I don't ever write reviews but this is really important that NEW YORK CITY RENTERS know this.
Anyone looking to rent an apartment in New York City - PLEASE BEWARE OF THIS MANAGEMENT COMPANY, Akelius Real Estate Management LLC .
Bear with me because this is a long story and I completely understand there is a lot of grey area, but here goes..
The leasing managers will put out ads and then show you other units in their buildings, which is standard practice in New York since listings often flip quickly. However, once they show you the unit they will encourage you to apply because it is on a "first come, first serve basis" - again standard practice to have an application fee ($20).
Their standard practice is that you have to pay the application fee, then if you want to take the listing off the market, you deposit $500. This is also fine. I saw no problem with this. However, this is where the shady business practice came in.
Once they sent me the email to apply, I immediately applied and submitted the $20 fee, then got on the phone with the senior leasing manager to make the $500 deposit, however, the senior leasing manager said they will continue to show the apartment - which again, this is fine - but the odd thing is that she refused to take my $500 deposit to hold the apartment. So essentially went out to create a bidding war between renters - again that's fine, but if you're going to take my $20 and I'm offering you the $500, you need to go out and run my background, etc. and find that I am not a viable tenant. The next day she states she didn't receive my paperwork — which is a lie because I received an OOO from one of the other leasing managers on CC, so if my email went to spam as she had claimed, that wouldn't have happened - she was just trying to stall. She told me she would get back to me on Wednesday, which she did and replied with "Another applicant made an offer above the asking price and we’ve decided to move forward with their application."
I find this interaction odd on so many levels.
1) Yes, I do think management is allowed to accept as many applicants they want, but you don't take the $20 application with zero intention of ever running that person's background;
2) Yes management is allowed to choose who they want in their buildings, but if all you have is my occupation, salary, bank statements (which by the way, met all their criteria) and the reason you are turning me down for this apartment is because "someone made a higher offer" - that's odd. So what are they basing my application off of?
*I also want to preface this story that I asked about a kitchen island because it was am apartment with an odd layout and I wanted to know if they would consider adding one or if it was better I brought in my own. The senior leasing manager stated that "other people interested aren't asking these question and are just happy with the apartment as is". So she probably had a problem with me as is or was trying to take the commission of the other leasing manager.
3) When management refused my $500 deposit - this was the weirdest thing to me which either hinted this wasn't a real listing or they didn't even have a set price on the market and were going out scamming other tenants at a higher rate.
This is just my personal experience and I thought it was important to share because that means they've used "empty" units to bait applicants ($20 per applicant) without any intention of even letting them actually apply for the apartment.
I also wanted to note that posted this issue across my social media and people came out and said they are "crooks" and "one of the worst management companies" out there. For me, this was a $20 blessing in disguise, but the other person that "made a higher bid" probably got scammed and same with anyone who is paying them the $20 fee going forward.

Jag skulle faktiskt sätta på 0 i betygsätt, när du felanmäla kranen i köket sen det nån som kommer och säga att det du som måste köpa det vad kan man svara på detta?!!!!! För att de säger att det inte vi som har fixat ?!! Det roligt vad?!! Vem då bruka att komma och fixa grejerna?! Snälla ska jag betala mer än 9000 i hyran varje månad och ska fixa allt själva eller ?! Och när du pratar de vill inte lyssna på dig eller acceptera vad du säger.( för att du som är kund du juger ). På Sämsta kundservice ni få den högre betygsätt .

Fint o fräscht … men mycket slarv.
Fint o fräscht när det är lägenheter som är nyrenoverade, dock är det mycket slarv som man märker mer o mer genomtiden. Utag som inte sitter rätt, spissplattan sitter inte inne korrekt, bänkskiva som ska vara helt ny så finns de ett djupt hål vid sidan som inte syns men som samtidigt syns mina ögon. De fick komma hit o tejpa bänkskivan 3 gånger över diskmaskin pågrund utav fuktskada som inte skulle behövt ske om de hade tejpat bra från hela början. Kort sagt, hade man gjort de noggrant från början hade man inte behövt göra fel anmälan så ofta...
Man betalar dyr hyra men då förväntar man sig att de ska också vara perfekt gjort o inte massa små slarv där o där.
Annars är de bra service.

They keep posting their apartments on different paid websites over and over again. When I write them directly on their website there is template email coming back all the time "Thank you for your e-mail. We will contact you as soon as possible, if we can invite you to a viewing.". If they really own and want to rent out their apartments I wonder why don't they just do it?! Instead of posting them again and again.
I have a pretty strong feeling about all their ads are scam. There is no other good explanation to this. Well done you user your resources for this!

Akelius är en usel hyresvärd. Spelade musik lite för högt vid ett tillfälle när jag flyttade in. Fick därefter brev från socialen som varna mig om att bli vräkt.
De återkopplar aldrig och otrevliga.

Akelius Corporation is a criminal organization. I have been renting from them since June 15th, 2020. My rent is CAD4,850 a month.
During the last seven plus months, I have not had functioning HVAC. The whole summer of 2020 went by with lies, stall tactics, useless visits to the apartment to identify the problem. This whole organization is based on lies dictated from the top. The interesting part is I have all this documented day by day with emails, text messages and even recorded and taped conversations. But they all act as if they have the judiciary in the pockets of their corporation. Nobody feels compelled to help or that they should stop lying. These guys will even lie about things they have put into written word themselves. They all act like I keep misunderstanding them. Even though all of them combined cannot match my IQ.
I was told back in early August 2020 that these radiators they have in my unit were ordered by an employee that is no longer with the company. Oh yes! This is a big thing with these people. They do blame others. Always others. In the meantime, I have no AC or heat. Yes, the radiators were ordered in August. The property manager and their plumber told me in October that they got the radiators. All fifty of them. . . But they are now saying that did not happen that they are still waiting for those radiators over six months later. . .
They installed one in my master on November 10th, but hey! It came with no thermostat. So, it is not working. I have been waiting since Nov 11th to get the thermostat. Aaaand! I was supposed to get the rest replaced the week of Nov 17th. But no. That did not happen. . . Because??? I don't know why. . .
I am suing the company, but COVID-19 makes everything worse. Who knows when I will get a court date. I have an infant daughter. I have a space heater to keep her safe and warm. Regardless of the contract, I would have left this sxxt-hole but COVID makes it impractical to pack up yet again. In the meantime, I have just stopped paying the rent.
DO NOT RENT HERE!!! The place is a total sxxt-hole!!!!
This reply to my complaint is a joke. They have been telling me they will be replacing the radiators in my unit since August 2020. Nothing but lies!

A living nightmare
Everything I write here is my honest review, and if the experience had been different I would have had mention that here and say anything I thought was good, unfortunately I only have bad things to say.
All my terrible experiences started when Akelius bought the building where I was living before.
Refurbishing of the whole building started, the noise was so loud that you couldn't focus on what you were doing and I developed noise sensitivity and anxiety because of that.
After that Akelius moved me to another flat, and guess what, a few months after I moved, refurbishing started also on this new building, but worst!!.
The address on the tenancy contract is incorrect so good luck getting a delivery, parcels are stolen all the time, I contacted the police (I have the police crime number as proof) and the police answered back saying that the CCTV camera in the building was useless because the quality of the video was so low that they can't see anything, I got 3 parcels stolen so far, including a very expensive electric guitar.
At some point I was worried because the whole building was smelling terrible, and I realized it was because a homeless was living and urinating inside the building below the stairs, I told Akelius, and they told me to contact the police, why didn't they look into this? I have no idea. There have been numerous homeless inside the building by now.
I had issues with my bank getting a credit card, because they couldn't find the address of this building on their system, and the address problem still hasn't been sorted since I arrived, almost 2 years ago.
Because of the ongoing constructions there is a terrible smell like rotten eggs coming from the pipes and there is no way of getting rid of it, and the whole building looks like a war zone, I haven't been able to have a proper meeting with my clients or supervisors because there is always drilling and hammering going on.
There will be workers coming into my flat in the next weeks which means I will have to stop working and stop making money for a few days.
All I want is for this nightmare to finish and be able to move, but I am forced to stay because of a contract that was signed thinking staying here would be perfect and not this awful hell.
Now I am taking anxiety pills to be able to cope with this until the day I can leave.
Also there is another flat available in the same building, which is the exact same mirrored flat to the one I am currently using, but for some reason is offered cheaper than what I pay for mine, which is weird because they are exactly the same flat.
If you are reading this, I hope this helps you with your decision of moving to your new flat.

❌ If you like paying extreme rent to freeze 24/7 🥶🚫⛔
It has been established to me that Akelius doesn't care enough that:
- their rent is extremely high compared to apartment standards.
- their residents are freezing in 18c with high wind throughout the apartment (feels like 14c)
- their apartments are ready to be used when taking in new residents
- they don't make sure that their bought labor is validated
- they don't follow official guidelines for apartment temperatures
- their apartment pictures don't describe the apartment truthfully
- they don't offer any subsidizing of rent when the apartment clearly has lacked standard for the entirety of our 3 month stay
On the plus side, they have service staff that are quick to respond communicatively (but not always resulting in action)

Wir hatten diese Woche kein Warmeswasser im Haus.
Akelius waren extrem schnell darauf zu reagieren und haben das Problem in weniger als 24 Stunden behoben! Tolle Leistung und auch freundliche Service. Soll so bleiben.

Disappointing experience, do not recommend
I viewed a flat with Akelius 2 weeks ago. Apparently, I was the first one to view. I really liked the flat and said I want it right away. Agent asked me to call him later in the day. He ignored my calls, only picked up once, promising to call back but never did so. The property listing got deleted soon after. I was disappointed the agent did not even bother to text me that it is gone. The flat was great, but if this is what renting with Akelius looks like, I dodget a bullet for sure.

Katastrophal. Ich wohne seit 6 Jahren in einer Akelius-Immobilie und seit 6 Jahren ist jeden Winter mindestens drei Mal die Heizung mitsamt Warmwasser kaputt. Während ich diese Bewertung schreibe, sitze ich den dritten Tag bei 13,4 Grad in meiner Wohnung und frage mich, wann und wo und wie ich in Zeiten von Kontaktbeschränkungen und gesperrten Hotels, Schwimmbädern, etc. mal wieder eine Dusche nehmen kann. Vielleicht wärmen mich ja die zahllosen Aufnahmen des Anliegens und unpersönlichen e-Mails mit Tenor: „Wir kümmern uns, ersparen ihnen aber unnötige Zeitangaben, wann ihre Wohnung wohl mal wieder bewohnbar sein wird.“

Simply disastrous!
I don’t even know where to begin…This is literally THE WORST service that I’ve ever had in my entire life!
I would probably bore everyone to death if I start describing all the misfortunes that I had to deal with over the past nearly two years, so I’ll just try to briefly put here the most shocking ones, just so everyone who reads this review can be saved from the endless misery that this company caused me.
Let’s start with the fact that if there is anything that is not quite right in the property (like for example your heating can not be turned off, because the electronic device that controls it is out of order, or your shower is constantly leaking, or the door of the building is broken, or your washing machine is not properly connected) you just CATN’T rely on them to fix it. You will call multiple times, in a month or two they will eventually send someone, who is everything but competent to fix it, that someone is just going to lie that the issue is solved, although you can see it is not, and this will be end of the story. You will then have to take it from there.
Then, in case that something unpredictable happens (like COVID-19), and you can’t stay in the country for another 5 months until the end of the fixed 24-month contract, even though you inform them 3 months in advance, that you will need to leave the country, and you want to end the contract due to extraordinary reasons (and you will be unable to pay your monthly rent), they will still not cooperate.
It has been 6 months of stress, misguidance, miscommunication, one very rude email, stating that an Abmeldung is not is not enough as a proof for moving abroad, that I need to send MY PLAIN TICKETS, CONTRACT WITH MY NEW EPLOYER IN MY HOME COUNTRY, and I need to send it by the END OF THE NEXT WORKING DAY, otherwise I need to keep paying for the property in a country where I no longer live. After a mysterious disappearance of a physical letter that they claim they sent me (and I never got), in October 2020, I decided to ask them (GDPR based) what kind of information they hold under my name. I got a reply a month later, and alongside with the document requested they also (LITERALLY IN THE SAME EMAIL) sent me the bill for the Nebenkosten for 2019, which was ridiculously high, considering the fact that a third of the time no one lived in this apartment. And that was the first time I saw this bill. After asking about how my personal information is being handled.
So far it has been more than 30 emails, more than 10 calls, more than 20 attempts for calls since mid-July this year, a lot of nerves, a lot of time and my situation is still unresolved. I have a security deposit of nearly 2000 EUR blocked with them, asked multiple times for information on what is happening, and did not get any support nor information from them.
Just please, think twice before getting involved with these guys. I never believed that such thing is possible to happen in 21st century in one of the major EU capitals.

A STAIN ON HUMANITY
Terrible communication. Construction workers enter units while women are showering. Multiple bed bug scares during my 5 year tenancy. Cockroaches. There is a violent tenant who masturbates in public and has not been evicted or charged. They tried to evict me during the pandemic based on VOID paperwork, and with my own work, was able to have the case thrown out. Not even an apology from them after admitting their mistake. The list goes on with Aklelius.

They will steel your money.
To start they charge me 100 for property reservation, when I called Akelius to have back the 100 £ I paid, they said that they were not aware that previous tenant was charging for property reservation on spareroom. The point is you should be aware of that as it is your property and must advice any tenants trying to leave the property before the end of tenancy to don't charge people for property reservation on website as is totally illegal in 2020.
They never mentioned that they will be a scaffolding work on the property when we rented the property.
Robbers, and useless company.

They are telling me that I need to pay…
They are telling me that I need to pay 3000 euros extra for the heating. I dont know where I can complaint. It is 60 m2 house how does it humanly possible? They told me that because they changed tools to calculate it, they estimate it 3000. I think that they are doing this because they had to decrease rents due to new regulation. Last year I payed 700 euro extra this year it is jumped to 3000. Please stay away frpm this company
Nothing but trouble
I wish there was an option for negative stars. Akelius has been nothing but trouble since they acquired the building I live in. At the moment, we’ve been without hot water for 4 days. Last time it happened was not even two months ago. There are multiple issues with our apartment, all of which have been temporarily fixed but never truly addressed and therefore we always have to email/call to have it repaired again. They use the cheapest materials/products they can find to furnish their apartments, it only has to look good and not actually function (we’ve had a new faucet installed for the bathtub not even six months ago and it’s already malfunctioning). They are incredibly hard to reach, hard to deal with and they have made our life a living hell. If Akelius buys your building - move out! And if you’re considering moving in with them, look elsewhere, I guarantee you’ll find somewhere where you won’t be overcharged for a garbage service.

Vi flyttade in i en hyresrätt via Akelius april 2020 och har enbart positiva upplevelser hittills. Allt ifrån hur uthyrningen gick till (Hanna O som är ett riktigt stjärnskott som Akelius bör hålla hårt i) och hur snabbt våra felanmälningar har åtgärdats på Fregattvägen, Täby. Personen som ordnar våra felanmälningarna, en man från Irak är även han otroligt professionell, trevlig och snabb. Det enda som ”kan” klagas på är grannarna som tycks strunta i allt vad lyhördhet är men det är ju inte Akelius fel. Vi är otroligt nöjda och tacksamma över att vara hyresgäster hos Akelius!

Helt sjukt va dålig service Akelius har, det måste vara det absolut sämsta servicen man fått....om man får den.
Felanmälde att elementen inte värmer och att det blåser kall luft in från ventilerna i fönstret, det har gått 1 vecka och det ända jag får är att förvaltaren ska kontakta mig..... när då? i Sommar?
Väldigt dyra hyror då förväntar man sig att servicen ska vara på topp men den är tvärt emot, urusel!
Jag och mina barn fryser i min lägenhet och då är det inte så kallt ute än...hur blir det när det blir ännu kallare?
