As a buyer I found Hackney and Leigh to be professional throughout the purchasing process. All staff were very approachable, efficient, friendly and helpful. Viewings were undertaken as agreed, the booking and reminder service working effectively.

We have recently sold and bought a property through Hackney and Leigh, Windermere sales office. Excellent, friendly, informative, professional service from start to finish. We mainly dealt with Sonia, Charlie, Nicole and Mike and we couldn’t have been happier with how things were handled and how helpful they were. Would highly recommend to anyone wishing to buy or sell in the Windermere area.

As buyers from out of area (east sussex) our experience has been of a lovely, supportive office and caring agents giving full details of the property and area it's located in. Unfortunately a dreadful experience from start to finish.
Applied for a flat 4.5 years ago and paid the deposit they then came back to say the owner had now decided he didn’t want us.
We were then offered a property elsewhere and have had the most awful time with a landlord, we have been threatened, harassed and bullied out of our home, now we are having a fight over deposit, things wear out over time and Hackney and Leigh seem to feel I’m responsible for that, I’ve paid over £25000 in rent and never been late, sure there’s a couple of things I’m happy to take responsibility for but my back was instantly put up with the way we were addressed by email, horrible rude and unprofessional.

Excellent service throughout the purchase process, staff very helpfully and accommodating to all our requests. Would definitely recommend.

I bought the property through H&L and sold it through H&L 18 years later. They were very helpful when I was the buyer and very efficient when I was the seller. They produced a fantastic brochure and an amazing video of the property. Had two Saturday's of viewings and went to full and final offer the following Wednesday. I cannot praise H&L highly enough and would definitely recommend. Thank you very much for all your hard work.

There is nothing to fault with the Agents. From Start to Finish and Moving inn was exceptional and dealt with in a very Professional Manner. After service also excellent.

When letting agents are so bad both landlord and tenant will be at risk of abuse
So sick that such people can be in positions of trust Difficult to know how they can sleep
The one saving grace is Karma bad deeds will always come back in some form

We were purchasing a property through the Keswick branch. We had a dedicated Agent and the process was running smoothly. Unfortunately the Agent left, we were not told and the process was left to go in the wrong direction which resulted in a stressed out vendor and it wasn't great for us either. One of the partners took over the process but seemed to have little interest apart from completion. The property we were buying had several issues that needed rectifying from our Homebuyer's survey including damp and we were advised to instruct an expert damp consultant. We don't live in the area and so engaged a consultant that was recommended by the estate agency. Unfortunately the consultant took a week to complete the report (instead of the agreed 3 days) and then delivered some bad news about extensive damp. We needed to understand what how bad the problem was by speaking to the consultant but he went awol for a week and in-between the vendor got frustrated, demanded we exchanged the same day and not wait to understand the report as he believed there was no problem. The estate agency didn't back our corner and it resulted in the property being sold to a local family inside 2 days. We were all set to exchange and complete but needed to understand the report. It was a very frustrating and costly process to go through and I would be careful about how you engage with Hackney & Leigh as they only have the vendor's interests at heart.

A real shame but a sharp learning curve when buying a property in a location where you don't have a network.

I have sold my house with the help of Hackney & Leigh Ambleside. They were unfailingly professional and helpful throughout the process. They were always ready to deal with queries and support both buyers and sellers. I have used them in the past and was very pleased to be able to use them again.

Bad experience with a purchase from Hackney & Leigh. A few issues, we bought a property and weren't made aware of a huge care home that had planning permission approved for the fields at the back of the property, dating back years. The estate agent who showed us around the property sold the amazing Morecambe Bay views from the back of the garden to us. We didn't find out until the sellers had to declare it legally. When I challenged the estate agents about why they hadn't had the decency to tell us about this before, they denied all knowledge of the plans. Being 'local experts', I find this very hard to believe. When we booked a second viewing near completion, a different staff member showed us around and knew all about the care home plans. We didn't get an apology at all, just denial.

Second issue, in their listings they stated 'a fitted electric fire' and the estate agent told us at the viewing that the £400 fire was part of the sale. It wasn't so they misled us and falsely advertised.

Finally, after the second viewing near completion, the front and back were in an awful state with huge overgrown weeds and grass, it hadn't be touched since the viewing 4 months earlier and certainly wasn't how we viewed it or what it looks like in the listing. I phoned Hackney to ask if they could contact the sellers and ask them to leave it in a decent state. The lady on the phone didn't take me seriously and was quite rude, saying: 'Do you have kids? They have two so are really busy.' She said she would speak to them and call me back, I didn't hear back from her. We moved in and they had just cut the grass. I've had to hire a skip at £130 and spent a week clearing the garden.

I definitely won't be using them again in the future!

Very efficient and friendly service throughout the sales process, beginning with the initial valuation to conclusion of the sale. Kept me well informed of progress and easily contactable despite the restrictions due to the pandemic.
