As a tenant

As a tenant, I experienced slow service from Belvoir, often requiring follow-up on my part to resolve issues. Furthermore, when circumstances necessitated administrative changes, for which a fee was paid to implement, Belvoir failed to maintain accurate deposit records. This oversight led to significant delays in the return of my deposit, which was received eight weeks after vacating the property. I would exercise caution before considering a property managed by Belvoir in the future.

Belvoir appalling letting agents

Belvoir acted as letting agents for my Mother’s property. The franchise were unreliable and their communication skills were abysmal. I contacted the parent company to complain but was told that they do not interfere in the way a franchise does business. Each franchise seems to act as poacher and gamekeeper. Appalling attitude from the parent company and franchisee. YOU HAVE BEEN WARNED.

Excellent all around service

I honestly cannot speak highly enough of Belvoir Estate and Letting Agents in Long Eaton and Beeston.

From the very first call right through to receiving the final reports, the level of service was exceptional.
I initially contacted them to arrange valuations for my uncle’s properties during a difficult family situation, and they made what could have been a stressful process feel completely straightforward and well managed.
Jayde was my first point of contact and set the tone straight away, she was professional, patient, and genuinely understanding. She took the time to go through everything properly, which important as there were multiple properties involved. Jayde carefully managed every aspect to deliver an appropriate and high-quality service.
Libby, the sales manager, was outstanding. She confirmed the appointments, coordinated directly with tenants making things easier for them, she managed everything with care and incredible efficiency showing a prominent level of proactiveness that really stood out.
When it came to the valuations, Libby was on another level. She was extremely knowledgeable, fully prepared, and able to answer every question with confidence. She also provided helpful advice around the tenancies and upcoming legal changes, which was hugely valuable to my uncle. When compared to a couple of the other agents we had out, the difference in preparation and detail was clear.
Everything was explained clearly, presented professionally, and carried out with real care. Nothing was too much trouble, and the whole experience left my uncle feeling reassured and confident. Libby also offered to answer any future questions my uncle had around selling or letting, a truly fantastic all around service.
The reports were delivered quickly as promised, allowing us to pass everything over to the solicitor without delay.
Genuinely one of the best experiences we have had with an estate agent, highly professional, efficient, and a pleasure to deal with. I wouldn’t hesitate to recommend Belvoir.

I would not recommend this agency to…

I would not recommend this agency to anyone.

My experience with Belvoir has been nothing but frustration, stress, and a complete lack of professionalism at every step. Inspections were carried out almost every month, which is already excessive, but there were also situations where staff showed up without any prior notice – something that is completely unacceptable and a clear violation of tenants’ privacy. This created constant stress and a feeling of discomfort in my own home.

Any attempt to report repairs resulted in weeks of waiting and being ignored, which only added to the stress and frustration. There was no sense of urgency, no organisation, and no responsibility.

I had a particularly negative experience with the “manager,” Chelsea in Welwyn – an extremely incompetent person with no knowledge, no professionalism, and no respect for people. Dealing with her was a complete waste of time and nerves. Her behaviour is unacceptable for anyone working with clients.

The only positive thing I can say is about Julie – she was always kind, warm, helpful, and treated tenants with respect. It’s a shame she is the exception rather than the standard.

To sum up: chaos, incompetence, lack of respect for tenants, and a huge amount of stress. If you have a choice – avoid this agency at all costs.

Do not keep promises

A couple of years ago I was renting with them. Circumstances changed and the landlord decided to sell the property. Initially they told me I had at least 6 months before they would tell me to leave and they would have give me 2 months of advice, so I would have at least 8 months. 3 months after the first notice I was told that they couldn't sell because I was in so they gave me the two months notice forcing me to leave 5 months after the first notice instead of the initial 8 months they told me, and I was also forced to rent a property that wasn't right for me, but due to lack of time I had to get it or be homeless. I left the property on July 2024 and I recently learn that they actually sold it at the end of 2025. So they blamed me for not selling the house in three months, and it took them over an year to sell it after I left, meaning I wasn't the reason for the property not being sold. I was also promised a month refund for the trouble when I left, but I never got any refund.

Title: Belvoir Whitehaven again: Poor maintenance and anti social tenants

Title: 17, Ling Road Egremont Cumbria. Poor maintenance and another anti social tenant with ‘no name’! no one will tell us who he is!

This is a repeat complaint to verify my previous complaints about the poor management of Belvoir properties, and also the selection of anti social tenants.

A Tree in their front garden is overgrown and has been for some time. So we have stepped in and started to trim it back a bit.
a) to make it look tidy.
b) it was growing over the pavement and drive.
c) We can’t speak to the tenant because he doesn’t want to speak to anyone, and to be honest, we are all scared to!

The Root causes once again are:

1. That Belvoir don’t have standards to check and maintain their properties.
2. The owner of the property doesn’t supply the right equipment to maintain their property.
3. The tenant doesn’t care about how the neighbourhood looks, because he’s a tenant and doesn’t give a damn..
4. It’s a waste of time contacting the Belvoir office, as they don’t care. They don’t take on these reviews or feedback to improve, this has been ongoing for years. They get away with it because there is no one to make them. No integrity and just a corrupt company.

Action taken: the Neighbours are starting to maintain the front tree again. One neighbour has been maintaining the garden for many years, without any thanks, and now still having to.

After numerous complaints like these and poor reviews listed this company never improves, so we have to do it to keep the area looking tidy and decent.

# Once again, Belvoir proving their company have no integrity, no standards, and get away with it. They continue to select poor owners who don’t care, and anti social tenants.

Do not pay them a holding fee that is…

Do not pay them a holding fee that is not supposed to be used as payment for a credit check as that's what they have done and stolen the money because per the 2019 renters act it is illegal for an agent or landlord to charge a potential renter a fee for a credit check and I made them aware of the legislation so now it's with trading standards and the ombudsman and just imagine how many thousands of pounds of people's money they have stolen

Don't do sole agreement

If you have or get talked into a sole agreement to sell your house read the small print and get out of it as soon as possible. I got stung because I let someone else sell my property and still had to set up a payment to belvior. The company had me on their books for months and didn't sell. The new seller sold within a month. So belvior just sit on your property untill you get sick of waiting then when you go with someone else and they sell, belvior still want paying for doing nothing.

Belvoir went below and beyond

Belvoir, whom manage one of our properties, went out of their way to survey a basement under a shop on our behalf.
As, this property is about 90 miles from us this was much appreciated. Well done Belvoir and thank you.

Terrible service and houses

Terrible service and houses. I rented with them for 3yrs and I can say they do not care about the tenants, no empathy whatsoever. They only care about getting money off you. Takes them months for fix a repair. They do not mind leaving you in a Terrible living condition and would still speak to you rudely on top of that. Belvoir Wigan, Terrible. Will never use or refer them again. I personally know a few people that rent from them and had the same issues as me.

Stay away if managing your rental

Stay away. Unprofessional, ghosting managing agents when you need something from them. Weeks to respond if you need something, pray works better. Problematic communication with the landlord or so they said. Hot water not working, thank god I had a baby and EON put me on emergency, else nothing would happen. Worst experience was the deposit reclaim after the end of tenancy. Jennifer of Watford was deliberately hard to reach and ghosted us. At least we got away.

0 should be an option.

0 should be an option. Constant construction noise since September with workers working outside of their jurisdiction. Power drilling at 7am on a Saturday morning. I paid £1000 for a parking space, I was then told in 1 months time the entire road would be dug up to lay pipes and I had to move my car. My complaints have not been taken seriously and renting with them was the worst decision I have ever made. AVOID AT ALL COSTS

Undercover 419

Very terrible company… they are always looking for ways not to pay you back your holding deposit… even after email conversations asking for repairs and bringing their attention to an issue, they ignore and turn a blind eye just because their focus is on your holding deposit. in my case, upon entry, they gave me an inventory containing some pictures that clearly showed damages to some items but upon the end of my tenancy and when I moved out, they now claim those things where damaged by me and now asking me to pay for it… this can never happen as I still have the initial inventory pictures sent to me upon my renting this property…

I think the government or who ever is involved with the protection of tenants should investigate this company.

Amazing!

What a great team! I've never met a team of people more dedicated.

An ultra special mention for Robert and Alison; old school Estate Agents who will do anything to help you. Rob kept me sane during a very stressful time whereby everything that could go wrong during a move did.

I cannot recommend Belvoir highly enough!
