Random cold calling...
Haven't had any dealings with this company other than random phone calls, on calling back I got an answer machine "telling me I'd been looking on Zoopla" then directed to a call centre run by Edward Mellor.
Clearly a very desperate company looking for business, I've never looked on Zoopla and have no need of an estate agency, judging by other reviews on here they are clearly a company to be avoided at all cost random cold calling doesn't reflect well on any business.

I would not rate this company. Underhanded unprofessional incompetent and poor communication.
They accepted my offer on a property allowed me to pay in excess off £500 for the survey. Refused to mark it SSTC as they were taking names and numbers of other people interested all along.
This would be ok if they had been open and honest so I would not have had a survey done or pursued it.
Biggest regret not checking their reviews beforehand. I will be pursuing my complaint to the property ombudsman and taking further advice.

The most useless estate agency I have ever used sold a bungalow and for £ 3500 they did absolutely nothing. No feedback. Never returned calls had no idea how the sale was progressing. My advice is use anyone but these one star is simply one to many. Unfortunately my brother in-law instructed them before I had chance to advise him otherwise. Just look at the reviews and walk away.

Viewed a property, made a offer same day, Edward Mellor assured us the offer would be put forward to the seller, 10 days later no update - I am convinced the offer wasnt even put forward! They came back almost two weeks late advised another offer had been put forward (surprise, surprise) so we then up'd over offer to then be told we needed to increase by a bit more. Growing suspicious we asked them to show us proof that the offers had even been forwarded to be told that the initial offer had been overridden by the higher amount, therefore they couldn't show us the proof!!!!
They were also very very pushy and wouldn't even let us view other properties without showing them proof of funds even just to do viewings!! Total nightmare of an agent - avoid!
Edward Mellor are totally shocking
Edward Mellor are totally shocking. In 2021, I was left to stay at my elderly Grandad’s for three months with my 4 year old, due to my ceiling collapsing. I had to wait nearly 4 months for a repair, a agent advised me on the phone that I didn’t have to move out of the property, and that I could cook in the dark when I finished a shift at 11pm at night and take a shower at other people’s houses. In August 2021, I noticed there was a rather large crack in the exterior wall in my yard, I reported this straight away. It has not been dealt with and now the wall is the point where it will mostly likely collapse soon. Andrew of the financial department is very passive aggressive, I’m down £525.00 as Edward Mellor wasn’t able to locate my rent payment. The property manager Jade, constantly tenant blames and on several occasions I’ve had to correct them of what’s actually happened. Manager Stacy is also extremely unhelpful and like Jade also tenant blames.
So so bad!
Something as straight forward as putting in an offer is like asking them to fly to the moon. 6 days later and I am not ever clear on whether or not they have even put my offers forward to the vendors. Absolute joke!

Edward Mellor Estate Agents shouldn't be in business.
Utterly disorganised and disinterested.
Mellow's business practice appears to be to employ cheap, low skill labour whilst creaming off thousands for each house sale. I never spoke to anyone vaguely competent. Every phone call was excruciating. Like trying to have a conversation with a decaying zombie.
This is not just my experience. The problems are structural. My brother and a friend had the exact same experiences. We were all pulling our hair out. This is how the business has been built and operates on a day to day basis.
At the key moments when a decision needed to be made I would ask Mellor for their thoughts, insight, recommendations. This is the biggest economic decision of my life (£250k+). I've never sold a property before. The staff at Mellor presumably know more about the process than I do - they sell houses for a living right?! Surely the reason they exist and I am paying them £3k is to benefit from their experience and professionalism?
So I ask: "One offer is from a buy-to-let, one a first time buyer, one is in a chain. What are the pros and cons of selling to each? Should I just accept the highest offer or is one buyer type usually more safe/reliable than the others?"
Answer (I kid you not): "I dunno, what do you think? Accept the one you think is best." !!?!?!!!!!!
This happened more than once. I never received an intelligent, experienced or considered response to anything from any Mellor representative. EVER.
So if Mellor don't provide support or advice garnered from their years of selling houses, they must be pretty damn good at the selling process itself then right?
Wrong.
After the house went up on RightMove I was inundated with calls from tens of random Mellor employees, all from different branches, asking if we were available to do viewings at this or that time or day. Many were asking about times where viewings had already been arranged.
I received so many calls from so many different clueless Mellor employees that I may as well have fielded the calls from potential viewers myself.
Why was this process not centralised. Mellor knew they had all of Saturday/Sunday to do viewings. Mellor knew THEY were doing the viewings. So why are they asking ME about each individual booking? Why is there no booking system? Why didn't they just field the calls, build a schedule in-house and then just tell me what the day looked like? Why am I the point of contact, doing all of their secretarial work? Why am I warning Mellor about their double bookings?!
On the first day of the viewings they sent an 18 year old kid to show people the house. I'm sure he was a lovely lad but he isn't going to be selling the property or providing quality information to potential buyers is he? I'm paying £3000 for this and Mellor is sending round cheap, low skilled labour.
Absolute guarantee if a buyer asked a question his answer will have been 'I dunno'. The exact same answer I kept getting if I ever asked Mellor a question.
So for the rest of the week we showed people round ourselves. These were the days the offers were generated from.
After the viewings we were passed to another section of the office. And from here on in I may as well have been sending emails into a black hole. Responses took weeks. Phone calls not returned.
Ok, so if Mellor are BAD at the process AND the specialist support. Then they must be good at advertising and getting potential buyers through the door right?
Wrong.
All the leads came from RightMove (which Mellor can't take credit for).
At the same time my brother, and a friend, were selling two very similar local 3 bed semis, same build date, construction, style and price range (one even on the same road). Both on Mellor's books.
None of us ever saw any cross-pollination. I very much doubt Mellor informed interested parties about the other similar properties. They are 100% relying on RightMove. Which is fine when the market is busy, but it doesn't mean Mellor are actually doing any work themselves.
THREE THOUSAND POUNDS.
For what? Putting the property on RightMove? Having me do the scheduling/viewings? For zero advice throughout the sale process? For ignoring my attempts at contact?
To this day I have literally no idea what service they performed. For the most part they made things more difficult. A 3rd party that got in the way, delayed, made calls and emails have to take one extra step before reaching the right person. Created confusion and miscommunication.
Thankfully, in a way, the chain fell through in 2021. I pulled the house off the market, in large part because I couldn't bear to pay Mellor £3k, and waited out the contractual obligations and resold in 2022.
Strike's FREE service was not faultless but it was considerably higher quality than Mellor's total absence of service and ability.
Where are my Keys ???
Don't use this action site !!!!! Your bargain will not end up being a bargain -but an expensive mistake!!!! I personally will stick with other site like Yopa or Iamsold I will in the future.
Edward Mellor will sell property with a tenent in situ - but please don't expect a spare set of keys for a your Investment Property Lol

I’ve sold 2 houses in the last 12 months and the two experiences couldn’t have been different. The first house was mine and sold in Disley with Jordan Fishwick. Elizabeth the sales negotiator was truly brilliant; she was knowledgeable, efficient, friendly and acted in my interests. The second house was my mum’s who passed away during the covid pandemic. No Jordan Fishwick in Marple, so regrettably I chose Edward Mellor. It’s amazing what estate agents promise when they want your business compared to the service you receive once they secure it!
In short, despite raising concerns regarding Angela Hamblett’s competency and lack of effort to progress my sale, the manager Mark ignored my emails and phone calls. I requested the house went back up for sale as the buyer wasn’t in a position to proceed for over 6 months - again I was ignored as they acted for the buyer and not at all in my interests.
The house eventually sold on 29th June 2022. The last contact I had with them was
18th May 2022, informing me searches were back -over 7 months since I was told the buyer was a cash buyer and not in a chain. The buyer was in a chain of 4 other people it transpired.
I paid Edward Mellor £3.5K from the sale and I haven’t received a call or email since 18th May - nothing at all!
Please learn from my experience - selling is traumatic enough, especially when a loved one has deceased, I couldn’t have been treated more callously. There is no excuse.

Very disappointed. Me and my husband we are registered with Edward Mellor for some year now. We are first time buyers and we're looking for the house which will meet all our expectations. My husband after viewing of some houses was cold fussy just because he didn't like the house, like it wasn't what we are looking for. And when finally we found house we like we put our offer. After that we need to chase agents to call them just to find out updates, if we were successfully or not, they couldn't say streight that house went to another buyer. It always was excuses about person been on a meeting or just passing calls on another person. Allways saying will get back, but never happend!!! Very unprofessional!! Very disappointed!!! For people who's looking to buy house from this agency, be sure you never will get to buy house you want, never!!! When they write price in region, it means guid price and you will need to put thousands and thousands, like you would buy house on auction and the biggest amount would win. That's their style!! Even if you would put 20 000 on a price its still won't be enough to get the house. Company love money to much! Don't care about clients or they needs or wishes. Just want to push dodgy houses on people. My advice is avoid, avoid, avoid!!!!!

Worst Agent and Racist
This is the worst agent we have seen and I am not surprised by the overwhelming majority of negative reviews here.
We drove a long way spending a lot of money to just view a house. Since the property has been on the market for a few months we asked before the viewing if there’s scope for negotiation and they said yes and gave us a range. After the viewing we made an offer and to our surprise there was no sense of joy, but instead they started questioning our affordability. I already said we had an offer on our property and we have an MIP in place from our independent mortgage advisor already. They then asked me which agent our property was with and I gave them the details of the two agents. We waited two or more days to hear back. I had to call and email them multiple times to get a response. I have never seen anyone having to wait for so long to hear back after an offer. When we finally got hold of the agent she said “WE HAD CALLED YOUR AGENT AND THEY SAID THERE IS NO OFFER ON YOUR PROPERTY”. I felt insulted at this point and questioned myself whether this was discriminatory just because we are of a different race. I still patiently told her that she called the wrong agent to which her response was not “sorry” but instead she asked for my contact at the other agency. At this point I felt insulted and annoyed and asked her “Her vendors have not found a property yet to move to so why was she asking us all these details before even looking at our MIP”. She ignored my question and instead just started saying there is a different offer on the property and I should up my offer. I was surprised because we asked them particularly whether there were any other interested parties and their answer was NO and so we felt like they were trying to play a bad game here. I made a higher offer anyway as we liked the property and did not hear back again until I chased them continuously. After she got back to me she did not mention about the other offer and just said that the vendor is looking for a certain range. We upped the offer again and said we need a swift response. Next day we got a one line rude response saying they have accepted offer from someone else. If there was a genuinely alternative offer then it’s okay but the way we were made feel was we felt quite insulted.
After meeting every possible revised offer demand from them and given there was no other viewing or offer that we were told off and when I asked what was the accepted offer amount there was no response and given they insulted us by contacting our agent behind us, I felt like they were trying to get rid of us from the beginning because of our RACE.
Where do I start?!
We're tenants, our property is managed by Edward Mellor.
Right from the start there has been problems. First, they were delayed giving us the keys for the property as on the day we were due to move in, we were sat outside our old property in the moving van ready to go with no word from them on what time we could collect the keys. Eventually we rang ourselves to query and we were told that the property manager "hadn't got round" to dropping them off with the agent in order for us to collect. It was 3pm at this point with 2 hours of business day left but apparently he was AWOL and it would now be the next day for collection. This rendered us homeless for a day.
That was day 1.
When we moved in, there was a key snapped in the lock on the back door. We ended up changing this ourselves as the property manager never answered the phone.
The front door handle was stiff to the point of needing all your human strength to turn it to open it. Again, we had to fix this ourselves as they never responded to the maintenance request. When we took the door handle off, just loads of broken metal poured out of it, the whole mechanism of it on the inside was broken, shattered and decomposed.
The gas meter is outside the property, which isn't the safest to begin with, and the door on the front of the meter box was smashed off, allowing in rain water, mould and insects. Again, we fixed this ourselves because they didn't respond to the maintenance request.
They arrived a week after we moved in in October with diggers and bulldozers and ripped up the entire of the back garden saying the landlord has pledged to build a new patio and lay new turf due to it lacking any TLC for a few years. So the diggers ripped it all up and dropped 50 tonnes of ground gravel down...and then just left it like that! It's been 7 months and they haven't returned to complete the job, so the back garden is completely unusable. We queried when the work would be completed months ago, they replied saying work would resume on March 10th and I should stay in to let them in. Nobody showed up. It's now May and nobody has been to finish the work or been in touch.
A fence panel was torn down during storm eunice 3 months ago, we registered a maintenance request as we were keen to get this repaired due to the neighbouring property having a large pit bull type dog that we didn't want coming through the empty panel due to us having 2 small children. They said they'd get a quote for a replacement panel and get back to us. As I said, it's now been 3 months and nothing and the fence is still broken.
They're constantly emailing us saying rent is late when it isn't, and every time we have to send them screen shots of our bank transactions showing the rent paid in full and on time.
We recently recieved an email with the following contact details to contact the maintenance manager, and I kid you not - this is what we were sent -
"Phone number 1 - ........
Phone number 2 - ........
Phone number 3 - ........
Email - nomail@nodotcom!"
Erm...I'm trying to just type the facts here without being unpleasant but it gets harder and harder as time goes on.
What I will say is that prior to moving in, our dealings with the agents in branch was great. The girls there brill and really helpful in assisting the application and referencing processes and fine tuning details of the move. It seems to be that once we moved in and the agents no longer deal with the property - and that gets transferred over to the responsibilities of a property manager - THAT'S when all the problems started and unfortunately, those problems don't go away unless you sort them out yourself at your own cost!

This is the worst estate agents I have ever dealt with. As a buyer on this occasion I am just glad it’s not me paying them as I would begrudge every single penny!
I have three words for prospective clients, avoid,avoid,avoid!!
Their communication is dreadful, you ring “Sorry not available, will get him to call you back” Never happens!
They don’t even reply to emails from our solicitor.
We are cash buyers,no chain and it has taken nearly 6 months to complete the purchase!!!
If you find that must have property and Mellors are the agents DO NOT use their recommended legal team, we did and had to change after two months as they had a cyber attack but neither they or Edward Mellor informed us of this and they did nothing for six weeks.
If I could give no stars on Trustpilot I would.
Awful and unprofessional.
Awful. Have been selling my Mother's house for a year. Told us the buyer they found was not in a chain. We are still waiting and have just found out the buyer is in a very long chain. We could have sought other offers. When it's sold, I'm refering them to the Prpoerty ombudsman for unprofessional conduct and will seek compensation.

Shocking company. I'm of a mixed background. I have friends from all backgrounds around the world. When I tried buying in an area from UK background, they were slow and tried putting me off the sale. Same happened with my African friend. Yet they were falling over themselves to sale to clients from UK background. Avoid at all costs!

I had James Stonehewer from Edward Mellor completed the valuation of my property back Last October, he is fantastic, polite and professional, which made me decide to appoint Edward Mellor as selling agent.
When the offer was accepted, initially everything went well. However when the sale progression team took over, the nightmare started! Here I have to mention Jackie Stirling who is in charge she is totally a time waster!!! In two and half months time, she had no communication no contact to solicitor to me, no update. I tried to contact her several times, she was either in meeting or she was not available. The receptionist confirmed me she will call me back however it seems not happened.
Before Christmas, I spoke to her eventually in the regards to the sale progress, however she told me very rudely I should ask from my solicitor instead. Then I explained her my solicitor has not had any update from the buyer side, so wondering if she can trace from the buyer side. I could feel she was in reluctant mood but she said she would update to my solicitor. After Christmas, I rang my solicitor asking if Jackie had contacted about the progress, he said she has not. I left no option but rang Edward Mellor again to work out the situation. Then Jackie made an excuse saying she could not get hold of the buyer.
In that evening which was 5th Janurary, she contacted me saying the buyer could not continue the purchase anymore... ... Which was absolutely shocking and gutted!!! Then I questioned her when did she contact the buyer or his solicitor last time and what the conversation was. And whats the reason the buyer dropped out after two months sale process taking place. The most annoying past is the buyer had not had any valuation placed in the past two months however she was not aware. Finally she only told me she would need to look back the record and provide me in details. As I've expected, her further response has never happened......!!! There was no apology but lies to get herself covered.
I am very concerned to Edward Mellor, the salesperson like Jackie whose title as sales progression advisor literally has no idea about how the sale has been progressed. It that a joke? is she inept or is she too proud, or is she not bothered at all??? Thanks for doing nothing however try to walk away with extortion from people!!!
