Incredibly Poor Experience
I am extremely disappointed with the service I received from Edward Mellor Auctions. From the beginning, their level of care and professionalism was severely lacking. They failed to carry out the necessary checks to confirm that the buyer was a genuine cash buyer, which caused a huge amount of stress and complications down the line. Once the auction ended and they secured their fee, they seemed to have no interest in helping me ensure the sale went through smoothly. There was zero aftercare, and I felt completely abandoned during the process. It’s clear that their primary concern was collecting their fee, not assisting me with a successful sale. I would not recommend Edward Mellor to anyone looking for a reliable auction service.

Not so good experience with edward mellor as the staff who was dealing my case was very rude
Levenshulme Branch, Round 3…
The branch’s refutation of my review itself contains several inaccuracies, each of which I could easily evidence through the raft of correspondence I have retained. For example, they refer to the kitchen. Two points:
1) the kitchen contained worktops over cabinets and a functional gas cooker. It was their representative who instructed me to have the property, including the kitchen, completely cleared before photos were taken and it was placed on the market, which I did. So the branch was responsible for the kitchen making the property not mortgageable, and as my representative for the sale gave me no warning it would be so.
2) they say their team provided a kitchen. It was actually the prospective buyer who offered to put a worktop and microwave they owned in there, so they would be given the mortgage. I agreed. Provision was nothing at all to do with anyone from Edward Mellor going ‘above and beyond’.
Finally, I’m pleased to report that very soon after the property was advertised with a very professional agency (Jordan Fishwick of Didsbury), there was a lot of interest. It sold for a cash amount of £183k, achieving more than Mellor’s managed. The sale was professionally handled and completed just before Christmas. This, I’ve learned, is the difference when you use professionals.
My opinion of the Levenshulme branch of Edward Mellor remains unchanged. I would advise anyone who asked me to avoid it.
Useless, underhanded company that exhibits bad practice
Huge disappointment dealing with this estate agent. Failed to sell my mother in laws house. Said it was unmortgagable when it actually wasnt. Encouraged us to go to auction when there was no need to. We feel they were not very transparent about their fees. Assured us nothing to pay when we parted amicably with them. At this point they didnt mention that in the small print was a clause that if the house goes on to sell to someone who had seen it with them, they can claim the fee. A friendly warning may have been nice. The house sold through a much more proactive agent, unbeknown to us to a lady who had seen it in the past. Infact we later found out that Edward Mellor had advised us to decline her offer. Fast forward to a debt collectors letter landing on our doorstep with a large fee to pay within 14 days. No previous invoices or phone calls to us, just this final demand! Absolutely appallingly bad practice. So basically, a warning to all that this is in the contract, please be aware. As for Edward Mellor, pretty useless, underhanded and non transparent. My father had dealings with them a long time ago and told me he wouldn't trust them as far as he could throw them. We really should have listened to him.

This company are greedy and unprofessional expecting us to pay a fee despite not finding us a buyer, not telling us about offers, not sending us a bill but instead sending in debt collectors. Use them at your peril

Well the girls in The Hyde office are so help accommodating very pleasant and nice. I would definitely recommend the company as The Hyde team are amazing thank you for your assistance
Levenshulme Branch…Round 2
The day came to get the keys to my property back. I had arranged with the branch manager to have them posted through the door of the house on any of the three days Friday to Sunday, ready for me to pick up at 11.00 on Monday, when I was meeting another estate agent there.
Guess what? I arrived and there was no sign of any keys.
Not only this but the house had been left unsecured. The alarm had not been set, only one of the back door locks had been locked, and the security chain on the back door had not been put in place.
To get my keys back, I had to phone head office and tell them (truthfully) I was sending the police round to their Levenshulme branch within the next hour as they were illegally withholding my property. It was amazing how quickly they brought the keys round after that…
My advice to all…avoid this branch of this company.

Absolutely no service levels…
Absolutely no service levels whatsoever. As a Landlord with the "gold service" I am yet to receive any service. They are very "Stockport" and do not offer a local service outside of the area.
They consistently ignore questions and requests. Within less then 12 months, I have two causes to complain, and they cannot understand why! There isn't enough room here to set out.
I am delighted to be at the end of a 12 month contract with them.
Appalling is the best I can say about them.

Had good dealings with this company, when commication with the buyer seemed to faulter and the sale looked like it might fall through, Pauline helped keep pushing things forward with daily contact to get the sale over the line all the way upto exchanged day, could not really ask for more
Worst customer service and no compliance to own complaints policy
Suffered huge financial losses due to the incompetence of Edward Mellor and the worst aspect is that they would never respond to a complaint. The complaint policy on their website states 14 days for a response which is a lie as I never received a response in 2 years after all sorts of progress chasing and wasting valuable time. Now I am discovering that Edward Mellor does not engage in the complaint process not only to save their costs but also to prevent a complaint from being escalated to the Property Ombudsman as the Ombudsman would not accept a complaint without a final response from the Agent. Because of this, I lost the opportunity to escalate my complaint to the Ombudsman service.
Marple branch, poor.
Marple branch: Agent knowingly withheld information during a purchase, admitted this on the phone just after the deadline had passed for them to not get their commission from their ‘recommended’ solicitors. They knew for 2 weeks that the vendor had decided not to sell, but made sure we had to pay their solicitors before they told us.
Avoid purchasing or selling through these at all costs.

Edward Mellor company most ever rubbish company. I would not recommend TO anyone to go with them. Very UNPROFESSIONAL. DISGRACEFUL, EXTREAMELY POOR SERVICE, RUDE, DISRESPETFUL , DISGUSTING staff they have. They DON'T know what's good customer mean. Even though I have made a complaint to so called manager Nigel Stephens . He is a worse then other staff. He don't know how to speck with people. They have no rules. NO respect for others. Mellor Got The Result
There have been ups and downs in the process of selling my house, and you need make clear what it is you want and when you want it.
The pricing of my house was spot on by Chris T.
Viewings were supervised by Mellor and feedback was prompt.
Nigel kept me informed on the footprint of Rightmove viewings with the kind of detail I like.
But the one outstanding person at Mellor who finally got me over the line was Tracey H from the sales progression team, based out of the Woodley office.
Tracey understood my specific circumstances, and how I needed to manage the process between Exchange and Completion.
Tracey took ownership of the problem, and directed all parties to get me what I needed - which included liaising with all solicitors and the buyer to get me over the line at short notice.
I would give 5 stars for Tracey herself.
I had difficulty with a previous buyer, which is why its 4 stars - nothing to do with Tracey - but then Tracey took over my file and put it all right.
The fleet of 'Mellor Sold' signs near me is a testament to getting a result.
If you go with Mellor, ask for Tracey to progress your Sale. Highly Recommended.

From start to finish my experience has been unprofessional, poor and somewhere along the line this company forgot that I am overpaying them to provide me with a service. The complete opposite of the company acting on behalf of my new home who have advised and helped us along the way. You could argue that our houses sold, however I would argue it would have sold equally well without the estate agent who actually had little to no interaction with this sale other than the advert. Not once have I had cause to contact these people without leaving being fustrated and quite plainly infuriated.

AVOID EDWARD MELLOR AT ALL COSTS
We went with Edward Mellor for two reasons, alot of people around us seemed to be using them and the fee, they gave us what i thought at the time was a good deal. However, i was promised that after we had an offer on our home, Sally their sales progressor, would look after us and help us throughout our journey. Sally did ring a few days after us accepting an offer and said she'd callback in a month (accepted offer 2/10/23). Well that was the last time we heard from Sally, as she went on long term sick. We spoke to another sales progressor just before Christmas and then we were advised by this sales progressor, she'd be looking after us going forward (from 2/1/24). This sales progressor wasn't based in Northwich but Hazel grove, Stockport way and she was as useful as a chocolate teapot. Our vendors sales progressor from Jordan and Halstead was called Katie and she called me every week without fail, spoke to all solicitors and estate agents in the chain and gave regular updates, we were always told by our sales progressor she could never speak to anyone. We basically had to relay all our knowledge to our sales progressor, as she had no clue, even on the day we exchanged Katie rang us before our solicitor, because even she'd been frustrated for us (we had issues with the bottom of our chain) and congratulated us. Our sales progressor rang about an hour later, to advise our solicitor had asked to release funds, not knowing we'd exchanged. I even went in to the branch mid February to speak to the valuator who we dealt with at the beginning to complain, he seemed to agree and understand our frustration and twice said to leave it with him, i got a text on the first occasion, advising he'd had an interesting conversation with our buyer and then didn't disclose any information and then didn't get back to me (even ignored our phonecalls). I rang the Northwich branch numerous times, if they're busy you go through to a different branch, i was told a few times, an urgent callback would be set and then I'd wait hours or a day or two for a callback. Also we ended up being contacted by our buyer who didn't understand why weren't in the loop and advised questions we'd asked our sales progressor could be answered by herself, so we ended up liasing with her, then until completion. I do have to thank Daisy who although advised she wasn't assigned to our account, did help us out on a few occasions. I advised a few of the staff members that our fee needed to go to Jordan and Halstead as they were brilliant, 100 times better than Edward Mellor. I will not or would not recommend this estate agent to anyone, they took some nice pictures of our house and put them on rightmove and pretty much waited for exhange, for their fees. Disgusting!
Didn’t find tenant. Asking to pay
I gave them to rent my property. They advertised for one month & did so many viewings. They couldn’t find us a tenant for the asking rent. Now they are asking me to pay them!!!!! Also threatening to send debt collectors. Please be very careful. This is Stockport branch. I still don’t understand why they ask me to pay.

Extremely poor service, lack of communication, I had to contact them to find out what was happening. It was only after I gave them an ultimatum to complete sale and gave notice of withdrawal of sale that the ‘sale happened’. Thankfully my solicitor excellent in chasing my buyer.
