As far as I am aware, I have never used this agent and started receiving property alerts from them (as I am mid search to buy a house). Can only assume an affiliated company passed my data to them and they started sending me property emails that have zero relevance so what I am actually searching for (i.e I'm looking for a detached house and I am sent apartments in an area I am not considering).

Upon unsubscribing, I receive an email stating that it could take up to 10 days to complete.

Totally underhanded way of dealing with data as I do not recall ever giving my permission to send Marketing emails, I am not looking for property in their area and they can't even get the type of property I am searching for right. It's just spamming emails in the hope they get a viewing.

Just because of that, I will avoid using this agent should I want to view a property in their area

We had a wonderful experience with the letting team in Woodley. Special thanks to Sophia, she was professional, friendly and very helpful. Diabolical letting agency to deal with avoid at all costs. On their shiny outside they seem caring, efficient and honest. behind the scenes they ignore, forget and plead ignorance and when called out they hide behind their terms and conditions and don’t really want to do their job, just promise the earth to the next unsuspecting sucker. The only time they actually do their job is when the annual smoke alarm and carbon monoxide testing is required and they all run around like headless chickens this is only because they are responsible for something and accountable. If you have a problem they push you into the fixflow app which once they sent a solitary email off, they are convinced of their responsibility has been adhered to. There’s no effort to call back, follow up or even give a shit. Everything about them is repugnant deplorable and unacceptable and they are bordering on breaking the law at every turn.
They outsource all the difficult parts of their business model so they don’t have to deal with it in their shining buildings. They are the epitome of over promise and under deliver.
Whatever you do if you decide to rent through these cowboys, NEVER use their zero deposit scheme. You pay around £70 month more to have no relevance or security towards any costs incurred that they feel like imposing on you. It’s very similar to prepayment meters for utilities and only sold to help but actually raise the overall rent to those who haven’t got adequate collateral. I was encouraged to opt for this at inception
In my experience go through a much smaller letting agent that may care about your concerns, desires and health and safety fears.
edit After writing this i called the helpline and got put through to Leaders (parent company). They couldn’t have been more helpful and after looking into my case, highlighted Romans complete inadequacies and simply showed due diligence. It did feel nicely strange to be validated.

Since my review below, Samm Hooker from Romans has been in touch and he’s been very professional, helpful, and easy to deal with. I really appreciate the way he handled things, and I think he’s a great example of how Romans or any estate agent should be represented.

I had a very disappointing experience with Romans estate agents. Their lack of professionalism and basic customer care is astonishing. I had arranged an appointment for a probate sale viewing, only to find out after leaving work early and turning up that they had cancelled it without properly informing me.

Instead of calling (despite having given the correct number to someone named “Alphy”, who was quite patronising on the phone), they chose to send an email to my personal account, the laziest and most inconsiderate way to communicate something time-sensitive. I work full time and don’t have the luxury of checking personal emails during the day, so a simple phone call would have saved me significant time and inconvenience.

Their excuse was that they “couldn’t get hold of the sellers,” despite the property being clearly empty. This either shows incompetence or a complete disregard for their clients’ time. To top it off, it seems that my contact details were either ignored or never properly updated.

This experience showed me that Romans has very poor customer service, little regard for clients, and certainly don’t act with customers’ best interests at heart. I would never use Romans to buy or sell a property.

Think twice before using Romans Estate Agents.

Absolutely fantastic service! Great estate agents. Mark from the lettings side was excellent and made the move as easy as possible. Brilliant company!

We needed to re-let a property and were considering other letting agents, as a result of a landlord contract issue, however, we were impressed with Mark Davidson, who turned it around with his responsiveness and professionalism. Mark then had viewings lined up, as soon as the property was ready and immediately secured a letting. Great work! With the arrival of the new tenants, the property manager, Jade Small, has done an excellent job in welcoming them to the property and supporting them. A highly professional letting agency in Swindon.

Don’t use. Fees are high, no proper checkout, no checkups and they’ll happily lose your keys to the property and not help to resolve any issues.

Marle was extremely informative and professional in the beginning stages of the housing process. She was able to answer my questions with detail, while making it a comfortable experience viewing the house.

And demand you for a fee for an id check. Mistakes over mistake even information was supplied to them properly in a written email.

If you are selling through Romans I'd like to point out you are missing out on viewings and potentially higher sales figures. Myself and my partner are looking to buy with a considerable budget, but we will now not consider viewing houses listed by Romans due to the pushiness, rudeness and ignorance of a sales guy in the Bracknell & Warfield branch.

Bracknell branch is terrible. I’m a tenant and every time we have a problem Romans is completely ignoring us, not answering the emails, not returning the calls. Sometimes takes months to resolve the problem but they are first to take the money. Not recommended.

i went back to Romans as my experience previously had been very good. This time it the service was generally poor. The wrong address in the adverts was not a great start, or the out of date photos. The wrong keys on two successve days, losing viewings. But all this was somene else's fault. They recommended a sharp drop in rental on virtually no evidence. Poor processes, no evidence of simple check lists, poor comms, late attendance at a final showing. Endless excuses , blaming previous staff with little acceptance of responsibility and accountability. Misteps across the board.Chloe does her best and was proactive and helpful.I am pursuing a formal complaint and a fee reduction. What has not been recognised that the flat might have been let but the experience, extra work, stress and worry does not, in my view, represent a seamless experience and does not warrant a full fee

Our rental was not clean upon arrival with moldy dishes in the dishwasher, grim on counters and floor, dog hair in the washing machine, sewage issues in the bathroom. They never sorted out our broken toilet/sewage issues so we had to break our tenancy. Do not rent from them they are crooks

My experience with Romans has so far been limited to the initial stages of the renting process, so I cannot comment on how they manage the property throughout the tenancy.

Amanda, the letting agent, has been very helpful, professional — she arrived on time for the viewing, provided all the necessary information, and consistently responded to emails. The use of an automated platform like Goodlord helped streamline the paperwork and referencing process efficiently.

The lack of communication from the administration team after the referencing was completed, up until the finalisation of the tenancy agreement, is somewhat stressful and leaves room for improvement.

Overall, my impression has been positive so far.

Romans in Tilehurst have been brilliant in the sale of my house.
They listened to all my needs/wants and Sarah was excellent at keeping in touch with the progress often going above and beyond.
I would highly recommend.
