Stay away from this Estate Agent if you can. Poor customer service and very rude behavior. Went to view a property and their customer service was as poor as it can be. Just made us feel like they are giving us a favour by letting us view the property. When asked to have another look into property we were refused straightway despite no one else being there to view. The guy was so rude that he slammed the door even when we were talking. Stay away if you want a peaceful renting or Buying experience of property

We're renting a property through Edward Mellor and it's the worst experience I've ever had with a letting agent, and that's saying something from some I've had in the past.

They don't respond to issues. I haven't had a response to the formal complaint I raised 3 months ago. Only fixed a hole in the roof that was leaking onto the landing after we sent them photos of the water pooling in a light bulb! House we moved into was dirty and had building materials left around. Absolutely no customer service skills or general decency at the place at all.

They can only handle one issue at a time and you have to repeatedly call and email to know the status and get them moving. They're appalling. They claim it'll take 48 hours for a manager to phone you back - must be because they're busy with complaints 24/7. Avoid avoid avoid.

Would stay away from this estate agent would avoid at all costs they didn’t get back to me when I was intrested in a property despite sending them ample evidence.

The lady I spoke to me assured me that they would be touch never heard anything despite me ringing multiple times.

Astoundingly incompetent. Their lettings procedure is just bizarrely, illogically convoluted and complex. Our estate agent requested last-minute documentation and referencing the day before we were due to move in, and I had to leave work to go home and find the relevant docs. Everything they asked, we provided within minutes of receiving the request, but they took so so long to process anything, and asked for the same information again and again. I had a removals van booked weeks in advance, which I repeatedly reminded the estate agent about, and yet we were only able to get the keys the morning of the move. If they were letting a castle in central London for £20 a month, I wouldn't touch it because it wouldn't be worth it to endure their ineptitude.

I would not recommend renting out your property through Edward Mellor. They have managed my property for 6 years charging £90 a month. They have been appalling and rude, ignoring calls and not returning them when promised. All they are interested in is the £’s and no service to accompany this.

I have. Bought & sold a few property's over the years but never had a bad experience like I have had with Edward Mellor Estate agents if you don't mind losing money on serveys I was a buyer of one of there property's I had a verbal agreement with this estate agents once the servey had been done the house would be sold subject to contract & I would proceed with buying..... Guess what after the servey they broke the verbal contract & carried on selling the property which wasn't agreed before I payed for the servey.... My advise to prospective buyers & SELLERS BE WARNED NOT A GOOD FIRM TO DEAL WITH.

Used edward mellor to put our house on market was on for 3 months not one offer, photos were badly done no help in actually trying to market/sell the house kept trying to reduce it for easy sale not helpful in achieving a good value, director rang to find solution and arrange a meeting never followed it through.. would not recommend absolutely useless not one to write harsh reviews but this was so frustrating service and for the higher cost.

Doesn't head office shake them up or are they as bad?

They don’t communicate with each other, don’t reply to emails, poor customer service, bad attitudes. Badly managed. Contacted Ombudsman. Put your dissatisfaction on social media! We got our deposit back the same day! Useless!

I was interested in a property but hadn`t had a chance to look over the legals properly. 10 minutes before the auction ended had a call about all the great reasons to purchase this through Edward Mellors Auctions. Looks like i now have to serve a section 21 notice that could take 6 months to remove the current tenants as they are not responding to messages. Buyers beware

If you are thinking about paying Edward Mellor to manage your rental property, you may as well do it yourself!

Really poor communication across the board, no relationship or communication with the tenants (my tenants hadn't been spoken to in 10 months!), unable to supply simple documents on request such as contracts, lack of guidance and support on simple matters, the list goes on...

Issues raised with them but continued.

Shockingly poor - they give estate agency a bad name. We tried to buy a property through them. Chain-free so should have been simple. Their greed and appalling "sales progression" caused the purchase to break down. To rescue the deal they then promised faithfully to work diligently to complete at pace. They broke that promise big time. Missed two target exchange dates. By the third date, they still hadn't arranged for their vendor to have his most basic paperwork in order. We had repeatedly asked them to make the vendor aware that this was going to cause chain collapse. It did collapse - the vendor appeared surprised and claimed that Mellors had not told him about the problem. As a result, we had a day to arrange last-minute storage for the contents of the house, find short term accommodation, and have lost many thousands in mortgage penalties and associated costs. Icing on the cake was an email the next day from Mellors saying they still hadn't got the paperwork in order to be able legally to sell the house but they were going to put it back on the market anyway and for more money, so essentially a great big "screw you" from them.

Avoid renting from this company. They will chase you to do this at whatever timetable is good for them around inspections and viewings and then literally hang up on you when you want your deposit money back afterwards.

Their staff are friendly but incompetant, they do not care about anything to do with tenants except collecting rent from them.

If I could give no stars, I would.

We recently bought our house through Edward Mellor. The whole process has been absolutely horrific. It was hard enough to arrange a viewing of a property, but once we were lucky enough to have our offer accepted, we were passed through to the 'sales progression team'.

The Solicitors acting on behalf of the seller took a month to send a contract pack, 3 months to answer an enquiry, and then four months to send an enquiry, which nearly caused the entire chain to collapse. All while blaming my solicitors. Despite raising major issues to the progression team, their lack of urgency and action was astounding. When I tried to get them to contact the solicitors with these issues, or ask for an update, they never knew anything nor tried to push the process on.

Routinely your email would be ignored, the person you needed to speak to would be on another line, or would simply not reply to voicemails. When these issues were raised, you were met with 'I'll call the vender' which to my eyes achieved nothing, assuming they actually did anything.

When you call the office you are ignored or fobbed off in even the most basic of questions. Such as, is it a leasehold or freehold? (never received an answer until a land issue came up in the searches). At one point i was even told not to worry as the property was empty, despite this estate agent's client living in the property still.

Shocking service, I would never recommend anyone to buy or sell from this company. If you look up incompetent in the dictionary, it would read 'Edward Mellor'.

I had Sharon-Ann Ogun based in the Droylsden branch of Edward Mellor as my mortgage advisor for my recent house purchase and no word of a lie she is the best of the best! Sharon-Ann is experienced, professional and most of all the most down to earth and friendliest person I have ever dealt with in any business industry! Buying a house was one of the most stressful experiences of my life and to be honest if it wasn’t for Sharon Ann’s positivity, support and going that extra mile and beyond I would have given up and just gone down the renting route to save the hassle! She explained everything to me from day one, she answered all my questions (and believe me I had many!) with patience and confidence and I knew she had my best interests at heart as her client from day one and she continued to have my best interests at heart and fight for me and my mortgage until the end when I eventually got the keys to my house :-) If you need a mortgage advisor with fire in her belly and a heart of gold go with Sharon-Ann you won’t regret it!

ITS ALL WRONG START TO FINISH. UNDERVALUE PROPERTY AND INTRODUCE THERE CASH BUYING FRIENDS. NO NO NO.

USE A GOOD KNOWN AGENT AND PAY A BIT MORE. No point saving £250 on fees and loosing many thousands on the sale.

I WAS SCAMED WITH SOPHIE MACKASKILL WHO WORKS CLOSELY WITH THEM TO SELL AT UNDERVALUE. My Site sold on Oldham st 750k with there special system. Today half the site is on the market at 1.5 m.

Edward Mellor laugh and say what are you going to do about it. It’s a game to them that they feel is without consequences. They have been getting away with it for years. Total Scam and when I make complaints they threaten to call the Police. The Law should protect the public from such unscrupulous companies.

Disgraceful from start to finish. No communication throughout our sale. Stockport branch needs closing. Never returned calls. Showed no empathy what so ever. They couldn't of been less interested. It was like talking to a brick wall. The only time they contacted me was on the completion day because they wanted their money. Totally disgraceful. Avoid

Would not recommend this estate agent, they did the bare minimum for our house sale. They lose interest once they get the business, poor communication, our sale dragged on for ever then got told last thing on a Wednesday that the buyer wants to move in Friday, the most communication we had was on the last day mithering for the keys every half an hour.

Dealt with Darrio Sinclair throughout the process of purchasing a new home in their Levenshulme branch. Really friendly guy who with excellent service. Aways in contact, followed up discussions/queries as agreed and all round really helpful / informative.

Excellent communication from Frankie,following the progress of the property even before we had an offer.
Keeping us informed when things happen and what will happen next.
