stockport office is great
stockport office is great! Cant help but think some of these people just want to put out negatives without having any. If you have repairs, unless URGENT and illegal to live with, they need permission from landlord to fix to make sure the funds are there. Make sure you understand this before tarnishing a company's name! Stacey R was lovely too.

I recently sold my property via the Woodley office and can honestly say that from the first contact to the last, every member of staff deserves a 5 star rating! Hollie valued my house and within a week of it going on the market, I received 2 great offers. Amber was amazing throughout, as were colleagues from Marple and other offices. The sale went through without a hitch and Tracey progressed the sale resulting in a 10 week completion! I could not ask for more and would highly recommend them. In fact, we are now in the process of selling my partner's home as well, we were that happy with the service. Highly recommend!
As bad as all Estate agents
I have been with several estate agents over my period of renting, Edward Mellor as poor as the rest. I'm a great tenant,rent paid on time,keep property updated and immaculate but unfortunately e Mellor are extremely poor on repairs (unless emergency) I have several ongoing minor repairs,even pre covid repairs, nothing dealt with despite numerous phonecalls. I even have an outside wall ready to collapse for over 2 months, boiler for a year,the list is ongoing. It seems Estate agents don't look after their tenants. Good tenants should be respected and looked after but money and greed is all they seem to be about. The renting market is not a good place. Overpriced and ridiculous.

Received great customer service throughout the process. Can't fault the team for their efforts with the initial valuation, good quality photos and video tour, and general correspondence. Despite the chain collapsing (through no fault of theirs), the team were quick to get our house back on the market and re-sold. We experienced a few hiccups towards the end of the process but Tracey at the Marple branch went above and beyond to get the sale over the line and we really appreciate the work put in. I can't speak for all branches, but would definitely recommend Edward Mellor for sales in the Marple/New-Mills area

Non-existent service. I chased on numerous occasions to ask them to sell my property. Never returned my calls or emails. Absolutely shocking!
This is the best agents we have encountered
We have plenty of experience with estate agents because during the time we have been looking for the right house and our experience with estate agents has not been professional and some don’t even ring you back. We then met a young lady called Daisy. Omg what a contrast from what we had been used to.
Any question we asked she was able to answer immediately and if she didn’t know she would find out and ring you back. She is a breathe of fresh air and has an old head on young shoulders.

I’ve sold 2 houses in the past 12 months and the two experiences couldn’t have been different. The first house was mine and sold in Disley with Jordan Fishwick. Elizabeth the sales negotiator was truly brilliant; she was knowledgeable, efficient, friendly and acted in my interests. The second house was my mum’s who passed away during the covid pandemic. No Jordan Fishwick in Marple, so regrettably I chose Edward Mellor. It’s amazing what estate agents promise when they want your business compared to the service you receive once they secure it!
In short, despite raising concerns regarding Angela Hamblett’s competency and lack of effort to progress my sale, the manager Mark ignored my emails and phone calls. I requested the house went back up for sale as the buyer wasn’t in a position to proceed for over 6 months - again I was ignored as they acted for the buyer and not at all in my interests.
The house eventually sold on 29th June 2022. The last contact I had with them was
18th May 2022, informing me searches were back -over 7 months since I was told the buyer was a cash buyer and not in a chain. The buyer was in a chain of 4 other people it transpired.
I paid Edward Mellor £3.5K from the sale and I haven’t received a call or email since 18th May - nothing at all!
Please learn from my experience - selling is traumatic enough, especially when a loved one has deceased, I couldn’t have been treated my callously. There is no excuse.

The worst estate agents on the street
The worst estate agents on the street, avoid at all costs!!! They lie about the value of your house just to get your business. I had to constantly push for the planning permission plans to be included on Rightmove and felt I was running the sale. They over valued it at £365k - £400k and then over a period of a 1.5 months forcefully tried to reduce it by £75k. They are incompetent and should not be in business. Absolutely useless time wasters!
They had no clue about our transaction or completion. Awful service
We purchased a Property through Edward Mellor and would seriously consider doing so again. The agent did not provide any updates on the chain throughout the whole transaction. They couldn’t have been less interested in helping the transaction progress. We had to chase and ask for updates, but were constantly told they had no update for us.
They never contacted our solicitor to check on our progress or if anything was needed.
On the day of completion, we had confirmation of completion from our solicitor at 10:30. At 3pm we had still heard nothing from the agent about collecting our keys. We then rang the agent who had no idea about the completion that day and said they needed to call the seller to see if it had completed (despite the Sellers solicitors confirming the agent had been contacted in the morning to release keys)
Frankly it was appalling service and I’m not too sure what they got paid for.

I sold my house through the Edgeley office, very pleased with the advice and communication. They asked questions about why I was selling and what was important to me and then we discussed the price and marketing ideas. They got it spot on, viewers within a few days and two offers right after that.
The sales process took a while, but I can't blame Edward Mellor for that, they helped me along all the way.

They are our property managers for a house we let out.

I assume the staff turnover is high because we have a different property manager every few months. Which results in things not being resolved and mistakes happening.
I won't be using them again in the future.

I TRIED to buy a home with them.
This is my experience with trying to buy a property with EM…
I arranged a viewing of a flat, and during the viewing, the tenant realised she might lose her home and got upset. EM letting agent hadn’t told her that it would be sold with vacant possession. The viewing agent just rolled her eyes, as if this always happens.
I liked the flat, and made my offer conditional on the repair of some leaks, which was accepted by the vendor. The condition was noted, and my solicitor was made aware of the condition.
Shortly after accepting, the identical flat in the next building came on sale at a lower value, so obviously I was annoyed that EM hadn’t told me another one was coming on the market (just 2 days later). I revised my offer slightly, and was sternly told by the agent to ‘not keep coming back with lower offers.’
About 4 months after offer acceptance, I asked how the repairs were going (on which the offer was conditional). The agent not so politely told me she didn’t know what I was talking about, and whilst on the phone eventually clicked on ‘offer condition’ and found what I was talking about. She then chased up with vendor.
Eventually, we rearranged a viewing when the tenant vacated the property. When I turned up, the agent rang the doorbell, and we waited to be let in. Who was going to let us in? The property was vacant. The viewing didn’t proceed.
When the agency did get the keys, we arranged another viewing, which I had to cancel due to my grandmother being taken seriously ill in hospital. Not a single ‘sorry to hear’ or ‘hope they are ok’. I asked them to send a video walkthrough instead, if the agent is still able to attend. They agreed, but didn’t send the video. When I chased it, they realised that the agent in attendance didn’t even work there anymore…
Finally rearranged another viewing now in the fifth month since offer accepted. Electrics were switched off, and repairs not carried out. I revised my offer shortly after viewing to reflect the condition not being met, and mitigate the risk I was taking on as a result. After discussing with the vendor, the agent was confused as to what leaks I was talking about, and was not prepared to revise the offer down. So that’s it, after 5 months, too close to my mortgage expiration to try to make my point any further, I just gave up on them.
If the vendor has any sense, they will try to sell with a more competent agency. Every phone call was answered as if ready for an argument, like that’s their default setting. The agent just needs to communicate, facilitate a sale, and turn up with keys. They struggled with all of that.

If i could leave no stars for this firm of estate agents I would, use Edward Mellor at your peril,
Make sure you get any agreement in writing as they will deny things said and agreed.
The Stockport branch have acted underhand resulting in our solicitors making a formal complaint
Useless in most areas of dealing with…
Useless in most areas of dealing with them is easiest to describe them. Previously, when we'd had our home up for sale with them the actually forgot it was available when I made an anonymous enquiry after noticing my details were not displayed anywhere in their Gorton branch. Then when we went on to buy a property from same branch they told us we HAD to get a mortgage quote from themselves even though we'd secured a mortgage which we'd showed them but they refused putting our offer to the owner unless we went through gheir process. Thst smacked of wanting 2 bites at the same cherry to us so we visited the owner ourselves telling her she was probably missing out on offers. She was furious, we got the house but not because they did their job she was paying them to do. Swerve if you can, seriously.

Arranged viewing (after producing proof of funds etc). When I rolled up the viewing had not been agreed with vendor, who closed the door. The agent was very apologetic, and said that he was just following instructions. Days later, we were contacted by the company to see how the viewing went, so the agent had not effectively feed back on the initial failure.
Stress fest 😪
I sold my house last year through Mellors to a developer they knew and had previously done business with,
We quickly agreed on a price, but the sale was dragged out for over 5 months almost costing us the house we wanted to buy,
The buyer of my house was aware we were coming to the end of our 6 month mortgage application, and used this to force me into renegotiating the price,
This practice known as "gazundering" is punishable in Wales & Scotland by fines, but sadly not in England,
Edward Mellors will likely deny any knowledge/complicity, but it felt they were working for the buyer, and not the seller throughout,
They did nothing to help speed up the process or reduce the incredible stress we were put under,
If you must sell via Mellors, avoid accepting offers from developers or cash buyers,
Best avoiding them completely to be honest.

Shocking company
Absolutely awful.My landlord used this company to manage my rental property and I had the worst experience with them. I have 2 children and another baby on the way and have a serious black mould problem in several rooms in my property including my children's room. When I initially brought the mould to their attention with pictures ect they instantly told me it’s a condensation issue without viewing or assessing it attal and that it’s essentially not their problem but after pushing the issue onto them further we later discovered it’s a roofing issue as I expected and still no action was taken for 5 whole months regardless of me calling and chasing up several times a week to resolve it. They have a complete lack of communication or care for their customers and are clearly only interested in collecting the rent.
Very poor service
Very poor service from Levenshulme Manchester branch leaving premises insecure on occasions, lack of communication and real lack of effort on their part of selling property, actually undermine you with buyers to work in the buyers favour to your detriment. I saw one review say one star is too much and I fully agree. This poor service was also followed up by threatening behaviour for a fee they had not earned according to my own legal advice. They threatened if I did not pay they would sell the debt on to a a debt recovery agency who would come and take the money anyway, disreputable company who you cannot trust. Stay away. You have been warned. Just look at all the negative reviews. We can’t all be wrong
