I am writing to make a formal complaint regarding how my rental application was handled by Oliver.
This has been one of the worst experiences I have had with a letting agency. From the start, communication was very poor. I explained that I work as a Care Assistant, receive housing support from the council, and have a working guarantor. However, my application was rejected because my guarantor was not taken into account. When I reminded Oliver, I was simply told it was too late to review my application.
After posting a Google review, the manager emailed me asking me to remove it, promising to resolve the issue. Instead, I was passed to another employee who said my application would be sent back to the team, but I never received any update.
Despite contacting both the manager and the employee several times by email and phone, I was given different answers every day and no one ever followed through on their promises. I was repeatedly left waiting without any clear communication.
I am extremely disappointed with the way both my application and complaint were handled. I would like to know why my guarantor was ignored, why I was asked to remove my Google review before my complaint was resolved, and whether this level of service reflects your company's standards.
Finally, the two-bedroom property I applied for has remained vacant for around two months, which makes me question whether I was given accurate information when I was told it was no longer available.
Refuse to fix broken AC - avoid at all cost
They are the absolute worst and do not care at all about their tenants. We pay $2,700/month for a 3 bedroom apartment that is supposed to have a central ac unit (this is included in our lease) and yet it has broken down two summers in a row (during which we have experienced some of the worst heatwaves ever recorded) and Akelius does not care to fix it. They deem it an emergency and yet 2 months later it is still broken and they dare to respond to our emails by saying that someone came to fix it so they are confused as to why we are still complaining without bothering to come check if the ac works or not. It is 31 degrees Celcius in the apartment and Akelius is basically ghosting us at this point, which is completely unacceptable for the high rent we pay. Avoid them at all cost.

I had been living in my unit since August 2025, located in NDG in the city of Montreal, Quebec. I had some issues in my unit and also outside in the building, which was resolved in a reasonable time frame. The technician named Joey, responded and resolved my main issue with the kitchen faucet. He was kind and understanding, replacing it completely with a new one, also help fixed my glass door shower, which was making noises when opening. I am very pleased with the help Joey provide.

Never again, money lost
They are very nice and efficient when you are signing up with them and then it quickly goes downhill. The apartments looks nice but the design is totally useless (cupboards / switches out of reach, etc...) Their maintenance company (Streamline) cancels appointments without notifications, or they let you know by email on the day so that you don't realise it has been cancelled. Customer services never include their name in any emails so there is no accountability. They scam you out of a partial deposit when leaving the property for leaving a cobweb or a spec of dust. I had mould in the property and reported it throughout but they deducted a deposit for it. The rent is high as it is, but please note that they then raise the rent substantially every year including the 'pet' rent. They showed the property to a prospective tenant after I had moved out, the agent left the loo running for a week, then lied about it, Thames Water charged me £320 for that one week I was not living there and Akelius refused to take any responsibility for it. Hands down the worst rental experience I've had. I'd never rent with them again.

Beware of Akelius Real Estate Management!
My experience with them has been nothing short of a nightmare. While I was six months pregnant, they locked me out of my apartment due to overdue rent, which was caused by my partner losing his job. Despite keeping them informed about my situation and my intention to find someone to take over the lease, they provided minimal support.
I am currently in the process of paying off my balance, but Akelius is lying about not receiving payments that have been verified by my bank. Their contact center offers no real help, and they intentionally evade my emails, only responding a few hours on Fridays to delay or ignore issues altogether.
This company is unprofessional and appears to be intentionally misleading and unhelpful. I would strongly advise against renting from them!

Akelius is the worst agency I had ever seen in my entire life.There is NO COMMUNICATION between them and you whatsoever. Whether you need to get repair of something or any administration, letter from them - just forget about that. They only care about your money and not doing anything at all. Awful agency . Definitely not recommended.
This agency is beyond unprofessional
This agency is beyond unprofessional. We’ve had unresolved issues for nearly 3 months, and complaints are completely ignored. Their engineers cancel appointments without informing you—you only find out after getting home from work. There is no customer service whatsoever. They are disorganized and clueless, showing up at your house for no reason, then calling to ask, “What’s the issue with the dishwasher?”—which I never even reported! To make things worse, they never call you from a visible number, so you can’t call them back. Their staff is lazy, incompetent, and couldn’t care less about their clients. When someone is away, they leave tenants stranded with no cover or support. They take your money, provide zero service, and treat you like a nuisance. Avoid this agency at all costs. Total scam. Pathetic and shameful. I would give 0 stars if possible, as 1 star it’s a privilege!
AVOID
AVOID - buildings have mold, bugs, and 0 security. There is no way to contact your building in case of an emergency, and the call center takes HOURS to get through to. My unit has had a broken window leaking in -10 weather that maintenance refuses to fix it. Fridge has been beeping since I moved in and they are too cheap to find a replacement. Call center people are useless middlemen that take FOREVER to verify, understand the details, and direct the call. Buzzer hasn't been setup even though i sent the info weeks ago. Not one single person has been helpful and we pay more than enough for decent HUMAN service IN OUR HOMES.
Avoid Le Regency in Montreal
Avoid Le Regency in Montreal. Purchased by Akelius and they completely ignore emails and requests. Spent 2 years complaining about cannabis smells and has to deliver a letter of demand to get any attention. Heating has been broken in the gym for 2 years, each time is a new excuse. Poorly managed building and falling into worse disrepair with absolutely no care from the building manager. It appears their mandate is to not spend any money unlease it is improvement on vacant apartments to increase valuation and push rents even higher. Common areas ignored as they do not make any increase in income. Save yourself the headache.

I contacted the customer service many times when I first got here. Got a response months after. On Friday, I sent a e-mail with pictures of mouse poops. No response. Today, I called, there did not have my e-mail??? They toll me they were contacting the manager of the building. I am still waiting. I thing this is an emergency. We are in Montréal, mouses and rates can become a real problem fast. If I have mouse poops someone has mouses in his appartment.Thankfully I purchased a condo and I am moving very soon.
