Excellent service from Ross Coates in arranging my will. Dealt with promptly and by lovely staff.

Worst firm ever, avaoid at all costs. took a year to seell a flat for me and they after sending me a letter to say my mortgage had been paid off in December 2023, I got a call from the mortgagae company to say my mortgage was in arrears. This was in February 2024 so 3 months after the sale almost. When I spoke with them, I said I was going to the police as it was fraud. They then said they had forgot to pay it off?? How can you forget £75,00 is in your account, and looking at other reviews this is not the first time this has happened. Rude, ignorant and lack of spelling skills and knowledge from the staff, The only good reviews on here must be written by family and friends of Ross Coates. Charged me £1200 in January 2023 to complete in a week as they were ready to exchange but only took them til December 2023 and then when I asked for a refund in July 2023 they said if I did that I would go to the bottom of the queue!

After reading some of the bad reviews automatically negative things start to whirl around in your head, personally I felt the service was very good and during the purchase of my new house they looked into everything my estate agents comments where " your solicitor is been very particular and making sure everything is in place "

I get the comments about them not responding straight away but how many other clients are they dealing with as we cant all be at the top of the pile.

Overall I was very satisfied with the service offered.

If you are thinking of using a Comparison Site to pick a Conveyancing Firm be careful. We got sucked in by the price and it was a dreadful mistake. Having said that you could spend thousands and get similar service.
Where to start with Ross Coates.
1. Communication - Non existent or at best very slow.
2. Telephone - Don't even bother trying no one answers the phone.
3. E Mails - You get a reply albeit very late.
4. Lunch Time - Everybody stops for a 1 hour break.
5. Solicitor - Ours worked part time and school hours.
6. Competency - They made numerous basic errors resulting in delays, costs and frustration. They did cover the costs.
7. Payment - Don't expect to get the proceeds of your Sale until 5 working days after completion.
We only received positive, responsive service from Ross Coates himself but even he washed his hands when we pointed out the poor service and said he wasn't directly involved.
In future we will use a Company local to us so that we can visit their Office, that's not to say the same issues won't arise

Lucy Guerreiro, who handled my house sale and purchase, went above and beyond in her service. She made time in her busy schedule to explain in detail how things would work, and was always there to help with anything I needed. I never felt that she was too busy or that my enquiry was too 'obvious' for her to answer. I would really recommend her to anyone looking for conveyancing

At times I found that it was difficult to ascertain whether any progress was being made. Then I was advised that I would need to pay a further £1000 to fast track my sale. Recommended dealing with Graham or Krishna at the firm.

Lucy has a very cheerful disposition and guided us with knowledge and professional care in an area of which we were inexperienced. We would recommend this company and her services without hesitation.

Lucy provided a fantastic service throughout my home purchase through the Right to Buy scheme. As a deaf client, clear communication was essential, and Lucy always provided this promptly through email. Lucy made the process straight forward, answering all my questions quickly and in a way that was easy for me to understand. Her professionalism, patience, and dedication was evident throughout. I would recommend Lucy and her team to anyone, especially deaf or first time buyers like myself. Thank you for all of your hard work and helping me become a home owner!

Awful!!
Slow, rude, incompetent, don't answer the phones. Stressful process with them, team 1 just terrible terrible service. Didn't confirm anything, kept in the dark, constantly had to chase them. Even after completion I had to chase them to get my money after two weeks. They didn't settle my mortgage and I continued to pay! They over paid my management agent!! If I didn't battle with them I would of easily lost over £1000. Still waiting to get refunded after more than 2 months.

Lucy Guerreiro Is the best. She answered all my questions and was there for me all the way through. A very thoughtful lady.
There was a hidden cost for not having 10 days between exchange and completion but there was an option to delay and not pay the extra but by that time I just wanted it over and done with.
I got my funds on the 5th working day.

Good clear communications from the admin Rachel to the solicitor Lucy at kesgrave branch who did amazing work ensuring my interests were protected by getting the right insurances in place and making the seller pay for it. Fees are competitive as well. The process took longer than usual as the sellers party was not cooperative due to their split however Lucy was patient and took the extra effort to ensure the correct paperwork was received. Definitely recommend the Kesgrave office and Lucy in particular. All the best!

I wish I could give more than 5 stars. We had a difficult sale as our property was a leasehold and there were landlords and management companies involved. In addition to that about 40 enquiries were made by the buyer solicitors. Some of these were substantial items requiring a lot of work and attention to details. Emma was simply brilliant, going through these one by one, contacting other stakeholders when needed and having our best interests at the heart of every thing she did. Emma's patient and substantial knowledge of Conveyancing was exactly what we needed. If it was not for Emma's hard, detailed and accurate attention to details, this sale would not have gone ahead.

Very efficient friendly service with prompt replies to all questions

I have recently completed a property transaction. Lucy was brilliant. She kept us informed and answered all our questions fully and quickly. She was friendly yet polite and professional. I would definitely recommend. I have used Ross Coates before they are always reliable and good value.

Lucy was excellent in keeping me fully up to date at all times with the comings and going of my cases. A challenge at times but working together, she rose to the challenges and prevailed.

I was referred to Ross Coates by Millennium Legal.

It's been two weeks since completion and they still haven't settled my old mortgage.

This has been an appalling experience from start to finish. You initially get allocated a 'team' to work on your case. despite this, I received initial communications from both Team RK and Team 1, so immediately responses got missed, or didn't get responded to. Also, every time you try to contact them, they take at least 5 days to reply to your email. Phoning any of the contact numbers is useless, because they refuse to answer their phones.

I was allocated to Remersh's team, and every time I tried to move things along, I was told that if I wanted to 'expedite' my process, then I'd have to pay additional charges. This was despite me being offered a fixed price service and them being aware of my timescales. They were incredibly pushy in trying to get you to supply card details over the phone, which I found to be suspicious.

After a couple of months of frustration, things started to move a little better when my case was handed to Graham, who was providing a summary of my search findings. However I was then passed to their Kesgrave office (although my case files didn't arrive until two weeks later), and was then dealing with Stephen.

Stephen was contactable, in so much as he did answer his phone, but the whole feeling you get from this company is that you are a burden to them, rather than them providing a service to you at what is a really stressful time.

Due to particular circumstances, I had to arrange completion with Lucy who was incredibly helpful, given that she hadn't set eyes on my case when I was completing three days later, however the completion statement was incorrect, causing me to have to go through it with her prior to agreeing the final amounts.

I wish I could articulate better just how horrible a process this has been. I'm not exaggerating when I say that it has made me feel unwell, and has caused me sleepless nights. I've dealt with at least four different contacts during this process, all of the time without notice that my case handler was changing.

We finally completed on 10th June (following an initial end-March target), and I am still awaiting payment of monies owed to me from the sale process, and I today received notification that I am still being charged for my old mortgage due to them not settling the redemption payment on completion day, instead they have sat with the money in their account, while I continue to be charged.

There is absolutely no chance at all I would ever recommend their services to anybody in the future. It has been traumatic, unduly stressful and unprofessional.

Avoid them at all costs.

It seems inevitable that conveyancing takes longer than hoped for, especially when there is a lengthy chain involved. However, Ross Coates and his team kept us fully informed and the extra couple of weeks to wait for completion wasn’t a great inconvenience.
Completion day, involving several different transactions, went smoothly with Ross personally getting involved in quickly processing a payment after it had been realized that I had provided them with incorrect account information.
I would certainly use them again.
