Literally a disaster of a service, immediately after you sign with them. My experience as a tenant has been abhorrent. The signing process and everything leading up to that has been great. I am blaming myself for staying in the apartment I've been renting for 4 years, but, sadly, it's not so easy to find a place to move into in Paris.

For 3 of those years I had to deal with an extremely rude and unpleasant agent named Aicha who raised her voice multiple times while having me on the phone (getting someone on the phone to discuss any matters is a privilege while dealing with Book-a-flat, it seems, as they refuse to take calls). This also happened during a degats des eaux which was an extremely stressful period, given this happened due to building plumbing changes while I was out of the country.

I would highly encourage anyone signing with them to be extra diligent with checking your quittance: my rent has been increased despite an expired DPE (illegal), I was not told that I actually double-paid one month and has been one month ahead in my standing, and as the final straw right before move out, they decided to charge me rent for September while I'm moving out towards end of August. Be careful as Book-a-flat are extremely dishonest.

Throughout the years I've had major heating issues every winter which have not been resolved (chauffage collectif and overall building temperature not set to a sufficient enough level to reach a top floor apartment properly). I am also on the top floor, which means absolutely unbearable summers -- my requests to provide some sort of solution to prevent the sun from pouring into the apartment (south-west facing) have been left with zero action and gaslighting -- the apartment doesn't have any volets. My rent just kept increasing despite all of this.

Keep in mind, the apartment I've been living in has been rented out under DPE D, the DPE expired, and the new DPE rating, a G (illegal to rent), was received only after the owner decided to sell the apartment.

The customer service is non-existent, they take zero responsibility for anything and then mention that they're just the middleman between tenant and owner, however, this is only stated when serious matters need to be resolved -- owners beware. They will put responsibility on you in the end.

I understand that having an english-language friendly experience is a rarity in Paris and it's tough for expats moving here, but I highly encourage you to look elsewhere and not deal with this scam. And definitely consult ADIL for any legal matters because you absolutely cannot trust anything Book-a-flat say as your tenant rights are absolutely not their priority.

I am yet to receive my deposit back and not holding my breath about any decency there and receiving the right amount back.

Disaster, stay away.

They deduct rent for the apartment even though the keys were handed over a month prior and nobody was living there. They also charge you exorbitant cleaning fees upon exit, even though the apartment was clean and was not even cleaned when you first moved in. Absolutely stay away from them, especially if you are a foreigner looking to avoid being scammed-i have photos from the first day I moved in and the day I moved out-

Absolutely awful. As. co-renter with my father of a Book-a-Flat Rue de Seine flat, Book-a-Flat failed to repair for more than a month the clotheswasher and the bathroom/toilet door that was stuck open. We sent multiple requests (WhatsApp available as evidence) yet nothing. Then they took more than 700 Euros from the security deposit to pay for repair to (among other things) old shower pipes. This was such a worn out, run-down and unclean apartment and needed many repairs, that the use of a security deposit for this is completely unacceptable.Unbelievable. Avoid this company in my opinion.

BOOK-A-FLAT is a highly experienced and reliable agency in every respect, one that I have personally used on several occasions. I have also recommended it to friends from abroad, who told me they were very satisfied with their service as well. They offer top quality properties no matter what size (nicely appointed and impeccably clean)
They were also very helpful with the admin and signing of the contract, and interactive all the way through (before arrival - during the stay and all the way to departure) which is the added value of a real service.
They know the Paris housing market and neighborhoods inside out and were very helpful in seeking out what was just right for us and the kind of location we wanted .

Ils sont professionnels, réactifs et ça s’est toujours très bien passé avec nos locataires grâce à leur travail et leur sélection de dossier. Lost money to them and felt disrespected: I was a visitor to a rented apartment through Book-a-Flat: my relative was the tenant. I was supposed to stay in the apartment but I could not for multiple reasons. First, Book-a-Flat had no idea about Internet connection or service setup and so there was about a month with no Internet. Second, the toilet door would not shut so I could not use the bathroom (Book-a-Flat didn't repair it during the month I was in Paris) and so I had to pay for other accommodation during my stay. Third, key side issue, the clothes-washer did not work (again Book-a-Flat failed to repair it in the month I was there) so I had to pay to use a commercial laundry. Then my relative shared with me that the cost of updating the old shower pipes (which were clearly very old at the beginning of the rental) was being discounted from the final deposit. As someone who has worked in rentals, I found this shocking. Furthermore, the state of the apartment initially was old and needing a lot of updating, and not clean in my opinion. At the end, my relative got charged a hefty amount for cleaning even though he left it in a similar state to initially. Not impressed, in fact I have not heard of such a treatment.

My relative still has no compensation for our family's collective expenditures/losses. The facts are the facts. Nothing has been addressed.

Excellent experience with Book-a-Flat.

The team was professional, responsive, and very helpful from start to finish. Communication was clear, the apartment was exactly as described, and any questions I had were handled quickly.

As an American relocating to Paris, I really appreciated their support and efficiency throughout the process. I would absolutely recommend Book-a-Flat to anyone looking for a high-quality rental experience in Paris.

I was a visitor for 2 months to the Book-a-Flat apartment in Rue de Seine, and I helped my relative pay the rent to Book-a-Flat, so I am entitled to give my opinion of the service since I experienced it first hand for 2 months. Book-a-Flat spend all their time trying to get my review removed, instead of helping their clients. We still have $0 compensation! There was no bathroom door functioning (hence had to pay for other places to sleep) and no clotheswasher functioning. We have photos of all this. We (my family) lost 100s of Euros, in addition to the 700+ that they took from the deposit for repairs including the decaying old shower pipes. Despicable.
