Wyndham hotels are the worst especially in South Carolina. They steal deposits. Dont ever give them a cash deposit. Their so called manager on duty out right stole my $100 cash deposit. Just because she could., I did not cause any damages at all. They have Horrible grounds keeping, maintenance, and upkeep of the property. Terrible staff. They're desperate to find any reason to take your deposit, esp. since there struggling so much just to stay open.
Never choose Wyndham hotels. If you do you'll regret it.

Worst decision!
I have been an owner with Wyndham since 2018 and it’s been nothing short of a nightmare. I should have gone with my initial gut instinct with these people, but instead was lured in by their offers. I was lied to repeatedly during the sales meeting, being told things like; we can sell the property back if we change our minds, the timeshare could be written off on taxes, and this “property” is a real estate investment. The list goes on and on. They will always tell you your points are never enough in order to make a sale. They don’t take no for an answer, and pressure you to upgrading no matter what your financial situation might be at that point. Many times we asked for help with lowering our monthly bill, but never received any beneficial solution. When we declined offers, new people would come over to tell us we were making the wrong decision. We were sometimes bombarded by 3-4 employees at once. Then, even after agreeing to make a purchase, we were constantly hounded to come to an update meeting, which were only designed to be sales meetings to sell more points. The answer to any problem is always “more points”. My biggest fear is that my child will inherit this and will be burdened with it for the rest of his life. This has been an eye opener, and has made me realize how much of a waste of money this has caused me. Please don’t fall for it, it will cause more problems than it solves.
Worst timeshare mistake
Upgrading my contract with Wyndham has been one of the worst mistakes I have ever made. I had been an owner for 18 years prior to upgrading. The first 18 years of owning Wyndham, I was only able to go to New Orleans. I decided to purchase a second timeshare so I could book across the U.S and travel abroad. When I conveyed that I wanted to further investigate the Wyndham properties outside of the U.S. and get back to them, my Wyndham sales rep stated that if I did not proceed with the timeshare purchase, I would NOT be eligible for the 2 show tickets that I was promised for attending the presentation. I ended up purchasing a 2nd timeshare only after being promised several quality Wyndham properties outside of the U.S. with booking simplicity. I have found the process to be anything but simple.
I had filed a complaint with Better Business Bureau in the past against Wyndham due to 1 of my 3 payments by check on 1/1/21 being falsely determined as delinquent. It is the company’s responsibility to cash checks in a timely manner, not the client’s responsibility! And If Wyndham finds it necessary to engage in these types of nefarious business practices and intentionally delay the processing of payments to generate additional income at exorbitant rates, then this company needs to be investigated! I write this negative review to give insight to others to show that upgrading, purchasing, or even showing up for a presentation to receive something for “free” is not worth your precious time or money. Stay away from Wyndham!
Wyndham is such a joke
Wyndham is such a joke! Their salespeople are lying vultures that will tell you anything to make a buck. It’s like they have no conscience. My wife and I went to a presentation since we were offered a free 2-night vacation in exchange. While there, we dealt with 3 different vultures that really turned up the charm when we mentioned our grandchildren. All of a sudden, they pushed really hard on selling us “memories”. They have no problem with guilting you into a purchase and using children to their advantage. When they are done using your family against you, the lies start!
We did like the exclusivity that was offered and the extra income potential we’d have by renting out our points. Too bad it wasn’t true. When we were fooled in to upgrading, they said our payments would not go up, but they did…significantly. No one told us about the cancellation period either, so we are stuck with this. To make matters worse, when you finally get to book a vacation, there are more vultures trying to pull you in to another presentation and when you decline, they start calling your room! If you sign up with Wyndham, be prepared to have the least relaxing vacation you have ever taken.

What a scam! Wyndham swindled me out of THOUSANDS of dollars! Their salespeople are so good at deceiving you and lying to make a buck. I have owned this timeshare since 2016 and have been disappointed the entire time. One major selling point was being able to travel anywhere, any time. That simply isn’t true. There is never any availability. What’s worse is that I have paid so much for this timeshare yet, if you go online through any travel website, there is availability and for FAR less money! I have never been able to take a vacation and with the amount I have spent, I could have traveled the country for a month!

Do yourself a favor and don’t buy a timeshare from Wyndham. We have had too many headaches dealing with them!
The “short” presentation ended up being 5 hours long. All those hours wasted while we sat there being lied to. The sales staff are shady liars! These are some of the things we were told that are not true that were omitted all together:
LIE: This is a great investment. We found out timeshares have no actual value.
OMISSION: 14.99% interest rate. We never knew the true loan cost, just the monthly payment.
LIE: We’d be able to sell the timeshare at any time. No one will buy it! Even eBay has listings for under $5.00 with no bites.
OMISSION: There was a cancellation period that they obviously did not want us knowing about.
LIE: There is availability everywhere! In reality, it is very difficult to make reservations and the website is not user friendly.
OMISSION: Maintenance fees. We were not told that we’d owe these fees even after the mortgage is paid off, let alone that they increase annually at shocking rates.
This purchase has been the worst financial pit that we have ever been in! There has been no payoff for the thousands that we have dumped in to Wyndham’s lap.

Please, anyone reading this, do yourself a favor and stay away from WorldMark. Doing business with them was one of the worst decisions my husband and I have EVER made. Their salespeople lie to get you to buy a timeshare. They said it wasn't a timeshare. They’ll tell you anything you want to hear. We were told that this purchase would be a financial investment in vacation real estate with the ability to write it off on our taxes…but there is no monetary value or tax benefit! Their salespeople also told us we could use the timeshare for a few years and get out whenever we wanted. They neglected to tell us there is no cancellation plan, no buyback plan, NOTHING. When they tell you that Maintenance fees will not go up, that’s a lie too. What’s worse is that they pressure you in to buying with fake promos and “one time only” deals. Every time an offer was declined, they offered a better deal, the only catch being that if we left the presentation, it would never be offered again. We have been so disappointed by this purchase that we wouldn’t recommend this to an enemy, let alone a friend!

Dealing with WorldMark is horrible, plain and simple! My husband and I have been owners for more than a decade and have not been able to take many vacations because of the total lack of availability. The sales staff lies and always tries to rope you in to buying more points. When we have talked about the difficult time we had with making reservations, the answer is to either book more than a year in advance or buy more points and boy, do they push to sell you MORE POINTS! Unfortunately, more points doesn’t solve the availability problem. It just means you pay even more to have the exact same issue! That’s not to mention the maintenance fees that go up EVERY year. With the amount we have spent on this timeshare, we could have traveled the world for a year!

Beware of WorldMark. This company preyed on the fact that I am a veteran by saying it qualified me for special offers. The sales staff keeps you in a presentation for HOURS but once they have you in their clutches and you say yes to making a purchase, they fly through everything and hide all the important details of the contract. There were so many lies and facts that had been withheld. Just know that if you buy a timeshare with WorldMark, you will be paying more than what was discussed. The interest rates are high, the maintenance fees were not brought up at all nor the fact that they go up EVERY SINGLE YEAR. Don’t think that this does not affect you if you’re already an owner. Even after you have spent tens of thousands of dollars, they invite you to “owner updates” that are really sales presentations and they will grind and grind you down and make you feel like what you own is worthless, so you keep spending money. You’ll hear all about why you need to buy more points for HOURS. Save yourself the day and don’t show up, it’s NOT mandatory as they claim! Learn from me and do NOT do business with WorldMark!!

Wyndham is so good at sucking people in. Right off the bat, we were offered free tickets to Disney just for going to their timeshare presentation. We should have just paid for Disney tickets; it would have ended up costing us less, in fact, we could have taken the family to Disney once a month for a whole year. We went to the presentation and the one hour that we agreed to turned into SIX. Six straight hours of lies and pushy salespeople. Every time we said “no”, they pushed harder. We were given so much information all at once that it became almost a blur. They probably do that so it will be harder to catch their lies. We were told we would be “deed holders” with exclusive rights to “our” property.
This was also supposed to be an investment with equity in Wyndham real estate. Or so they said. None of that is true. They also purposely left out a lot of details too. The extreme difficulty to book a vacation, the maintenance fee increases, and more. Then you’ll get invited to “owner update meetings”. DO NOT fall for this! It’s another sales presentation to make you spend more money by upgrading. Save yourself the disappointment and just stay away from these scammers.

DON’T DO IT…STAY AWAY FROM WYNDHAM TIMESHARE!!! We received a phone call from a rep with Wyndham offering us a discounted trip to Branson, MO. At the time of check in we were informed that we would have to attend a one-hour presentation. The presentation took 4 LONG HOURS of our day. We explained that we didn’t have much money to the rep after we said yes to a small package that required a $5,000 down payment. He made us apply for the credit card and charged the $5,000 on that. This was the beginning of a long journey with this company. The interest rate was not disclosed to us during the purchase, instead we were told not to worry because we can refinance for a lower one. THIS IS A LIE! NO BANK WILL REFINACE A TIME SHARE! Every vacation we took we were asked to come to an “owners update” leading us to believe some things had changed. This was not the case as we were BAGGERED every time to buy more points, until we did. When we finally stood our ground and said no, we were treated like we had a PLAUGE! Our monthly bill was raised to $1,200 and every time we attended a meeting, we were told a new lie. DO NOT LET THEM BAIT YOU, IT’S A WEB OF LIES YOU WILL NOT BE ABLE TO GET OUT OF!!!

My husband and I were staying at Excalibur in Las Vegas and were approached by a woman offering dining and gambling vouchers if we attended a WorldMark timeshare presentation. We went at 9am and were presented with huge “one-day only” discount. They tried to give me a credit card and I said no so they told us that we could finance a loan for the full mortgage with NO down payment. The fees would always stay the same and we could get a booking only two weeks in advance. Then came the real pressure. Three salespeople all talking to us at once, asking questions and wanting signatures.
They went so fast that we didn’t even know what was being signed. The contract closing was done in a private room over Zoom, and we never signed a document there. A loan originator on the Zoom meeting clicked “sign” for us WITHOUT OUR CONSENT. We tried to cancel on day 13 of the 14-day cancellation period we were advised of and got told we only had 10 days! After trying to get this resolved with no luck, we got a case opened with Owner Resolutions but have never heard from the case manager. I did not get a copy of the contract until later and that’s when I found out we only had 5 days to cancel!! We also noticed TWO other lines of credit on our credit reports. They signed us up for different credit cards without consent to cover our down payment! Stay away from WorldMark! They are deceitful manipulators and essentially are committing fraud!!

We have given Wyndham so much of our money because of this DREADED timeshare. We are so deep in debt because of the mandatory owners’ meetings they make us attend every time we walk into their resorts and pressure us to buy a low-rate vacation. Looking back now none of it is worth it. Wyndham totally took advantage of me; I’ve had 5 brain surgeries and been battling brain cancer since 2003. I get very tired quickly, I get blurry vision & I get confused from time to time. I let our Wyndham sales rep know this yet they would keep me there for 6-8 hours with no food, so every contract I signed was under duress.
These meetings would always make us feel as though we were being held hostage until we bought more points. They always promised they would lower the interest rate & take thousands off their sales price making us feel crazy if we turned down their offers.
I am so sorry that I ever got involved with Wyndham! I cannot sleep at night because I feel like I let my fniance down. He trusted my judgement and we ended up way over $100,000 in debt. We are in the process of selling our house, so I do not go bankrupt. That is what Wyndham has done to us, I share this so that others don’t fall victim to their SCAMS!
Horrible, dirty place.
I booked a stay at Super 8 (Cheyenne St) Rapid City, SD. While walking to our room I noticed the filthy hallway carpets, that were also torn and some littering along the way. The room was no better. The carpet was dark but you could still see the filth. I made sure we wore shoes. The beds were clean. The first night I woke up itching like crazy. I got up that next morning and noticed bites all over my legs and arms. They were red and extremely itchy. I ended having to go to Urgent Care for treatment. ( Day 1 of vacation wasted). I got a RX and called Tom (GM) I told him what happened and they initially suspected bedbugs. He said he would try and get his exterminator. And asked if I wanted to leave or if it had to be sprayed I could go back into my room (sleep among toxic chemicals) or if it were BB's I would have to leave. After letting him know I never had or no way brought them. He got pissy and said it had nothing with being dirty. I told him I would come back later and see the outcome. When I arrived later ( Tom I was told was not there) the lady at the desk made a call after I explained the situation and told me they checked there were no BB's. ( My bed and room was exactly how we left it, so we knew they did not check). I told her something bit me and opted to leave. They did refund me my money. ( which was only right). I found a nicer,cleaner more welcoming hotel. (Sleep Inn by Choice). (As we were leaving a gentlemen went into our to check for BB's) So it was clearly obvious they lied completely about having checked earlier). Bad business. Later the next day, my bites got huge, bright red and seeping. I again went to Urgent Care (another vacation day blown). I was diagnosed with spider bites. I received another RX. (The next few days were miserable until the meds got a chance to work.) So the moral of this story is not to ever book at Super 8 and really take to heart multiple negative reviews.
Stay Away From This Timshare Trap. Run!
While walking around in Las Vegas my wife & I were approached by a salesman who offered us free lunch and tickets to a Vegas show in exchange for attending a 1-hour presentation. That turned out to be untrue, as we spent at least 6 hours being berated by 4 different salesmen. It was not until they offered to open a cc to pay for the timeshare that I learned I had a credit freeze. The only way to remove this was to go back to the hotel where my personal computer was to retrieve my password as I could not remember it. They had a Wyndham salesman walk us all the way to our room. At the time it was just odd but now I see what a red flag that was. They did not trust us enough to come back. After the purchase I was surprised by a lot that was not disclosed to me at the time of signing. I had no idea that even after it was paid in full, I would still have to pay a monthly fee FOR LIFE! They told us this could be passed down to our kids but never the fact that they would inherit any sort of fees. In any way that Wyndham can deceive & disappoint, they will. Stay away from this timeshare trap!

This mess with Club Wyndham Grand Desert started because we were offered a tour of their new hotel, free lunch & a $100 visa gift card, in exchange we attended their sales presentation. We had no idea what we were getting into by agreeing to this. On that day, right after lunch we were quickly brought into a closed room and assigned a salesperson. At first, we thought their sales pitch was nice, but after we said no, they quickly became aggressive. We had a team of about five different people trying to close us. This was incredibly uncomfortable & the pressure of it broke us.
We ended up purchasing the lowest number of points, which turns out is barely enough points for a ONE NIGHT STAY!!! Now we are stuck with an enormous amount of debt for something we have used once! Quite frankly, we do not want this worthless timeshare & feel we were coerced into this purchase.

This company will bait you with a “free gift” to attend a 30-minute presentation that will actually be 3 or more hours of mentally draining and high-pressure sales pitches. Each vacation you take will be interrupted by what they will describe as an informational meeting to update you on all the new benefits you will receive as an owner. These meetings are actually new opportunities for their sales staff to upgrade you with more points. I was LIED TO AND MISLED every step of the way! I was made to believe I was a part of some super exclusive vacation club that would allow me to book all the vacations my heart desired, to later discover that it was a MONEY PIT that was costing more money than the benefits I was receiving. I can never find availability that fits my schedule, unless I wanted to go to Phoenix, AZ in the middle of July when its 115 degrees. They give you all this information and then only give you a very small window of time to cancel. It’s all a part of a scam to get you in and get you stuck in a contract forever.

We were at the New York-New York hotel in Las Vegas when I was approached by some Wyndham representatives. Initially, they asked if we were guests of the hotel and if we wanted some free vouchers. Then they said they would give us the free vouchers for food or gambling and a free hotel stay but we would need to attend their short 90-minute presentation.
We were in that room for over 4 hours! We thought this would be a quick presentation, so we had our young children with us. Our children became increasingly more restless and hungrier as the hours went by. Instead of being sympathetic, the sales staff utilized this as a way to pressure us into a purchase. We were told that this would be an investment opportunity, we could take a minimum of two vacations per year, that we could resell this at any time or rent our timeshare points for a profit, and that the Hawaii vacations we wanted would be easily obtainable and available. They also signed me up for a high interest credit card to offset the Maintenance fees.
These are all lies, and we found out later that you can buy a timeshare on the internet for $1 and it is virtually worthless for resale. They never told us that our children must inherit this when we pass away and the maintenance fees continue to increase forever and the children would have little hope of selling it. The reward points from paying the Maintenance fees on their high interest credit card do not even come close to offsetting the monthly fees. They did not mention the fact that the $6,000 charge (down payment) they put on the card was nonrefundable. When we returned home, we discovered that they never gave us a copy of the contract! When I sent a letters to Windham requesting to terminate the agreement, a representative called me and when I said I want all communication is writing, they said they do not have time to write back to all the owners… I could go on and on, this has been the worst experience and its never-ending! Do not buy anything from Wyndham or trust a word they say.

When we made this purchase, we were told that this was an investment that would continue to increase in value, that the resorts were for the exclusive use of owners, that we would have no issues with booking locations we were interested in visiting, that the maintenance fees would remain low, and that we would be able to easily transfer our points to RCI if there was ever somewhere we wanted to visit outside of where WorldMark had resorts. We have come to learn that these resorts are available to anyone, which has caused us to never be able get a reservation as “exclusive owners”! Once Wyndham took over, the situation went from bad to worse. Now our maintenance fees increase yearly with no end in sight. My mother and I are on the loan together, yet they continually allow her to make purchases without my knowledge or consent. This company is terrible, and I believe that they have continuously taken advantage of my mother due to her age, which is considered elder abuse. Do not trust Wyndham or Worldmark!

We first became owners with WorldMark in 1998 when we were asked to attend a timeshare presentation in Los Angeles. At that time, we were told that we were purchasing an ownership interest in the company that would allow us, and our family, to take great family vacations now and for generations to come.
In 2015, we arrived in Las Vegas and were told at check-in that we needed to attend an owners update meeting to learn about the changes to our membership. The staff told us that WorldMark had merged with Wyndham and that we would need to upgrade into their program in order to continue to utilize our points. My husband was not with me, yet they insisted that I could make this purchase alone. However, when I finally agreed and they had me sign the contract electronically, they asked me to sign on my husband’s behalf. How unethical is that?
Every time we tried to use our timeshare, we never had enough points to book, so we would be talked into purchasing more points. It was never explained to us what we were spending.
When I tried to call and get a payoff amount, we learned that we owed over $40,000! We are paying over $12,000 a year for something that we cannot use with no end in sight. This company is terrible!
