We moved into this park five years ago…

We moved into this park five years ago , we were never told that there were three individual park . Now we’re told your Maintenance fee goes by how many people are in your park. I thought I was moving into one park I don’t see any separations saying this is part one or part two will park three. They give you a Incentive the first two years on a new home they give you a break .
After the first 2 years our rent has gone up $25 , $30 and now $44 the rent is up to $791 a month only here five years Next year what is my increase $50. The place has issues the Jacuzzi is always breaking since we are here hardly ever works, the lawnscaper service is terrible done right they have terrible cheap Landscaping , a lot of people get fed up and hire someone to do their lawn. My grass is a foot high and we had a storm.they always have excuses . That of course did not help with the flooding with the past storm . Also they told us this was a 55 and older community, wrong was never told that Sun Homes purchased this property 5 or 6 yrs ago and grandfather in all residents living here , so there are young family’s here we should have been told that . Those homes have lower Maintenance fees. And I was told that depending on which park you’re in and how many houses are in that talk your rent on maintenance will be lower. When I came here I thought it was one big park I don’t see any separations telling me what Park I’m in , recommend anyone thinking of going into any homes that belong to SunCommunities say your prayers .

I visited one of your parks for a tour…

I visited one of your parks for a tour today, I had an appointment at 1:00, but was running late, I called the office and left a message. I got at the property about 1:40. The attendant was first rude to me husband, telling him we were late, and that she had tired to call us, either she had the wrong number or was not honest. I have phone records showing she didn't have any contact with us. She was rude and unprofessional. Repeating herself that I was late and she had another appointment at 2:30. We were ready to make a cash offer on a property that we had researched. I offered to come back but she wasn't having that offer either. We walked away from her instead of having a further disagreement. Her approach was poor and distasteful. Re: Saddle Oaks

Been in the Bradenton Arbor Terrece …

Been in the Bradenton Arbor Terrece Location for 1 year never had an issue till this past nonetheless . Front office states I didn’t pay my rent for Aug which I did by money order .. only proof I have is my bank statement since I life the receipt on the money order . Front office stated Cameras don’t work but eh door that the rent is being drop off at . Won’t give me reception # to pay online either since I have to go thru they’re lawyer but she is taking to long to respond… would really want to know what happen to the money order this is not the first time it’s has been an issue with the money orders going missing .

I have been at a Sun community's…

I have been at a Sun community's "resort" for 4 years now, never was late paying rent, always kept my place clean, went along with the all the crazy management rules (they changed daily) all the have the manager's wife stumble to my lot and tell me the I cant smoke on my lot in the state of Florida because its against the law. (No its not) and that if anyone wants to bring their dog to poop on my paid property that it is allowed. And also that my dog poops on her property and she is fine picking it up. Now here is where it get good....I DONT OWN A DOG!!! I probably should also mention she was sooooo drunk. I called corporate and told them about it on Monday and it is now Wednesday and I just received an eviction. So my personal advice to anyone is not move to a Sun RV property.

Since Sun Communities purchase our…

Since Sun Communities purchase our park, things have gone down hill fast and rent has soared to the tune of 10%. Amenities we had were lost and improvement promised but never materialized. When questioned the answer is a standard we are waiting on the permits. Over a year of waiting……really. I’ve been here 11 years and this was always my happy place, now it is a cause of disappointment and stress. I’m afraid my time here could soon be coming to an end, not that cooperate or any one else cares, there will be some other sucker to take my place. What looks good in writing and advertising doesn’t exist.

Zephyrhills. The worst experience in my life and I’m 62 years old.
Jealous wife's, unfriendly association
members, horrible rude manager, racist,
gang type harassment by other residents if
you call corporate, video taped, police
called on me for sending the resident a message that video taped me at the pool saying I was going to get a restraining order against her, forcing me to get a lawyer and
pursue a restraining order which is impossible to get in these parks in Florida. The wk I sold my unit three other single females sold theirs as well Debbie Kathy and Susan. Why corporate isn’t looking into this and investigating why single females that come and fix these places up and sell out within a year is the reason I decided to buy a travel trailer and move into a private owned park. Then after you buy you have to pay Sun 40.00 to do a walk around and approve you even selling. Lol Not kidding I had to fix 420.00 dollars worth of stuff on the outside like fading trim cut screen etc that they sold me broken just 16 months before. I arrived with no air conditioning working fixed the central and put in a brand new window unit as a stand by and that’s how I was treated. Horrible experience horrible people just thankful I got out before having a nervous breakdown.😢 After reading many of the other reviews here I’m very thankful to God that I got out when I did.

Cannot get cooperate to respond

Cannot get cooperate to respond. They have a blacked mailed Manager who does nothing but cover for people. She chooses who she is going to take serious and ignore major infractions. I have seven days to get rid of my dog because a resident who has been warned several times decided to reach down and pet my dog..claims getting scratched. Runs to office and files a complaint. Mind you that huge dogs have chased residents to their cars..other large dogs went through a screened area....also my wife and dog were attacked by a neighbor dog in Our yard witnessed by her the manager and no. Cooperate report was filed. No I vestigation..just a drive by on her cart saying giving us a heads up. Someone please call me..you are taking my only thing I have..call 13 pound baby an aggressive dog when we live in active chaos with allllll kinds of infractions. Favortism. 9 calls ..I should get a response from someone.

We have 1 residents that making all…Trouble in stonebrook.

We have 1 residents that making all sorts of trouble for our community. Makes up all kind of lies and runs to the management when he's confronted. Of course our management has no backbone so he just fluff it off which then get worse. Our maintenance man(lol) does not to much during the day. Knows how to lay low for sure. The situation is way out of control. To old to live with all this tension.

It is appalling to read these nationwide reviews of Sun Communities. The theme is clear. Is anyone at Sun reading these reviews. As a former business owner I would be taking this stuff seriously and making an effort to improve the operation. I live in one and onsite management is deplorable. Management through intimidation. If you are interested, Sun, feel free to contact me. This community on the east coast has been here for decades. It is not the happy Leisure Point everyone wanted to be a part of. Almost every day someone is selling, and if not selling, expressing serious concerns that go unaddressed.

Have to pay an extra $10 to pay by check or money order which is ridiculous. Then u pay online and they drop the payment then take it out again and make your account go over. They don’t take care of the roads in the park and are always telling u that your doing something wrong but let’s everyone around you get away with things. I love my home just wish it wasn’t on their property. Then the lot rent raises significantly. Where does all this money go?? Hire people who are nice not ones that hang up on residents

This company treats it's staff like crap

This company treats it's staff an waitresses like crap I seen first hand how the managers treated waitresses I'm several of their locations but the one that took the cake that pissed me off was the one in Ocala Florida at grand lakes RV they have a restaurant there called eagles nest Cafe I couldn't believe how they have anyone working in that place under that management there is one waitress that was treated like crap she was the only one that took care of her tables infact she was one of the best waitresses my wife an I had on this trip . I contacted sun communities through email is been over a month an still no word from them I talked with the to guy there an I swear he didn't give a two craps about anything I had to say . An if you go on there trip advisor you'll see this waitresses name all over with people giving her complements on what a great waitress she is its sad an sickening to see such good help get looked over to the point that damn good help walks out an no body cares this girl loved what she does an it showed . It's sad cause we went in for our last dinner before leaving for home an she quit because of the new manager an. We wonder why we don't get good service from restaurants well it's cause nobody will stick up for the ones that bust there ass . I will never spend my money at anything sun communities owns cause of the way we where treated at the RV park after we got there an watching the way they treated there employees management there is lazy an won't do anything they don't mind running off good help

Do Unto Others as You Have them Do Unto You.

I am a person that likes honest when you are renting or buying. Sun Communities world it seems like are in the busy of fake and empty promises. I realize everyone is trying not to go under and keep their businesses in the money! However, when will someone that works for this company step up and do the right thing? I know that you have to keep your job but at the expense of your conscience. KARMA is something that will come back in hit you in the top of your head. Your voice is all it takes!!! I had read the reviews and then I did a search on the BBB and your company and corporation is listed as a big fat D!!!!
Please do the right thing by those that make it possible for you to have a company, a job, employees, etc. They work hard for their money, and they just want to be able to live life whether they are renting or buying.
And please don't respond with the generic response you give to everyone.

I lived in the Oak Crest community in…

I lived in the Oak Crest community in Austin Texas. Stay far away from these douchebags. The first month I was there I received a water bill for close to $300. They said I had used 1000 gallons of water a day for 3 straight days. I told them I lived by myself and hardly used water at all. They just said pay up. Nothing I could do. I should have packed up then but I didn't. At the end of my lease I gave them almost 90 days written notice. A few months later I got a bill for $541. This was accounting for my $588 security deposit so it was more like $1200. I went in and told them it was wrong. They admitted it was and "found" my lost notice. Fine. 6 months later no refund. Yesterday I got the same bill. They had sent it to collection. F these thieves. Do anything BUT move here.

Morally Bankrupt

This company the most morally bankrupt company I have ever encountered. My mother sold her mobile home through them 7 weeks ago and they have not provided 1 penny in proceeds. They received their commission when the down payment was received, but refuse to pay her anything. What is the most disturbing part is they know my mother had a house fire and is homeless, and needs the money for her home as well as life saving meds and are doing this intentionally. They are doing this out of spite because we filed multiple complaints with the BBB. I was told almost 3 weeks ago that the funds would be released to Sun Communities by the loan company, and nothing. They lie constantly, and refuse to answer phone calls or emails. The only way to get a response is to go through the BBB in Michigan, and even then they provide zero information. This company is the reason "mobile home parks" have such a bad reputation. I highly recommend never utilizing this company to sell your home. Go to a realtor. These people are just looking to make a quick buck with no regard for the people they are supposed to be providing service to.

Wow!! JUST WOW

Wow!!! This place preaprroved me for a $33,000 home and I was so excited and scrambled to come up with $3300 down payment only to be told "oooh your pay stubs are not good enough when I make $4000 a month!!!! My boss/ owners sent them everything including taxes and they say "oh what is HR on your 2020 taxes? When I had told them it's my job!!! A month of this till I said "picking apart my pay stubs well you can shove it up your ass!!! So mad and disgusted....DO NOT GO THROUGH SUN communities!!!!

Takes Gross Financial Advantage of Employees

If my experience shows how they treat their employees, I can only imagine how badly they treat their clients. A Zoom was scheduled with a recruiter and I was sent a link. I waited & waited and no one showed up. (This happened twice, so off to a bad start on their part) I contacted Corporate who surprising admitted to me 'we've had issues with those two recruiters' and they interviewed me themselves disclosing it was a 'requirement for Community Managers to live onsite in company provided housing of which utilities were paid by the company, which turns out is not quite true because they only pay gas & electric. Water, sewer, cable & internet (which is a requirement) comes out of the employee's pocket. I have 20 years experience in the field and they offer an entry-level salary of only $50,000 to be on call 24/7 and even factoring in $1500 a month for what it would cost to rent a manufactured home (which is stationery trailer with a small porch added) it would still only amount to compensation in the upper-60,000s. Here is the kicker though: after interviewing with three people and receiving a verbal job offer which resulted in emails scheduling a start date - it was revealed that I as the employee would be responsible for completely furnishing & stocking the company trailer I was required to live in. I was told it was completely 'empty' and I would be required to provide appliances, eating utensils, cook-wear, linens, and every piece of furniture AT MY PERSONAL COST which would be several thousand dollars. I was also informed it would be my responsibility to not only pay for the cable & internet installation, but I had to be the one to arrange it. So the upshot here is Sun Communities expects senior-level experience for an entry-level salary, requires their managers to live on site and also foot the bill to furnish THEIR home when in 2021 Sun Communities estimated wort is 22.84 million dollars- and it's no wonder when they require their employees to pay to furnish company homes. After the verbal offer, I emailed them and stated the truth: I simply did not have the means to incur that expense for the salary being offered- and within an hour I received a call stating they were 'retracting their offer of employment' as (all of a sudden) I did not have the qualifications they sought. (I have 20 years experience in the field and this position was a huge leap backwards - but I wanted to slow down) I had already decided to pass as I truly felt they were taking advantage of me. Be aware of this 'policy' prior to interviewing and make sure you are willing to live in a trailer and pay to furnish it as well.

Horrible place

Horrible place. The staff are double standard (Birdie) and the maintenance will curse at your children and you for stupid stuff… highly suggest avoiding this place.

If I could give Sun Communities…

If I could give Sun Communities management a zero I would. Took over our park over a year ago and their management of the park is horrible. Front office staff and park manager are rude and IF you can get a hold of them they do not resolve any issues. The maintenance of the park is nonexistent and looks run down. We live in a high fire area and they don't care about the residents safety. The rent has increased a lot since they took over. My advice is to not move to a Sun Communities owned park!
