On June 10, 2016, I paid Reedhein Timeshare Exit Team $7,595.00 and was told that I could get my money back 100% guarantee if they were unable to get me out of it. They said it may take 9-18 months for this exit to take place. As you can see 4 in a half years later and I'm still not out of it as promised. I told them that I needed my funds to conceive a child and I couldn't get in another scam. They told me that they would take care of me.

During this 4.5 yrs, they asked me to write a hardship letter. I did that several times and they said they didn't receive it. Every time I contacted REEDHEIN TIMESHARE EXIT TEAM they would say that my resort is aggressive and is hard to get me out.

Then I asked for a refund considering the time frame that they did not follow. I also received a final notice bill and I explained to them that I didn't want my credit ruined with a foreclosure. They informed me to speak with GRANITE SPIRE LAW to help get this resolved. I spoke with 2 different individuals and they stated they couldn't help me. I then email REEDHEIN TIMESHARE EXIT TEAM again and the email stated exactly, "we tried reaching you via phone today but unfortunately it went to voicemail. Your voicemail was full and we were not able to leave a message. We regret to inform you that you do not qualify for a refund as we did not receive the documents our previous partner had requested multiple times. If you have questions, please refer to your exit agreement. " This email was from Alexia.

THIS IS A COMPLETE LIE! My voicemail is never full and I listen and erase my voice messages daily. I also had the same number for years which is the one they have on file.

Also, I sent in ALL documents they asked for. This seems to be a way for them to not pay me my refund that they have in my contract. They didn't deliver what I paid $7,595.00 for, which was to get me out of my timeshare.

I'M REQUESTING A 100% REFUND THAT'S IN MY CONTRACT.

The Timeshare Exit Team is a complete fraud. They promised a 100% money back guarantee, but they refuse give me back the over $6k I have spent. They consider a foreclosure to be an exit (you don't need to spend your money on this). You will be given the run around, which will take lots of your time and money. Lots of promises but no action. You are throwing your money away with TET. Don't do it.
Now watch them respond with a promise to help resolve this issue. Then they will break their promise and not resolve the issue. Several States are taking them to court for unfair business practices and fraud. Stay away from this company.

Total waste of time and four years of our life. Kept giving us the run around and did NOT GET US OUT OF OUR TIMESHARE. Kept paying our outrageous maintenance fees per their advice. Still have nothing to show for it and they are giving us a full refund of $5000 which we paid them to do a job they couldn’t do with Diamond Resorts. Now we have to find ANOTHER WAY to get out of this resort.

My husband and I signed with TET in January. No communication except when I reached out. "It takes time", then covid-19 became another excuse.
I received an email in July that our case was being transferred to Granite Spire Law.
Found out in October that capital Vacations foreclosed on us September 1.
So like all the other clients who have paid to get out from under their timeshares, we now have bad credit, and out $5500.

These guys are a bigger scam than timeshare itself. My Mom paid over $4600 to get out of her Holiday Inn timeshare. When she didn't hear from them she called and was told they were "waiting on a court date". Nothing else 18 months later. Now she has passed away and I found that HOLIDAY INN WILL TAKE BACK YOUR TIMESHARE FOR FREE!!! Shame on Dave Ramsey; he has lost an enormous amount of credibility from me.

We decided to go with TimeShare Exit Team primarily on Dave Ramsey's recommendation & all the good reviews.
This was  a HUGE mistake!!!!!!
Because we live in Indiana and their company base is in Washington State we were never able to meet face to face and we agreed on the contract over the phone and through emails. Not one exit team member ever went over all of the costs involved in the exit process. We signed the agreement without ever being able to talk face to face about the Legal issues or in actuality, about what their obligations were to us or what we would be responsible for once they contacted the timeshare to either sell it back to them or to just relieve us of our obligations. We trusted them to be honest and upfront with us. We were told we would Not have to pay anymore money after they collected our $4650. The only time we heard from the Exit Team was if we called them. Never an update or communication unless we initiated it.
After over 18 months we were still where we started. Nowhere! We ended up paying for 2 more years of maint., fees another $2000.
After 20 months we were in a panic because we received another maint. bill from the timeshare, and this time they moved the due date up from 12/31 to 10/16/2020!!!Timeshare finally told us they couldn't resolve the problem and gave our file to an attorney. The attorney was amazing. She had it resolved in less than 7 months!!!
But.....because we were not given full disclosure at the very beginning we had to pay ANOTHER $2000 to the timeshare for their exit fees. When I contacted the
Exit team about this they told us it was in the contract we signed at the start that it would be our responsibility to pay that fee!  Our problem with all of this is:WHAT DID WE PAY THEM $4650 TO DO? THEY DID NOTHING!!!!!!!!!!!

In May 2021, it will be 3 years since I started with timeshare exit team. I thought it would help me get out of my timeshare especially since Dave Ramsey backs them. I am frustrated because communication is horrible. I have had to do all the calling and all I get is the same answer. We are working on it and someone will be getting in touch with you but it doesn't happen. I signed my warranty deed the end of December 2019 and thought I was at the end but no. They can't seem to find out what happened to the original paper I signed but I have copies and sent them copies. Nothing! I am so discouraged. Why don't they communicate with you because we paid.

Scam scam scam! I have asked them to give me a refund time and time again. The contract said 9-18 months. When 26 months passed I started asking for a refund. It has now been 43 months! Just over 3.5 yrs since I signed this contract with them and they did not hold their end of the contract. I have paid them almost 9k to do a job they have not done. I keep calling and I get a voicemail stating the call is after hrs when in fact it's not. All most all the numbers I call do that. Then when I finally, speak to someone and tell them what's going on they tell me they're going to transfer me. Then I'm put on hold sometimes for 20 minutes for them to come back and say they can't get in touch with the person and they left a message for them to call me back. I looked up this company for what past employees have to say and they say a lot of bad things. They say this company asked them to lie to the customers to string them along. they say this company has bad management and they take on too many cases knowing that they cannot complete the workload. At this point I will be reaching out to a lawyer for litigation with all the emails and logs of phones call I have!

My mother has hired time share exit team. Its been over 2 and half years with no results just run around from time share exit and $3,000 paid to them will not get her out of her timesahre or give her her money back. She has now been abused by time share exit team. The lawyer they refered her to asked her to lie under oath. Dave ramsey should be ashamed of himself for endorsing. She trusted him. I will be getting ahold of bbb and anyone who can help. Never ever use this comany they are frauds!!!

On July 13, 2018, I met with a consultant at Timeshare Exit Team's Lynnwood, Washington office. She looked at my WorldMark by Wyndham Timeshare contract, inputted the information into her computer, and generated a computer printout indicating that the Reed Hein exit fee to terminate my contract with Wyndham would be $11,526.44. Reed Hein includes a written 100% Money Back Guarantee as part of their Time Share Owner Exit Agreement. Like many other timeshare owners, I had become frustrated because WorldMark by Wyndham timeshare properties were generally not available when I wanted to schedule or take a vacation. I often had to put my request on a waiting list with no guarantee that the properties would become available for use during my annual vacation. The WorldMark by Wyndham staff routinely made verbal promises that never materialized as far as the timeshare owners were concerned. Thus, I was through playing their game. They have routinely changed their rules and raised their fees for things other timeshare owners and I could never even use.

This frustration is what motivated me to make a large down payment to Timeshare Exit Team and monthly payments until their entire fee was paid off on July 16, 2019.

However, instead of receiving any information, updates or e-mails from TIMESHARE EXIT TEAM indicating the status of my exit process, I found myself having to take the initiative to call their office for updates. Yet, during each of my phone calls, I was only put in contact with an associate who either did not have or would not provide specific information about my case. The common scenario encountered was for their associate to deny that their team was “not doing anything” while simultaneously recommending that I do this or do that. After one and one-half years of receiving zero updates and after it had become exceedingly clear that Timeshare Exit Team was not making any attempt in good faith to contact me or keep in any loop of communication, I was again frustrated. It was becoming obvious that Timeshare Exit Team’s business practice was to operate in much the same manner as the timeshare developer, WorldMark by Wyndham. Their behavior was simply "all talk but no action."

Finally, during my call to Timeshare Exit Team in January 2020, I was informed that my case was sent to Ardent Law Group LLC of Seattle, Washington. I contacted Ardent Law Group LLC and spoke with their administrator who instructed me to sign their Representation Agreement. Ardent Law Group LLC has since become Granite Spire Law Group. Their Representation Agreement states clearly:

"We make no guarantee about the outcome of your matter, and we specifically disclaim any guarantee that may have been made to you by any other person or organization. We are not bound by any such guarantee. If you believe that some other person or organization has guaranteed you a specific outcome in this matter, you should discuss that guarantee with the person or organization that made the guarantee. We make no commitment that we will obtain an offer to settle your matter on terms that you consider to be favorable."

Timeshare Exit Team had forwarded my case to Ardent Law Group. Ardent Law Group had become Granite Spire Law Group. Yet, Ardent Law Group make no guarantee about the outcome of my case. After making payment of $11,526.44 to Timeshare Exit Team, Ardent Law Group LLC indicated in their Representation Agreement that they will represent me in this matter for a fee of $2,500.

“This fee will be paid to us by Timeshare Exit Team. You will not be required to pay our fee.”

"Reed Hein's goal is complete Customer Satisfaction. If OWNER is less than completely satisfied with the Services provided pursuant to this Agreement, OWNER should contact REED HEIN immediately, and REED HEIN will work to reach a satisfactory solution."

This has not been my experience with TIMESHARE EXIT TEAM or REED HEIN. Page 2 of the Time Share Owner Exit Agreement also addresses Reed Hein 100% Money Back Guarantee.

"REED HEIN guarantees that if OWNER does not obtain the Services within a reasonable amount of time, REED HEIN shall refund the Fee Amount. REED HEIN'S guarantee obligations are met when REED HEIN obtains an exit even if OWNER does not accept the terms of the Resort's exit agreement."

Finally, the attorney at Granite Spire Law LLC sent a letter to WorldMark by Wyndham on July 31, 2020. This letter requested a response from WorldMark by Wyndham by August 28, 2020. However, after nearly 3 months, no response has been received from the timeshare developer. I am scheduled to meet with this attorney on October 22, 2020 to discuss our options.

I am now 67 years old, retired with no income.

Our Timeshare Exit Team Experience
April 4, 2019

We signed up with the Timeshare Exit Team about 2 1/2 years ago. We were told the exit process usually takes 9 - 18 months, we are a little past that. Last week I attempted to contact our Timeshare Exit Team Account Coordinator and forward some information as well as asked for an update on where we are in the exit process. Our Coordinator used to acknowledge the receipt of my email. I didn't receive a response, so this week I forward a copy of the email, to the general email contact they provided upon their move of my contact office from Canada to the US. Still no response. Other than the email that informed us of the office move, our last communication with them was 6 months ago.

When we signed up with the Timeshare Exit Team because we realized the timeshare was no longer going to work for us. We were optimistic about the prospect of getting out of it. They indicated an exit was possible (most likely 9-18 months), although they never committed to a time frame. Now, we are finding out that it is very frustrating and stressful to feel like you've been lead to believe an exit is possible, but at this point looks like it may never happen.

Update - Aug 29, 2019:

After writing the review, The Timeshare Exit Team responded to my review and contacted me by phone within a day. We had a few email communications in the week following the review. I haven't heard from them since. In October it will be 3 years since we signed up and still don't have any idea where we are in the exit process or a time frame as to whether or not the exit will ever happen. A periodic up date would be nice, to keep our hope up.

I emailed the Timeshare Exit Team about 3 weeks ago asking for an update as to where we are in the process, to see if they have made any progress in our exit. I never received a response, not even a "we received your email" response. Very disappointing as we have now been in the exit process for over 3 years.

It took 4 frustrating years, but we are officially OUT Of OUR TIMESHARE! At times I was skeptical they would be able to get us out... a lot of sleepless nights. The Timeshare Exit Team started to make progress in March 2020 when they finally negotiated an exit offer which we accepted. With covid it took until October to finalize. I wish the process was within the time frame I was originally told it would be, but I am very happy with the end result. Thank you Timeshare Exit Team!

Like so many others, I have received no communication from this company. I have left SEVERAL emails, voicemails, and Facebook messages, yet have heard nothing. At this point I just want my money back, but I can’t get in touch with anyone to request a refund. They are forcing me to take legal action!

Worst company I’ve ever dealt with!!

DO NOT use this company to exit a Timeshare. They are a scam, and will promise a money back guarantee. They've accomplished NOTHING for me, and took approximately $5000 of my money in the process. Dave Ramsey still recommends these thieves, even though the Washington State Attorney General has filed fraud charges against REED HEIN. Dave Ramsey is another fraud, who is complicit in this scam.

I would like to give this company a zero but it wasn’t an option. The sales pitch was great and they talked me out of $8900 and then did not help me until I bombarded them with calls and emails. Several team leaders in charge of my exit mysteriously disappeared or were reassigned as I tried to reach someone. I finally got two letters they prepared for me to email to Marriott and that’s the last I heard. They do NOT follow through. I was lead to believe they were a legal team as they told me they would represent me throughout the entire process. Later I was told they are not attorneys. My credit score went from 800+ points to 600 in just a couple of months. I am seeking a refund through another attorney now and will be filing a complaint with the BBB and my states department of consumer affairs. This is a scam! Dave Ramsey needs to rethink his endorsement and maybe refund my money!

I see my previous review never posted, so I am writing it again as this is STILL OUTSTANDING!!! Also, if there were a ZERO star option I would select that one! This was the WORST experience I have had with a company! It took well over a YEAR to get any type of response or resolution. It seems that my NONPAYMENT is what actually exited me out of my timeshare because it was foreclosed!!!!! NOW I have a negative mark on my credit report. During the initial conversation, I was told this action would not have a negative impact on my credit report. I was further told that they would ensure my credit remained in good standing. I did receive a release, however, the resort stated that I am delinquent on my credit report...so which is it? I reached back out to ReedHein for resolution when I was then told they do not assist with credit filings. I have been declined a line of credit because of this ONE mark! I NEED THIS TO BE REMOVED!!!! They are SCAMMERS!!!!

DO NOT DO BUSINESS WITH THIS FIRM. It's been almost three years - no exit. They do not communicate, will not refund over $6000 in fees to secure an exit after multiple attempts via email, phone and discussions with employees. This is not a reputable firm. Thanks for the offer of connecting to resolve but I have yet to speak to a live person or receive a refund just placating emails. JUST MORE FRUSTRATION. Reiterating not to do business with this firm.

So I continue to read reviews & write emails about the lies & misrepresentation of Timeshare Exit Team by Reed Hein “ A Consumer PROTECTION Group” As I see it the only thing they are protecting is the pocket book of Reed Hein. I received another email today stating that Marie M would like to talk with my husband and me in Two Weeks she gave us certain days and certain times that we could schedule this meeting/call. As per Marie‘s email we will be discussing my “file status” and she looks forward to talking with us. My husband and I are hard-working people, we live by the “Golden Rule”. Time share exit team emails have asked us to be patient, “things like this take time”, blah..blah..blah..blah ..blah. I wonder if they realize how long it takes some people to save $5330. That is how much we paid Timeshare exit Team, they told us they were certain they could get us out of our timeshare with Spinnaker resorts. And yet still no answer as to what they consider a “reasonable amount of time”is. It has been more then 2 years, perhaps Marie will be able to explain that definition to me in two week’s & promptly return our hard earned money.
I am still baffled by the fact that I took Dave Ramsey’s endorsement, he is the owner of Ramsey Solutions, Financial Peace University & Champion of debt free living. I don’t know how in good conscience Ramsey solutions can continue to endorse this fraudulent company.

We paid them beginning in early 2019. As soon as they had a contract, they went dark. We went with them based upon their 100% money back guarantee and Dave Ramsey's endorsement. You literally have to hound them for any type of update and then the only update you receive is "we're working on it". That was until 3 days ago. I received an email stating they had transferred our "case" to another company. A resale company that informed me their process takes 9 months (180 business days). This will cause me to have to pay another round of maintenance fees that I was told I wouldn't have to worry about because it would be "taken care of long before then." I pay maintenance fees every 2 years. I have contacted them to make claim on my 100% money back guarantee and was told I would hear from a manager. We'll see. They dont have the best track record of callbacks. Paid almost $7000 for this. Are you kidding me? I expected better than this.

SEATTLE — Attorney General Bob Ferguson has filed a lawsuit against Bellevue-based Reed Hein & Associates LLC, alleging numerous unfair or deceptive business practices related to services to “exit” consumers’ timeshares. Reed Hein does business under the Facebook ad for Timesahre Exit Team: "100% money back guarantee. We will get you out or give you every penny back."name Timeshare Exit Team.

One key issue: Reed Hein advertised a 100 percent money-back guarantee. In reality, many consumers have struggled to obtain refunds, and are still denied refunds even after the company has failed to deliver for years. Under the terms of Reed Hein’s guarantee, clients who are facing foreclosure are not entitled to their money back, because Reed Hein considers foreclosure a successful outcome — despite the potential damage to the customer’s credit. Many customers are not aware of these conditions on the guarantee. The lawsuit contends this is unfair or deceptive.

“Thousands of consumers have waited years for a positive outcome from Reed Hein — but it hasn’t happened,” Ferguson said.

The complaint, filed this week in King County Superior Court, accuses Reed Hein of numerous violations of the Washington Consumer Protection Act and the Debt Adjusting Act.

Timeshare Exit Team

Trevor Hein and Brandon Reed formed their company in 2012, after Reed attended a trade show where he noticed a long line at a booth selling timeshare exit services. Their prior business had been to sell rain gutter systems.

The lawsuit alleges that Reed Hein does not possess its claimed expertise in exiting timeshares, exposing its customers to unanticipated negative financial and other consequences.

About 32,000 people have contracted with Reed Hein to get out of their time-share contracts, some with multiple timeshares. Of those, 2,500 or more are Washingtonians.

Reed Hein has contracted to provide 38,000 timeshare exits. Of those, 17,000 are still pending — more than 8,000 for two years or longer, and more than 4,600 for three years or longer.

Money-back guarantee

For many consumers, Reed Hein’s promise of a 100 percent, money-back guarantee was a major factor in their decision to contract with the company.

In practice, Reed Hein regularly denies refunds. Reed Hein’s position is that anything that terminates the customer’s timeshare ownership is an “exit” in satisfaction of the guarantee, meaning that Reed Hein is not obligated to provide a refund — even if that “exit” is Print advertisement for Timeshare Exit Team advertising a "100% Money Back Guarantee."the resort foreclosing on the customer, or the customer finding some way out of the contract on their own. For years, Reed Hein also interpreted their guarantee to mean that no refunds were owed so long as the company said they still were working on the case; the newest version of the guarantee states that customers are only eligible for refunds after three years.

The complaint asserts these practices are among Reed Hein’s many violations of the Consumer Protection Act.



Violating the Washington Debt Adjusting Act

The company generally charges from about $3,000 to nearly $9,000 for its services. For clients who have a mortgage on their time share for more than $30,000, Reed Hein charges up to 30 percent of the mortgage.

Washington has strict rules for people who offer to manage or adjust consumer debt. Reed Hein was not following them, despite contracting with people to get out of mortgages.

For example, under the Washington Debt Adjusting Act, debt adjusters may charge no more than $25 as an initial fee, and no more than 15 percent of the debt to be adjusted. For customers with mortgages, Reed Hein was charging up to $8,795, and as much as 30 percent of the mortgage. This is many times what the law allows.



The court may impose penalties of up to $2,000 per violation of the Consumer Protection Act. Violations of the Washington Debt Adjusting Act are considered violations of the Consumer Protection Act.

Assistant Attorneys General M. Elizabeth Howe, Aaron J. Fickes and Lynda Atkins are handling the case for Washington.
