I recently worked with Landbay on a mortgage case where an issue arose regarding solicitor representation after the mortgage offer had already been issued. Given that both the applicants and seller were keen to complete as quickly as possible, time was of the essence.

I contacted Harry Phillips, who immediately took ownership of the matter and ensured it was prioritised. Thanks to his prompt action, professionalism, and clear communication, the amendment was processed efficiently, and an updated mortgage offer was issued on the same day.

What could have been a challenging case was made very straight forward by my BDM (Alex Witham) and the underwriter (Sian Robinson).

Woeful service and assistance with BTL mortgage when life events inc mental/physical health deteriorated. Constant references to "head office" all whom offer ZERO help at all, on contrary merely threats and accusations. Avoid Landbay!

My experience with Landbay has been very disappointing.

The application and mortgage approval process was straightforward, so I initially had a positive impression of the company. Unfortunately, the experience changed completely when I redeemed my mortgage.

After redeeming my mortgage in June, Landbay still collected the following month's mortgage payment, despite the mortgage having already been redeemed. I was told this was because they were "working on closing the account." It has now been around 6–8 weeks, and the matter still hasn't been resolved.

I've contacted Landbay on approximately four separate occasions and have repeatedly been told that someone will call me back, but no one ever has. The lack of communication and follow-up has been extremely frustrating.

Based on my experience, Landbay's customer service seems to be good while they're arranging your mortgage, but once you're redeeming your mortgage and leaving, the level of service drops significantly. I would urge anyone considering using Landbay to be aware of this before committing to a mortgage with them.

Landbay is an excellent lender to work with. The process from application through to mortgage offer was incredibly smooth, with clear communication and efficient turnaround times throughout.
