Akelius behöver göra om sin ansökningsprocedur. Idag finns noll transparens. Hur väljer de ut hyresgästen? Man söker helt i blindo. Jag har dessutom vid två olika tillfällen hört att allt inte går rätt till, framför allt när det gäller kontrakt på attraktiva adresser. Om detta stämmer är det väldigt allvarligt. Jag hoppas att Akelius ser över denna process.

I live in same address since 2012 .i have my stroller base and shoe rack left outside my appartment and the superintendent came knock at door told us pick our shoes and he ask for shoe rack we said its to throw .later in the evening when we want to take our baby out , our stroller base not there anymore my husband went to look for superintendent ask him but he deny that he didnt touch stroller base my husband call me at work we called akelius customer service to check camera to see who took it .after few min property manager call me and told me its thrown away by superintendent .Now they are twisting whole story and accusing me and my husband for leaving our stroller base outside i told them its for my 2 and half year old kid who have seriously health issue who cannot walk that stroller is custom made it took us year to get it .first property manager said he will order online i give him seating department number where stroller was measured for my baby when he knew the amount he called me told me yesterday july 9th we are equally responsible for strollerbase said its not suppose to keep it outside my door and property manager told me i have to pay half .I have been leaving stroller outside all the time even the property manager came few times never mention about our stroller now all of sudden its our fault and making false accusation like while superintendent was taking stroller my husand was standing at door didnt say anything.the stroller is my baby basic need why we will let someone take it .i ask poperty manager if i can talk to someone more superier to him but he is not giving me.Please if anyone can help us to find out where to complaint about these heartless people i would highly appreciate.If i can get the akelius head office number or email to reach straight to the main person incharge.

Hejsan, jag har varit boende hos Akelius i drygt 1,5 år men ska strax flytta hem till sambon. Vid utflytt nu har vi fått en lista på saker att städa och fixa vilket jag kan köpa, dock så har Akelius begärt mig/oss att spackla samt måla i dom få hålen jag borrat för uppsättning av hyllor och tavlor.
I min värld är detta helt absurt iomed att kommande hyresgäster kanske kan använda ett antal av hålen till sina möbler?
I förklaringen till denna idioti så säger Akelius att iomed min utflytt och inflytt av dom nya hyresgästerna, så finns det ingen tid att komma in emellan och åtgärder problemen själva.
Det är väl inte mitt problem att de kommande hyresgästerna står och stampar efter mig??
Till detta tillkommer också att jag ur egen ficka ska köpa spackel och färg.. What?
Inte nog med det, att spendera timmar med detta arbete när vi har egen flytt och saker att göra är helt utom mig..!
Att vi dessutom fått en räkning på 6000kr för en köksbänk i laminat som bubblat lite pga för varm kastrull är helt bortom mig.
Att hissen konstant är nedskräpad och ett trapphus som stinker urin har jag kunnat klara av, men detta på det.. Nej tack.
Nä, jag kommer aldrig mer hyra av Akelius och jag informerar framöver alla mina bekanta om detta jag varit med om.
Nä, har ni tänkt hyra av Akelius så kom ihåg värmeskydd för kastruller, borra heller inga hål för tavlor och hyllor. När ni ändå är igång så kom ihåg andningsmasker för att gå i trapphuset!

EDIT _ I was really willing to change it to a 5 stars review depending on how the problem is solved, but Akelius' answer on my review just shows their lack of willingness to take responsibility for their tenant's problems.
their answer makes it look like they've put *a lot* of effort to solve my problem as soon as I raised it to their customer service, which is anything but true.
it took me hours on the phone, a missing day at work and some tears on the phone to simply get the *first* electrician to come over my flat. after the first visit the problem was not solved (something that I ofc only found out after a second appointment with telekom...), which made me miss another day at work, more hours on the phone begging for a solution. each customer service agent would promise me that he would call me back but the callback never happens.
after something around 5 days they asked me to come over their office to pick up the giga cube, which I did (ofc missing working hours again) and guess what? no one around the office knew who I was and what I was looking for.
on my second visit to their office, someone finally arranged me the mobile internet. after 2 telekom appointments and 2 electricians appointments, multiple calls and feeling extremely disrespected by the company (for multiple times I had the feeling that after talking to me the customer service would just ignore it), the problem is now solved.
reducing this to "Several technicians were working on the problem since you reported it." is a bit unfair to everything that really happened and how much effort ***I*** had to put to chase them for a solution .

I rent a flat with Akelius which has electrical issues so the internet provider is unable to make the connection. After missing work for 3 days due to Arkelius poor service, last Friday I spent 4 hours on the phone with their employees until I got ANOTHER appointment with an electrician for the end of the month (!!!). I was told to pass by their office today so I would receive a mobile internet router until the problem was solved at my flat. Today I missed work AGAIN to pick up the internet device with them just to be told to come back AGAIN tomorrow because they didn't get the device ready yet.
THIS COMPANY IS A JOKE AND HAS ABSOLUTELY NO RESPECT TOWARDS THEIR CUSTOMERS

I moved into the building November 1st 2019
Since I moved into my apartment the renovations hadn't been completed.
The ceiling and the painting .
I am currently still living in this apartment and it still hasn't been done.
To continue, during the winter there has been a homeless person living in the main the entrance.
In addition, as of May 26, 2020, the elevator has stopped working and i currently live on the 6th floor, with a 9 month old child and a 8 year old son.
I also a health condition making it difficult to use the stairs. Which i had mentioned before moving in.
I was told When i had moved in previously they had told me that the elevator would be changed.
Thursday May 28, 2020
I had emailed Akelius to ask when the elevator would be fixed.
I had received an email response confirming that my work order has been created for my inquiry, and that the property manager would contact us.
Saturday May 30, 2020
I had sent them another email stating that the elevator is still broken, in response was a technician would be on site tomorrow to assess the situation.
It is currently June 2nd,2020
I still haven't heard from the Property Manager Anthony, letting me know when the problem would be fixed. Last time we spoke he said he would let me know which was Monday afternoon at 1:00 pm June 1st,2020.
Mr. Anthony is not a man of his word, he told me that the first issue would be fixed in December of 2019.
He has continue to allow the homeless person sleep in the main entrance, he has told me that he would change the lock in the front and also put a security camera so he could check the cameras before he goes to bed, and that if the man was still there sleeping he would call the police.
The Property Manager Anthony isn't good enough for his job, hes been extremely disrespectful every time I've had contact with him.
I've also mention to him that i would take this situation to the rental board and that he didn't care.
I personally believe he isn't the man for the job because he doesn't take initiative.

Akelius sending builders into homes during Covid lockdown for NON ESSENTIAL works
Akelius is forcing building contractors into the homes of tenants to continue non essential renovations despite the COVID pandemic.
They claim that there is a health and safety basis on which works should continue now, however no tenant had previously been informed of any health and safety issue stemming from the interruption of works during the initial stages of lockdown - so Akelius is either lying to tenants to justify putting them at risk of contracting COVID, or they failed to inform us of whatever potential health and safety issue that supposedly arose while we remained locked down continously in our homes.
They claim these contractors are currently and have been working in a safe way, ie maintaining physical distance, maintaining good hygiene practises, using face masks and gloves on site etc.
And yet I have reported to them that the contractors are in no way maintaining 2m distance from each other, every single day they are working within this distance, at times literally shoulder to shoulder, and demonstrating extremely poor hygiene practises, with some having sneezed emphatically into the open air and in the direct presence of colleagues - on at least two occasions - with no hand or elbow or tissue to cover. This is beyond unhygienic under normal circumstances, but during an epidemic that is killing thousands of people, it is morally indefensible, and increases the risk of transmitting disease to other workers and therefore to tenants also.
Yet when I raised these concerns and objected to the internal works continuing now on the basis that this poses unreasonable risk to tenants, I was told I had no right to object to my home being entered - I must comply.
They also told me that all contractors on site would be tested for COVID before internal works begin, as a way of assuaging my concerns, but this was confirmed as a lie by a senior building contractor - only workers' temperatures would be taken, which is in no way an effective measure against asymptomatic or newly infected COVID carriers.
I would not recommend seeking a landlord like Akelius which puts the safety of its tenants well behind its desire to minimise its costs. This flagrant abuse of the responsibilities of landlords to work to protect their tenants does not surprise me however having now read the concerns of UN Rapporteur on Housing who in May 2020 deemed Akelius to be abusing the human rights of its tenants due to its predatory business model, rent rises and evictions.

AVOID THIS AGENCY AT ALL COST!
Anyone who gives these people a good rating is lying! These people are the absolute WORST! Avoid any and all of their properties! They deserve no stars! I had an issue with the ONLY window in my studio flat and they just kept stringing me along promising they would sort it for the entire length of my contract and they never did! Before the fee ban came into affect these people were extortionate! I wont waste my time listing all the issues I had with their staff but they are the most unprofessional, unhelpful and ignorant people Ive ever dealt with. The flat had a number if issues that it took phone call after phone call to resolve. They contract out maintenance to another company which only made it easier for them NOT to resolve issues because you were never speaking to the people who could authorise repairs. I saw the flat that was advertised for X amount and asked to take the flat then a few days later I was told the rent had gone up because someone else had “bid” more! I couldn't believe how corrupt these people operated. They bilked me out of £160 of my security deposit when I left which I let them have rather than fight it as they would hold my deposit until it was resolved and I needed my money for the new flat. The list of corrupt practice goes on but anyone reading this will get the point. Save yourself the headache and find another agency! They lie, they cheat and they ignore any costly repairs.

Worst. Just Don't!
If I could put no stars I would. I can't understand how Akelius function as a business and how they haven't been reported and shut down? All they care about is getting people into their properties, signing the contract and then they literally vanish. You won't hear from them, they disregard you completely and never get back to you. I guarantee you they will respond to this review asking to get in contact with the generic services@akelius email. Well I have tried this numerous times and no one from your office bothers to even reply. Can't wait to get out of our tenancy and never deal with this incompetent company ever again!!

Inkompetenz gepaart mit krimineller…
Inkompetenz gepaart mit krimineller Energie und Unverschämtheit. Die Akelius Hilfskräfte (ausgebildetes Personal würde so nie handeln) verschickt personalisierte Drohungen an alle Mieter, man würde das Fahrrad im Treppenhaus abstellen. Diese verleumderischen Schreiben gehen mit jeweiligem Namen dann der der Einfachheit halber gleich an alle Mieter eines Hauses raus. Der Vorgang ist bereits für sich eine Straftat.
Ruft man den Reparaturservice an, kommt das einer Demütigung der zahlenden Mieter gleich. Bsp.: Schlüsselnotdienst der Akelius um 9:00 angerufen, Zusicherung schnellstmöglicher Erledigung. 11:00 Uhr: keine Schadensmeldung bekannt, nochmal aufgenommen. 13:00 Uhr das selbe. 18:00 Uhr, selber ein Schloss gekauft und eingebaut.
Dies Praktiken stehen für Berlin im Verbund mit Akelius. Ein solches Gebaren ist kaum woanders vorstellbar. Entsprechendes Klientel als Mitarbeiter bekommt man auch nur in Berlin.

Hyrt av Akelius i många år. Uppgraderade min lägenhet. Dyrare men så fin. Visst många småfel men som rättades till. Är ju inte Akelius fel att få in slarviga arbetare. Ville sen pröva att hyra hus. Där jag haft otrolig otur. Söker lägenhet igen hos Akelius. Men har svårt att förstå deras system. Har helt ok ekonomi. Akelius kan se jag skött mig tidigare. Betalt hyran i tid. Inga klagomål. Men får inge erbjudande på de jag söker. Blir även bostadslös nu då den jag hyr av ska sälja sitt hus. Någon som vet hur Akelius tar in nya hyresgäster. Eller är man helt chanslös för man flyttat därifrån en gång? Kjelle

Renoviction much?
Akelius bought back my building a couple years ago, and since then we're experiencing construction work driving everyone insane, without any kind of compensation or basic regards for our living conditions. Walls are shaking, rocks are falling into the stairs, water gets cut off for weeks, noise is constant and insane, no safety, no peace, no intimacy either, always men in the building, Former tenants request are ignored, and even new tenants have to make themselves available for construction on their brand new redone units. When they did work on the water system, the flood us several time, cutting pipes while water was still running. They fixed a heater wrong and set the inside of a wall on fire. They destroyed furniture looking for a faucet that was visible someplace else. At some point you start to wonder if those construction works are done to drive you out of your appartment, especially when you talk to you new neighbors and find out their rent is 175% the previous rent.
Even more once you find other tenants telling their stories
Even more when the UN themselves finds the company is abusing tenants human rights

Very bad experience
Very bad experience. First of all when I moved in, the flat was very dirty, they had not installed a lock on the door and no internet as was promised--they also copied me on an internal email insulting me (such a lame error). After 2 weeks of anxiety and 48 email exchanges, they agree to just pay 20 pounds of the £30 bill of the internet. During tenancy I had no issues with the flat--it was a new one.
During checkout, they were extremely difficult with the process and ask me for £90 for a "light cleaning" and £20 for repairs, saying that the normal wear of the flat needed repairs. After 8 email exchanges they reduced these amount to £50, which still was not acceptable, but I had to accept because it was stressing me too much the hole situation. I don't recommend. I heard also worst stories from other tenants in the block and their relation to Akelius.

Avoid For your Sanity Health Safety.
I have been Living in my flat for over 24 years. Those developers took over in 2015 and I do not recommod them. Read reviews of others on google. I live on a life building site with rude builders. I have been harassed here by blocking my review denying me my Human Right to Freedom of Speach. Reflect on that bulling technic. Agent lie to you asking for fictional bills to pay. Some must have criminal records not afraid to lie to the court in thier sworn witness statement. Just purely criminal organization based on profit bribes to make profit. No honesty dignity or respect and worse you pay rent to be abused. Avoid like a Plague.

Jag börjar med att jag har haft Akelius i många år. Skulle aldrig våga skriva icke anonymt då är rätt säker på att det försöker få folk att flytta. Så som de höjer hyrorna är det svårt att känna sig välkommen.
Vi hade inte akelius förut.. så jag kan lungt säga vad skillnaden är.
Det städas jätte dåligt i trappen.
Om det är något problem tar det veckor at fixas.
När de ska uppgradera eller fixa något i huset är det en circus. De gångerna de har hyrt folk för att fixa något i lägenheterna har de oftast inte pratat svenska, alls. Vilket gör det lite svårt att kommunicera om tider och saker och diverse frågor man har.
De har också varit så dåliga att jag var tvungen att leka dagisfröken och stanna hemma och passa de. Målafärg överallt. Går upp på matbänken i uteskor fast de har skydd de kan lägga på först. Är så oförsiktiga att de smäller in i kanter och saker. Även de jobbet de gör gjorde det så långsamt (flera veckor längre än lovat) och med så många "fel".
Målat som ett blint barn och målat över viktiga detaljer av t.ex fönster. Satt upp lås upp och ner och en hel lång lista mer.. Det var riktigt skrattretande varje gång.
Okej men det är stora bygg och dom hyr ju ut så det kanske inte är HELT deras fel, säger du.
Men nej om du behöver lösa ngt som t.ex en dött kylskåp för säkring gick sönder pga dålig lagd el någon gång.. Ja du.
Du ringer en måndag och de säger att de kommer. Någon gubbe kommer och stirrar på kylskåpet medans du förklarar den drar han. Inget händer. Du ringer och frågar vad som händer? DU vill helst inte vara utan kylskåp längre.
Har du tur svarar någon "snart" , annars bollar de dig mellan olika avdelningar och skyller på varandra.
Stopp i diskhon? Så seriöst att det finns en risk att grannar som är bortresa har ett akvarium till lägenhet?
En vecka minst får du vänta innan något händer, men glöm inte att ringa minst varje dag annars kommer ärendet bara slängas ut.
Samtidigt som du är rädd att klaga för mycket för dår höjer de nog hyran ännu mer..
Det är seriöst så dåligt att det enda man kan göra är att skratta.
Om du kan unvika de gör det. Om du kan flytta gör det. Om lägenheten verkar underbar men den som inte har akelius är "okej". Välj den som är okej!! För guds skull kan inte säga det här tydligare.
Om du får akelius. SPRING.
De kanske är trevliga, men om du får problem får du ingen hjälp.
