Company offered me enough points for a free rewards night if I stayed two nights. It so happened that I needed to be away from home, as my home was under repair, so I booked into one of their local hotels. Then after I checked out, I ended up needing another night away from home so I booked into the same hotel for another night. Later I noticed they didn't give me the reward. When I asked why, they said it was because it was two consecutive nights in the same hotel, and they only count that as "one stay." I guess it's my fault for not reading the fine print, but I feel like they didn't honor the spirit of their offer. They wouldn't budge on it - no flexibility at all. That doesn't bode well for dealing with this chain overall, so I'd rather stay and collect my points elsewhere.

This is a warning to anyone who may be thinking of getting involved with Wyndham. They are a corrupt and deceitful organization! Beware of Wyndham timeshare sales team. EXTREMELY UNETHICAL and OUTRIGHT THIEVES! Without our consent they opened TWO credit cards in our name! These snake oil salesmen sold us the timeshare as if it was actual real estate!!!! They lied to us and told us that by upgrading the ridiculous fees for maintenance would come down. We foolishly believed these phonies! They wouldn’t give us a physical copy of the contact we signed with them, only a thumb drive. The did so on purpose to make sure we didn’t see that there was rescission period. Very scummy! There is no reason why anyone should even consider buying with Wyndham timeshare because you can book a stay at their properties online without putting your family into debt!!! They are vicious predators, and they will violate the law to sell you timeshares! No truth in lending. False urgency. False promises. Wyndham needs to be exposed!!! Look at what others are saying about them. If you see anything having to do with Wyndham STAY AWAY!
Wyndam is a scam and lier
You would say its common knowledge nobody enjoys being HARRASSED, well Wyndham doesn’t understand common human decency, because oh they sure do love to HARASS US! Being lied to and pressured into purchasing a timeshare wasn’t enough for them, they must continue by harassing us. Since making this purchase it has not only brought an incredible negative impact on our lives, but also has taken a toll on my mental health. We have been tricked into purchasing timeshare ownership with Wyndham. Anytime we travel, they force us to attended ridiculous sales presentation that were well over 4 hours, and the entire time they just scammed us without us even knowing it. All the sales reps are all playing the perpetrating the same scam and just trying to get people to get VIP status, all they are worried about is making that commission, and they don’t care if they lie or cheat people out of money. This entire scam has caused me emotional damage and I had to go on disability at work due to the amount of stress of not being able to make payment, I cry my eyes out just knowing all the debt these salespeople have caused my family. It is sad how you allow this to continue Mr. Brown, all these salespeople are doing is scamming owners and preying on gullible people and pressuring them with lies and broken promises.

Welcome to Wyndham Vacations where they specialize in misleading, dishonesty, and deceiving their guests, where one can thrive at being a con artist. THEY ARE A JOKE! My wife and I have had a terrible journey with them for over 16 years, it’s a nightmare we can’t seem to wake up from. We were tricked into purchasing a timeshare under false pretenses, since the start it’s been one big fat SCAM, always selling more and more points dragging you into more debt, they know the key words to tell guest to trick them into buying, all I’m saying if you get approached by a timeshare sales rep just ignore them and keep on with your day. Oh, and if anyone is visiting Branson, MO and you are approached by a salesman named Mitch…scream and run. I am telling you this from firsthand experience, he acts like he cares, and he tells you he’s “Not” a salesperson and warning you “not to speak to any salespeople” meanwhile he’s the most deceiving of them. All he did for us was drag us into a hole of debt…STAY AWAY!
Scam Artists-Beware
I have never disliked a company more than Wyndham. I have only dealt with them for a few months. But it’s truly been a miserable experience. My wife and I went to a presentation and heard all these wonderful things about the vacation package (they said it was NOT a timeshare). We decided to take the dive and found out later that it was all different than we had been promised during the sale. I read other horrific reviews of Wyndham and found that our situation was quite similar to others. We fell for the same scam most people here did. It looks like Wyndham has a habit of not disclosing fees or telling people that their family will inherit the TIMESHARE, and not allowing the contracts to be cancelled even when THEIR salespeople are negligent. I hope this saves someone else from the frustration the rest of us have endured.

Wyndham is complete garbage! Nothing but lies and deception from the start! DO NOT BUY WYNDHAM TIMESHARES. Beware of the false promises and outright fraudulent lies. The sales team deceived me by telling me that I was buying actual property in Hawaii when indeed, their timeshares are worthless and nothing more than a giant, costly burden. They went as far as to say that buying a unit with them and renting it out will allow you to make passive income. What a load of BS! They will say anything to get you to sign their timeshare contracts! No matter how many times we declined, their salesmen would not take NO for an answer. They are a despicable company for not being truthful about the TRUE COST of their junk timeshares! You end up paying an ASTRONOMICAL price for something you can get at a fraction of the price online. Their availability is the worst! Good luck booking anywhere you actually want to stay! Their entire timeshare scheme is fraudulent. Wyndham timeshares will ruin you financially. Read what others are saying about them! They clearly have a HUGE problem with their truth in lending practices but somehow get away with it through legal loopholes and strong-arm contracts! What does it say about a company who practically forces you to open a credit card to pay them? IT MEANS IT’S A RIP OFF!!!! SHAME ON WYNDHAM! I will continue to EXPOSE these deceptive sales practices!

Wyndham is garbage! Worst “investment” ever. Our experience with them had been nothing short of a disaster. It all starts with a high-pressure sales meeting and once you’re locked in, they try and get you to attend more and more meetings! If Wyndham cared about their owners, they’d give you the proper package the first time you buy; instead of constantly getting us to upgrade to enhance our experience. Beware of their “owners’ orientations”! They lied about priority booking and they lied about the “free” vacation we were promised. You would think a prominent name like Wyndham would mean quality resorts and value but as it turns out it’s all just a swindle. I highly recommend avoiding buying Wyndham timeshare and don’t bother staying at the properties. If there was a way to rate them lower than 1 star I absolutely would! NEVER would have done business with them if I knew their true intention and their lousy availability!

All this company has done in my experience is commit FRAUD. Wyndham used multiple salesmen, lies, and pressure to sell my husband and I a contract. The purchase price was $58,000, and that was AFTER a $43,200 discount! We accepted because our salesman made a big deal about it being an investment toward our future since it was a real estate purchase. After traveling a couple of times, we realized it was not worth the outrageous amount we are paying for it. We found out later that there is no real estate. We purchased useless points that have ZERO value on the market! What’s worse is the fact that we were not told about the extra costs. Maintenance fees are $2,900 + per year, plus $87,000 in interest over the ten-year loan!!! I am currently paying over $12,000 per year and all I have gotten is trouble making reservations. On the off chance I can actually book something, it’s never to anywhere I WANT to go since availability is scarce!

WYNDHAM WARNING: If you are disabled or sick, stay away from Wyndham. Even if you aren’t, you should run from these compassionless soul suckers. Their employees lied to sell me the timeshare I bought. Everything I was told from the start was a misrepresentation of facts. It’s not the real estate investment they promised. It is a financial nightmare. The easy reservations they promised is a joke. I have only been able to vacation once in over 3 years. RCI was supposed to be useful for reservations also, but even with that, I cannot find anything available anywhere! They even lied about point values. I was told that I could stay in a resort during the off season for about 7,500 points. Well, it turned out to be 30,000 points per night! HUGE difference!
To make matters worse, I have been diagnosed with a rare form of incurable cancer and can no longer travel. Even with this knowledge, Wyndham will not let me out of the contract. I won’t even live long enough to pay off the loan, and they don’t care!

We first learned of Wyndham when we visited “Broadway on the Beach” in South Carolina in June 2018. We were approached by one of their employees at the visitor’s center and offered discounted tickets to different local attractions if we were to attend a one-hour presentation. We agreed with every intention of making NO purchases. This began with a tour of the Ocean Blvd location where we were told that the only way to stay at a resort of that caliber was to be an owner. No matter how many times we said no, she continued to press upon us all the amazing things that we could experiences as owners; VIP access at Disney World, the bonus points that we would receive, the investment opportunity, and the rental income that we could make. We have since learned that none of this is true! Every time we have tried to use this membership, we have been subject to “owners update meetings”, which are really just more pressure-cooker sales presentations. In each of these situations, we have been subjected to lies, degrading comments when we refuse the demands of their employees, and deceptive sales tactics that have put us in a situation where we now owe this company THOUSANDS of dollars for NOTHING. I cannot believe a publicly-traded company can treat people in this way with no consequences.
Vacation Ownership NIGHTMARE
Buying my timeshare through this company has been a HUGE mistake. I was not properly informed during the sale about what I was really getting and have complained to WorldMark and have been ignored! The salesman I dealt with promised I would have rental income, which is not possible. He neglected to tell me that I would be stuck paying maintenances fees for the rest of my life. I was lied to about credit reporting and told that the “mortgage” would NEVER be reported to the credit bureaus. I found out that was a lie after my credit score took a significant hit, especially because they ran it TWICE. I also found an additional account on my credit because the salesman opened a credit line (separate from the mortgage) WITHOUT MY CONSENT!! This “investment” has turned in to a catastrophic financial burden.
I have never been so disappointed
I have never been so disappointed with a company as I have been with Wyndham. I expected that my husband and I would be told the truth and get what we paid for, especially from such a large, well-known company. Unfortunately, this is not what happened. The staff is aggressive, and they will tell all sorts of tall tales if it means they make a commission.
The presentations are not an hour or so long. Expect to be there for a minimum of 4 hours. If they promise you access to Disney World resorts, it’s a lie. When they say that you can will the timeshare to your family, keep in mind that they will be responsible for the high fees associated with the timeshare. During an upgrade presentation, we were told that a $9,000 deposit would be refunded to us, but we never saw that money again. Interest rates and total costs are never disclosed. Nothing was done properly or truthfully.
Don’t let these scammers take your money. We have dealt with physical symptoms of the stress this situation has caused and would never want anyone else to go through the same thing.
Wyndham has very unethical employees…
Wyndham has very unethical employees that have no problem lying to your face to make a sale. My husband and I were told that when we paid off our timeshare, we would have no additional fees, but did not say maintenance fees had to be paid for life. There are ALWAYS issues with availability, even after we were told we could stay anywhere with our points. When we voiced concerns about this, the only resolution was an upgrade. We were promised lower fees than we originally had, however, the cost increased significantly - nearly a $400 difference per month! They purposely did not disclose anything in the contract. They were hiding the fact that they were processing an upgrade. It was described as a restructuring of the original loan.
Everything they say is contradicted in the fine print of the contract, which we were rushed through in signing, with only short and brief descriptions of what we were agreeing to. DO NOT GET IN TO BED WITH SUCH A SHADY COMPANY.
Terrible Sales Practices
Wyndham property has a whole I would give good ratings, but the Sales team practices are terrible. I have attended several presentations, as a Discovery member, and never had a problem walking away without signing up because I knew it was not in my best interest. When I attended the presentation in Nashville I told them why I don't become a member and they said if I sign with them they can get me what I want, so I did sign the agreement.
The next day I was uncomfortable with my decision because I made it under the pressure of running out of time (we had another couple waiting impatiently for us) and I didn't do the research I would have liked to, so I asked to cancel to contract. The Sales Rep talked me into waiting and to take some time to think about it, never giving me a timeline to work with. I did that and discovered that they were not going to give me what they said they would and denies they ever said they could. He flat out LIED to make his sale. I attempted to cancel and they said it was too late.
I called a couple different numbers and wrote a letter asking for someone to talk to me about my concerns, but I never got a response. Word to the wise: If you go to a presentation RECORD THE MEETING!

I have been insanely frustrated with Worldmark by Wyndham! I have been an owner for 8 years and all I have to show for it is wasted money and thousands of dollars of debt. Being roped into my latest upgrade in 2019 was the final straw.
My biggest issue is the fact that I can NEVER get a reservation for when and where I want. When I expressed this in 2015, I was assured that an upgrade would solve my problems. Well, it didn’t. Years went by and I had the same problem over and over again. In 2019, I was finally able to book a trip to Branson and was invited to another meeting. Again, I voiced my displeasure and was given the same answer as 4 years prior. An upgrade will solve everything. They brought out even more information about the upgraded “property” being a “legitimate real estate investment” with the opportunity to rent it out for additional income. All lies! Because I did not know that at the time, I agreed to the upgrade.
Did it fix anything? NO. Am I still wasting money for nothing in return? Yes. In fact, the full amount of the loan was never disclosed so I found out later that by the time I pay off this newest contract, I’ll be $47K in the hole! All of this to be members of an “exclusive” club. Here is a helpful hint, do not buy a timeshare. Go online and book the same rooms as a non- owner but stay away from those presentations!!
Wyndham timeshare does not care about Sr. Citizens
Wyndham timeshare and Shell Vacation Club do not care about senior citizens, they don't care about health issues, they don't care about people, they only care about profit. My wife and I purchased a timeshare in 2006 and we have never used it ONCE, even though we paid the mortgage loan balance in full at the time of purchase. We have paid them close to $20K and now due to health issues and disability and age we can no longer travel. We asked Wyndham (they now own our timeshare since Shell went bankrupt) if they had a program that would allow us to exit the contract, and they told us it was not possible and that we have to try and sell the timeshare. They sent us to their authorized re-seller who then told us that our timeshare unit had a negative value and it was not possible to sell. We continue to get bills for maintenance fees and club fees for something we have never used and have asked for Wyndham and Shell to work with us so that we can exit the contract but they refuse. We signed the contract and have paid the money to them for 15 years and we were able to use some of the points from this timeshare to help with vacations in the past in conjunction with other programs but now my wife is in a wheelchair, and the last two times I travelled I ended up in the emergency room due to asthma issues. How can a publicly traded company that is worth hundreds of millions of dollars care so little about their clients??? Haven't you already made enough money off of us? Don't you have a heart and a soul for aging owners facing health issues? Don't you have a hardship program? We never knew this was a LIFETIME contract that we signed, we were told it was an investment and we could get out by selling but now we know it has negative value and that was a lie. Do the right thing and let us out of this contract now, there is no reason that we should pay you all of these fees for the rest of our lives when we will never be able to use the unit.

I have been completely disappointed by Wyndham, their product, and staff. We were lied to from day 1 in our presentation. The sales reps were pushy and gave us false information to trick us in to buying a timeshare. When we said we wanted to vacation near Universal Studios, our salesman said we’d be able to get discounted park tickets as owners, but that never happened. My husband and I REPEATEDLY told them we could not afford to purchase the timeshare but that did not stop them! All they did was offer smaller packages with lower prices no matter how many times we said that my husband was not currently employed.
They offered a $20,000 contract and lied saying we could refinance the loan. I told them we still could not afford a down payment, so they opened a credit card in my husband’s name! No matter how many times I asked if there were cancellation option, I got the same answer, we could cancel any time. Again, not true! When we finally caved, we were rushed through the contract and just shown where to sign.
HORRIBLE SCAM BEWARE
Wyndham is a terrible company to do business with and has been such a headache! I should have known from day 1 that there would be issues. The first lie was how long our presentation would be. The rep that roped us in knew my wife and I were on an anniversary trip and promised they only needed 30 minutes of our time in exchange for a $100 gift card. That 30 minutes turned in to 5 HOURS! Five hours of multiple sales reps and managers hurling numbers at us and offering freebies, never taking NO for an answer. We asked for time to discuss these offers in private but were never left alone.
We have attended multiple “update” meetings since then, all of them were attempts to upgrade us. Every time we expressed the issues we were having with booking or fees, the answer was always to upgrade, as if it solves all problems. Each time, they also lied about the timeshare being property and earning equity. Also, our children could take on the timeshare when we pass but it was not disclosed that they’d be responsible for paying thousands of dollars a year for it. Everything we were told was a lie!
If you are considering becoming an owner, please take this as a warning and RUN.
This past June
This past June, we were staying at the Stratosphere in Las Vegas when we were approached by members of their hotel staff and asked to attend a 90-minute presentation. We were offered free gambling chips in exchange. This seemed like a great value for our time – Boy, were we wrong!! This ended up taking more than half of our day!! The Worldmark sales staff told us that this would add value to our family and the way that we vacation, showing us all sorts of videos and photos of the exotic places that we could visit. Over the course of those 4 hours, we were told that we would be purchasing a piece of real estate that we could rent out to friends and family to make rental income, that if we wanted to no longer be owners, we could call AT ANY TIME and would be released from this contract, and that there would be no additional fees other than the monthly “mortgage” payment that we agreed upon. When we asked about the maintenance fees mentioned, we were told that these were infrequent costs that we would MAYBE pay every 5 years. NOTHING they told us was true! We are now responsible for a MONTHLY maintenance fee, this cannot be rented out, and when we have tried to “call the number” to give back our ownership, we were told that program did not exist!! What kind of company does this to people!! We want out of this nightmare so that we can build the family that we have always imagined, yet Worldmark is stealing that from is as well.
