We bought a rowland home in ulverston and can honestly say it was perfect. We had a few build delays and moved in 3 months after the original date but it’s defiantly been worth the wait. We had a few snags mainly decoration which have been sorted within 2 weeks of us being here. The site managers are fantastic and very helpful getting these little problems resolved.

Have now officially reserved a plot at Sandpiper Grange after getting an Early Bird last August. Stephen has made the process very easy and is very supportive and can’t thank him enough. I am looking forward to the next steps and hopefully moving in later this year!

We wished to early bird a plot ( roughly 2 years away). We were told to go to RSC to be qualified, which we did and were approved on basis of the sale of our own home and transferring of existing mortgage) no additional borrowing required, therefore demonstrating we have the funds to proceed ! Alas not, we were told that we have to have the total cost of the house in our bank account to reserve a plot built in 2 years time ! If we did not, perhaps we look to get a bridging loan ! Afraid we will not be proceeding on this basis ! When we tell our friends they can’t believe this is what is being asked ! Also perhaps the advice of getting a bridging loan at extortionate rates is not the best advice to give people.

Wish we never purchased with Rowland Homes and we haven’t even moved in yet.

We reserved our home in March and it’s been nothing but stress since, the customer service has been shocking, particularly from one sales rep who not only lied to us, but has breached GDPR on many occasions. We were told from the very beginning, to reservation, to choosing our extras, that our neighbours have already paid for their fences so we don’t need to worry about that (we were the last plot to buy)

We are currently due to move in our home in one months time after 6 delays and we found out at the weekend that we don’t actually have any fences and we shouldn’t have been told that they had been sorted. Funny enough, 6 other people on the development were told the same thing!

We were then told, unfortunately the price of timber has risen due to brexit and covid and we are looking at thousands of pounds for our fences.. which we don’t have as we never had to factor this into our budget!

So next month, our moving day should be filled with excitement and joy but once again been let down by Rowland Homes.

I am currently living in my first home …. Isn’t it suppose to be the best time?!
Well. I can honestly say it has been nothing but a mess since we moved in.
Huge gaps around 2 of the windows so much so you can fit your fingers in, a patio door that constantly falls away from its fittings for some reason!
It was last fixed in August 2021 and now I am being told they can’t do any further work because it’s outside of its warranty even though we have had 7 visits within 2 and half years of living here for the same problem!!
The windows have never been replaced and now the back door has completely come away from the hinges due to the door yet again breaking, no one coming out in time before the bad weather hit and now I have no back door with an 8 year old and a 10 month old!!

Horrendous company and service. I wouldn’t never buy a new build again. It’s constant issues like this that make young people like my self not want to be on the property ladder.
£180,000 on a house - wasted.

I would just like to Thank the staff on the Finch Park Estate Worsley, for all there help, support and understanding during the sales process on buying our new house. This is the 3rd new house we have bought and by far the quality and finish of this Rowland House is far superior to anything we have bought before. We would highly recommend Rowland Homes, Finch park

What can I say, the whole moving in process was so smooth and professional.
I haven’t moved in 10 years, so I was very apprehensive, but I didn’t need to be. The sales manager and site manager have been exceptional and always available for any queries. The house is more than I could have expected and like all new builds there is a proactive and professional response to new build snags.
I would certainly recommend Rowland Homes all day long.

Update for my April 2021 review:
Moving home is never easy and my home move was worthy of a Hollywood movie: buyer pulled out 10 day prior to mid June move😡
I can't thank Stephen at Thorne Meadows enough for all the help and support he gave at the time. I knew the risk when I reserved and despite everything going wrong at the time I did get another sale quite quickly and thanks largely to Stephen my plot was still available. I am truly grateful for his professionalism and practical but no-nonsense approach to my predicament.
Stephen moved to open a new site for Rowland and Andy took over with the same level of professionalism as Stephen. He calmly guided me through the final stages of my move, which again had a few hiccups, spotted things on my home buyers demonstration that I hadn't seen as I was too excited at the move actually happening. Noel the deputy site manager has been great in advising how things work and reminding me at the 1 week review!
I can't begin to describe how happy I am with the build quality. Bathrooms and kitchen look fabulous. The house is so warm I'm sure the bills will be low😁

Steve met us at a different development to allow us to view a show-home as Sandpiper Grange is still under construction. Steve was friendly and welcoming. He was very informative and made the viewing the property fun which made the whole process much less stressful.
We then returned to Sandpiper Grange to reserve a plot. Steve went above and beyond staying till 7pm to finish the necessary paperwork.
Can't fault Steve and all of the advice and help he has given me and my partner!

Recently got an Early Bird reservation with Stephen at Sandpiper grange. Couldn’t speak highly enough of him after he made the process very easy after a frustrating time finding a house. Very nice guy who clearly cares about the customer, the houses and the local area would definitely recommend going through Stephen and Rolland

The sales executive Stephen made us feel comfortable and was very knowledgeable. Nothing was to much trouble for him and he was helpful and we are delighted to say we have made a decision to buy a house on this site due to Stephen’s professionalism and of course the quality of the houses.

We’ve recently moved to Thorne meadows and the process was made easier by speaking with Steve and he helped us from start to finish whilst I waited for my house to sell. He was always pleasant to deal with and every after moving in has made sure we’re ok!
It’s been an easy process and we’re happy with the property, beautiful area abs we’re settling in lovely!

Attention to First Time Buyers! Myself and my partner went through the process of buying our home with Rowland Homes on Phase 2 of Thorn Meadows. This experience was not as scary and daunting as anticipated and we managed to have a reserve to completion turnaround in 5 weeks. We genuinely feel this would not have been possible without Stephen, who is an invaluable asset to Rowland Homes.
Stephen has been really helpful, professional and friendly throughout the whole process and offered really tailored advice. His efforts went above and beyond his role to action our requests as well as ensure that our experience was the best it could be.

We are neighbours to a Rowland Home development. Given they are investing into the area and will be here for several years they have an atrocious attitude to people. They are arrogant, aggressive and single minded to the detriment of any ethical or moral considerations. They appear to have a total disregard to long term relationships and client care. They appear to seek conflict and their default position appears to be awkward even with basic requests. I would hesitate on spending any money with them as Our experience would suggest that client support and aftercare would be very difficult. Homes are long term investments and I don’t believe that Rowland Homes have the attitude to their clients, neighbours or surrounding area.

My wife and I decided buy a Rowland Home in the Pear Tree Grange development in Euxton. A lovely 4 bedroom Hatton with sizeable garden. The cost was £333k so for that price we were expecting 5* quality and service. All the sales team were great to deal with, very helpful and enthusiastic to ensure you were happy with your home. After paying the £33,000 deposit and signing up for a 27 year mortgage, we started going through the options available. Tiles, kitchen colours, where we wanted plugs etc. We were told to sign a plan showing the layout of our property to say we were happy with where the plugs where, taps, tile colours and waited for our home to be made as we were one of the last houses on the estate to be built.

The months rolled on and from the muddy field where our house was (seen from a distance as the road our house was on was blocked off) we finally (6 months later than planned due to covid) got our house.

We started seeing the first problems minutes after entering the house for the first time on our walk around with a member of the team. Marks on the wall, missing groat, scuffed light fittings, over 30 snags in total....all would be fixed as part of our 7 day snag list which Rowland's would sort ASAP....or so we thought. The biggest issue by far which hadn't been on any plans we had seen, not even the plan we had signed and we hadn't been informed of was a great big 3 foot deep, 4 foot wide drainage ditch that ran the whole length of our garden. Filled with stagnant water, flies and the remanence of building materials that the builders couldn't be bothered to put in the skip, a car battery, a tool box, breeze blocks. We have 2 kids both under 5 and this was a health hazard to say the least. When I pointed this out the Rowland staff on the walk around shrugged as if to say 'Good luck getting it sorted....we've got your £33k now.'

To cut an already long story short, after 7 months of living here, it took Rowland's nearly 5 months to sort out the simplest of snags on our 7 day snag list. We've had holes cut into our walls by an emergency plumber trying to find an ill fitted water pipe that had water rolling down the walls and onto our wooden floor and the ditch? Well according to Rowlands, our signing of the plan that didn't feature the ditch in any way is proof that we knew that our garden had the ditch and they have wiped their hands clean of the whole thing!!
We are currently seeking legal advise and will be taking this further as no indication that a waterlogged ditch was on any plans and we certainly weren't told about it. Not that it matters to Rowland.....they've already got your money!

And that's the whole point. yes you'll have many on here praising Rowland and giving them a 5 star rating, but you'll notice that those reviews are from people who are currently in the process of buying a house. The reality once you've moved in is very, very different. Once Rowland has your deposit, has you signed up to the mortgage and your name on the dotted line and you've finished your role as a cash cow, they will treat you like yesterdays gone off mince.

In hindsight, if we'd known how we'd be treated, had we known of all the problems with the house and dealing with Rowlands to sort them, we wouldn't have bought this house and we would have gone to a more reputable developer. If you decide you really want the house they're selling then be prepared for many problems and ready to deal with a developer that doesn't care enough to sort them out.

We’ve recently moved into our home and we’ve been really pleased with Rowland Homes. Mark has been great and kept in regular contact from early bird reservation to completion and is always very helpful. We were unable to use the HTB scheme due to completion dates but Rowland offered us different alternatives. Mark the site manager has also been great since we moved in and all of our more urgent snags have been sorted quickly.

We bought our home at another site which is due to complete soon but due to not having a show home of our particular home we contacted Jordan at the Levens View site in Ulverston to see if we could view the show home there.

He facilitated this request and allowed us to have a look around, take a few measurements and pictures etc. He went out of his way to assist us despite having no reason to and it was fantastic to receive such high quality customer service. Thank you Jordan!
