Had a lovely 2 day break with my partner & 2 kids we loved it so peace full nice fishing pond not to big or small.
Got a bus round the corner to bridlinton for the day had a lovely time
Kids loved Hot tub was clean in & out would recommend & go again :)

Stay clear of liv retreats staycation in Lincoln. The site is awful and accommodation is dirty and falling apart. Company don’t care about customers complaints as long as they have your money.

Another note - Road to site is awful and lucky if you don’t cause damage to car.

Best advice STAY CLEAR from Lincoln accommodation.

The stay was awful. I wish I listened to reviews by others. The site is run down. The lodge was dirty. And the advert desribed that the mattresses where comfy, and towels where provided. Both incorrect.
Playground was closed off due to not being maintained.
Pub opened for maybe 2 or 3 hours on the afternoon and doesn't serve food.
I have complained to wowcher and all of my concerns listed where sent to staycation breaks and dispute the getaway not being as described, they where unhelpful. Very poor customer service

The positives. Location is lovely and its a shame because this could clearly be and once was an amazing place

We stayed at Black Bull Retreat for two nights in August. Overall, the accommodation, facilities and condition of the site are extremely disappointing and very poor value for money.

Being greeted by what appeared to be a derelict pub, with staff seemingly working from vehicles parked outside because there was no reception area, really set the tone for the stay. The site felt neglected and poorly maintained, and this impression continued throughout the lodge.

The lodge decking area had recently been replaced and was considerably smaller than shown in the advertising, with no outdoor seating at all, meaning there wasn't really any usable outdoor space. It was also not secure, meaning there was no enclosed space for dogs or young children. Because of this, we couldn't leave the lodge doors open, and during the warm weather the lodge became unbearably hot during the daytime. We had to find somewhere else to spend our time as, with no outdoor seating, it was simply too uncomfortable to stay inside.

Inside, the lodge was tired and neglected. The flooring was ripped in several places, and one of the double beds was damaged, including a missing slat and another that had been taped together. This resulted in us having to turn the whole bed around so that it could be safely used. The pull-out bed was broken and dirty, with no additional bedding provided. There were also filled holes in the internal doors and rusty towel-radiator rails in the bathrooms. The jets in the hot tub didn't work properly and it was also not sunken as suggested by the photographs, which meant that some members of our party were unable to use it.

The lodges are much closer together than the images suggest and the overall feel was more like a busy caravan park than a secluded retreat. There was no proper commercial waste or refuse collection point, with rubbish bags piled up inside a gated compound, which further compounded the feeling of neglected, sub-standard facilities.

The standard of the accommodation and facilities fell a long way short of what we expected for £250 per night. Based on other online reviews, it appears that our experience isn't isolated. I would recommend prospective guests look carefully at recent reviews and, in particular, check the current condition of the facilities before booking.

I stayed at Lakeside Secret Gardens from August 21st-23rd 2026. I had booked a family trip for myself, my partner, our four children and two dogs to celebrate my partner's birthday. I booked via an agent who contacted me the day before our stay to tell me our accommodation was no longer available due to maintenance issues, and after much stress they offered me a different accommodation.

We arrived on the Friday evening to find there were no staff on site and the accommodation was really difficult to find due to a very poor map. After 45 minutes of walking around looking for it, a kind gentleman staying there came out to show me the way. He explained that he had stayed in the same cabin we were about to and that it had some issues, including the main light not working, when he was staying there. We immediately discovered this hadn't been repaired so it was very difficult to see much in there at night. Despite there being six of us, there was only a double bed and a bunk bed.

The hot tub was completely cordoned off. We tried to put our shopping away only to discover the fridge freezer wasn't working and had left a huge puddle on the floor. When we woke in the morning, we discovered there was no hot water and upon checking the boiler I saw that it had failed its inspection and so obviously the gas engineer had turned it off. I contacted the manager who came to our cabin some time later making various excuses and saying someone was on their way to fix things. No one arrived and nothing was fixed. All subsequent communication from me was ignored and she conveniently left the site in her car just as I was heading towards her office.

My 4 year old felt sick all night on the Saturday and proceeded to begin being violently sick as we left on the Sunday morning, which I know is as a result of the lack of cleanliness in the accommodation.

The manager completely ignored my complaint until I posted on social media. She then told me an engineer had been out to the boiler, I asked to see the invoice as proof and she ignored me again. When I complained to head office, they offered me £25 a night for the lack of hot tub which I refused, and I have referred the matter to trading standards.

Having accommodation without adequate lighting, without a hot tub, without a fridge freezer, without decking that is able to be used due to the hot tub having chemicals in and being cordoned off and without hot water is just not acceptable. Since complaining online, I have found numerous people who have similar negative experiences and I would advise anyone against booking with this company.

All communication channels are down or unresponsive, making it impossible to get information or report issues.

The accommodation had 3 TVs, none of which were working. Tried to report it, but no response

The lodge was ok but could do with an update . The sofa and chair was dirty and stained. The beds were awful, cheap and really affected our stay as we couldn’t sleep and all of us had bad backs
The outside decking and fence was dirty and old . We had to dust all of the spiders webs from the walls , the whole lodge needed TLC .
On the plus site the new site Manager who had started a few days before we arrived was very helpful but he’s got his work cut out as the whole site is run down which is a shame as this is the 4th year we’ve visited and we’ve noticed a big decline in the site .
Booking process was easy and location is very peaceful .

Shameful Company

Got contacted 24 hours before check in advising that 1 or 2 jets on the hot tub weren't working, but that discussions had been had with the manager and unless contacted otherwise, should still be ok to use. We arrived to find the hot tub wasn't filled. Reception was closed, so rang the number and the park manager said she had told staycation breaks 2 days prior that 6 jets weren't working, there were holes which could cause electrical harm. None of this was communicated to us by staycation breaks, who at best didn't want to know and sent me a customer service email to complain. Booking agents only care about commission. Oven didn't work in lodge, eventually the park manager transferred us to another lodge on a different site the following day at 4pm which was significantly smaller. Staycation breaks refused to refund, then with no communication decided to send £80 back after I threatened to take further.

Very rarely feel passionate about these sorts of things, but the whole company is a sham, horrible service, don't care once you've booked, communication with the parks is non-existent and they quite frankly ruined the first half of our stay.

Do yourself a favour and avoid, we certainly won't be booking again.

Easy booking. Lovely lodge with added extras like tea, coffee, sugar, milk & biscuits in kitchen as well as washing up liquid, cloths & dishwasher tablets. Soap in bathroom too. Lodge was spotlessly clean. Prosecco & chocs were a nice touch too. Hot tub was ready on arrival so we could enjoy it straightaway. Location is great too as it’s 10 mins walk up the road to a lovely beach and 15 minutes in the car to Bridlington and Hornsea. Really enjoyed our short break.

Lovely clean accommodation with additional unexpected extras -bath towels, coffee, tea etc. Very friendly staff - we had to ring them up due to the sat nav not finding the location and they gave us verbal directions and offered to have a man in a high viz stand on the main road so we knew where it was.

DO NOT BOOK HERE Stayed at black bull barmston for 3 nights, and from the moment I opened the door the Lino was all ripped it was a trip hazard, it was very dirty with dits all over the floor it looked like it had not been cleaned, All the cabinets in the bathroom was broken the bedroom door had a big hole in it, the mattress definitely needed replacing, it is advertising as having WiFi and a pub on site witch it as none, the pub is closed but they don’t tell you this i could go on and on is all I can say it AVOID

We stayed at Dunston Fen site back earlier this year. We booked a 3 bed lodge. When we arrived we were given a 2 bed despite me showing my booking. I was told there was nothing that could be done until the following day. This meant that family had to sleep on the sofa. The following day we was put into a 3 bed lodge. The lodge was unfit for purpose it did not even lock! Despite contacting reception this was not sorted meaning we were worried about our possessions when we left the lodge. Workers put chlorine tablets straight into the hot tub when my son was in without warning, this left his body all red and blotchy. The oven took 3 hours to cook a pizza. The lodge was dirty and smelly. Upon returning home I made a complaint with staycation breaks. At first their replies were regular and they agreed for us to book a free night stay elsewhere. We arranged to stay at Sherwood castle in July. 3 hours before leaving for our holiday I had a phone call to say it had to be cancelled due to boiler issues. There was nothing on other sites neither with availability. We were very annoyed about this but understood things do happen. We were offered a full refund on thr original stay, I even received an email confirmation the refund had been processed and could take 7 days…..:I have still not received this refund, I can’t get in touch with anyone via telephone and no one has replied to anyone of my emails. If I don’t hear anything this week I will be reporting to trading standards…::DO NOT BOOK

Really disappointed booked as a last minute trip for the summer holidays for my family and when we arrived the place looked like a building site. Skip outside our lodge, rubbish everywhere and the onsite pub was closed for refurbishment so no where to get food or drinks. Really

Brilliant getaway for adults. Absolutely lovely area and staff was excellent

WORST company to EVER deal with. Booked a lodge at the Black Bull Retreat. When we arrived the park and lodges were so run down, no maintenance goes on there whosoever. The booking advised there was an on-site pub and beer garden which was incorrect this has been closed for many months. Advised there would be on-site WiFi which there wasn’t and considering you have hardly any signal out there and the TV’s kept cutting out also. When we arrived the fridge was turned off, which isn’t helpful when you have travelled over 3 hours with a baby and food and unable to put it in the fridge including my babies milk. We went to use the oven which took 2.5 hours to cook a 15 minute pizza. The showers were blocked, so when showering the base was filling up like you was in a bath. No curtain or blind on the kitchen window so when your washing up/ cooking your continuously looking at the neighbour opposite on there decking either relaxing or in the hot tub no privacy. The kettle was full of limescale so I have to go out and by limescale remover as I had to use the kettle for my babies milk. No one on site to contact regarding the issues, was advised there was an on-site reception which there isn’t. Also advised we would have a bottle of prosecco and diary milk chocolate when we arrived this wasn’t there. The next day Prosecco was given along with a box of NUT chocolates when we have a nut allergy. This was my birthday get away and our first family holiday with our baby and it was AWFUL. I have contacted STAYCATIONS BREAKS and they are taking NO responsibility considering we left early. Not owning the fact there site is awful and the advert online is SO misleading and false advertising. At all costs AVOID booking through them - worst customer service and worst places to stay. Considering my baby was impacted by this also goes to show you what sort of company they are.

Birthday banners and decorations were lush really nice. Lodge needed quite a bit of repair broken blinds etc. and it was really hot so we would of liked to sit outside but our lodge did not have seating like the others . Was nice little place . No WiFi was a issue for us with techy children . Nice little stay but not for us

I messaged to say how disappointed I was in our accomodation and left a night early. I never received a response

Best place we have stayed and we have little weekends away very often would definitely recommend 5 stars from us just 1 negative new pillows needed other than that absolutely beautiful
