired Ross Coates Solicitors as our conveyancers for the sale of our property. They advocated well for us despite the process being convoluted and arduous due to problems with the prospective buyer. Although there were some initial hiccups with communication, they were for the most part excellent in keeping us in the loop at all times, overall I would definitely recommend them.

The only reason that made my experience very great with Ross Coates Firm is “Lucy Guerreiro” she’s the solicitor whom was handling my case. She is very knowledgeable, experienced, honest, helpful and she’s been always there and ready to answer my questions at any time with an understandable explanation and very specific for me as a Clint to be aware of everything and understand it all, also she is very great in responding to emails in time.
Based on my experience with her and the firm that she represents, I am very confident to recommend her and her firm. In addition, her assistant “Keeley” has been very supportive and great so I would say they do work as a team and a very powerful team towards the Clint’s needs and instructions for the task to be accomplished in my case it was a property purchase so they have done and followed my instructions perfectly and I am very thankful to them as the purchase was completed ahead of time.

They professionally handled every aspect of my purchase right from the beginning to the end.

I will surely and always use their services which are second to none.

Super competitive, helpful and prompt service from Mr. Coates and his team (Krishna and Oliver). Initially took the time to offer advice over the phone without charging or quoting and then followed up with a speedy response to deal with our land sale in Surrey. Addressed and overcame minor complications in the sale. We will defiantly be using them in our future conveyancing needs. Highly recommend this company!

We are very happy with the level of service provided in the conveyancing of our house sale. It was particularly helpful in the completion in the final stages of exchanging documents with the buyer’s solicitors. The conveyancing had slowed for over a month with communication having stalled with the Buyer's solicitors. It was very helpful especially when Tanya Hatton took it upon yourself to push forward the formalities, keeping us updated with prompt responses and eventually completing the transaction...Thank you very much!!

Ross Coates is a thoroughly professional and first Class solicitors firm , this is the second time I have used them over the years . The service speed and diligence received in particular from Tanya Hatton and Ross Coates himself is un comparable to other solicitor firms I have used for conveyancing in the past. Thank you so much for making my journey that much easier.

As others have said……very poor communication…will not answer telephone calls, will not come back on emails, when you could speak to someone, I felt they were abrupt, would certainly not ever use the ‘service’? again. Very disappointed. I.have used another on line conveyance solicitor since, had excellent service.

I have only given 1 star as the service given was pretty awful. The Company doesn't communicate effectively. They do not return your calls. There is lack of communication within the Company as nobody seemed to know where we were up to in the process. Took such a long time to achieve both a sales and purchase. I found out that the person dealing with our process had so much work on! Need to say anymore? Probably the worst Solicitors I have dealt with in my life.

5 stars for Krishna who replied straight away to my many calls and queries over the months it has taken to complete the purchase of my house.
If she did not pick up the calls straight away then she contacted me within 24 hours if I left a voicemail.
She is very efficient and does exactly what she promises.
She eased any worries I had about completion and was a pleasure to speak to.
