Citrus Hill Park Florida
We first signed a lease with a NEW fifth wheel camper that I was told I had to send pictures of to make sure it met the criteria for the park, and a little later we bought a park model to live in, because we liked the park. OOOH but how things have changed in 2 short years. The park manager will rent to anybody that says they will pay the rent, no matter if they do or not. Some of the JUNK that is allowed into this park is beyond belief. FEMA trailers,vehicles on jacks,people parking in the middle of the street for weeks,I could go on and on. Just a complete lack of concern for residents, this is a 55 plus park. People come here to retire and hope to be safe, HAHAHA!!!! Management doesn't care as long as they can say it is rented. DON'T RENT FROM THESE PEOPLE

Sun community will do what they can to screw you over. Had a tornado go past our park,tore up a lot of trees have tree branches hanging over my house. The park had a company out to remove branches did not care about peoples safety just downed branches that they wanted residents to bring to curb or they wouldn't take care of. Called the office to see if crew was still working in park that day was told I was a fu#&%#$ idiot by park manager. Corporate office will not answer phone or return calls just want to raise rent and tell you improvements to the park are not in the budget. Do not move into a sun home community
The management does not care about its residents at all.
The management has no compassion, lacks people skills and communication skills. Sun allowed FPL to tear up my yard ie: lawn, plant beds etc. Have pictures of before and after to prove it. Was first told by the manager Tiffany that it was not Suns responsibility to repair the damage that was done. Really??? An entirely torn up yard? Meantime I had holes in the yard that made it hazardous for an 81 year old to walk on. Sod was all torn up, and cast aside, edging for plant bed removed and stacked in a pile, shrubs destroyed, mulch disappeared and plastic weed barrier all torn up in pieces etc. After threatening to sue should I fall and get hurt is when some sod was thrown down and I mean thrown. The ground was not evened out so there is a dip in the lawn and therefore does not look like the rest of my lawn does which by the way is beautiful and thick. Management refuses to do anything about this. Now for the worst part of my experience, management showed up yesterday to tell me I am limited as to what I can plant in my yard due to the new electric equipment that FPL installled because Sun is adding more homes there. No trees and nothing over 4ft. That I can live with BUT I replaced the plant bed I had along the newly installed fence that encloses the maintenane yard. We had a fence along that backside for 30 years and that was the only reason I picked this lot to put a house on. That fence was removed to my dismay and now what used to be a private lot is now exposed even though I was told by previous owner nothing would ever be built back there. I was told if I didnt have it in writing I was out of luck. Again another set-back. Now the fence that encloses the maintenance yard backs up to me about 3/4 and so I replaced the plant be I had along the fence with new plastic barrier, new mulch and new shrubs and edging. Tiffany even gave me a gift card to help with this rather than me wait an indefinite period of time til houses were put in and landscaping done. No one has any idea when that will even begin. The gift card paid for the mulch, and some new shrubbery and added edging which I installed along the bottom of the fence because of the gap from the bottom to the ground. Without this edging the mulch would wash away into the maintenance yard. I paid for the labor to have this job done. Now for the clincher. I was told they intend to paint the fence and when they do, my edging will have to be removed and after they remove it they won't replace it. I would have to pay someone again to put it back and I will lose some of the mulch thru the gap in the fence. This is not necessary as the edging only covers the gap so they can paint right down to the edging which by the way I know the edging will get paint on it. However, that's not the only issue with painting the fence. I put shrubs back there which are small but will fill out eventually and cover the entire fence, so how do they expect to get back behind the shrubs to paint? My complaint as far as this issue is concerned, is that I was not informed about any fence painting prior to the landscaping I had completed and Tiffany was well aware of what I was going to do, that's y she gave me the gift card to replace what FPL DESTROYED. I also had to complain about the sod they put in the empty lot behind us as no one was mowing it and until she came and saw if for herself is when it finally got mowed. The south gate is another issue. We are not informed as to when it is out of commission which is quite often. Those of us who use it pass the north gate and then have to backtrack from the south gate to the north gate. Why does she not put out robo calls when this occurs? I understand that management has to be tough to a cetrain degree but she definitely lacks people skills, communicaion skils and does not know the meaning of the word empathy. After all is said in done I would like to know what is going to be done to satisfy my complaints because they are legitamate.

Sun communities owns LaCosta village…
Sun communities owns LaCosta village where I live. They will not negotiate on rent increase. Last year our cola was above 8%, leaving many seniors happy. In come Sun communities people and bam they take 6% of that for a rent increase. We wanted to erect a memorial outside for our veterans. Jeff the regional manager said no to that idea and stated that it would have to be inside because it would raise our taxes and insurance. With the pass thru tax in Florida the residents pay Sun’s property tax. The resident manger is only doesn’t care about the residents, only the bottom line of her budget. We have no help getting rid of the homeless and drug users who have been made welcomed by a few residents. Glad I’m leaving.

I moved in and it was a different owner. No issues. Sun home bought it and all was good. Making improvements etc. Until they hired a new manager and now there's problems with all the residents and employees. This manager has caused so many problems. Come to find out she was fired from Yes properties and it was so bad that all the residents came out and clapped her off on her last day. She is horrible with the residents and horrible with the employees. I sure hope sunhome is going to do something about it. All the residents are talking about going in together and getting an attorney, it's BAD.
Very disappointed with The Hills 55…
Very disappointed with The Hills 55 over Community, which allows employees to rent units in park with their extended families, young children & grandchildren. They have been very negligent on caring & supervising their family, very irresponsible behavior putting the rest of the community at risk, from children running into street, unsupervised & riding irresponsible on go carts at night in the middle of road. This is not what I signed up for. BEWARE
What's a transient camper?
We have been camping for 30 years at Lake in wood campground now Sun Community. When Claus owned the property you could see the pride he and his family put into the facility. Today after years of Sun taking over...its all about making the shareholders happy. They are slowly going to all seasonal sites. Transients will soon not be welcome here. Why purchase a $100,000 camper if you can't go where you want. Our site G2 is being turned into seasonal in 2024 we are told. U can't have it. But we have some limited sites you might fit in. Not what I want to hear. Many of the site we used to stay at turned seasonal also. So the scraps are left for the rest of us. The "unwanted" sites that don't fit their seasonal standards. It's a sad time to be a transient camper. So take your facility, it's yours. Make your shareholders happy. It's all got to be about money,money money. I don't live for money. Life is to short.

My wife and I got shafted by this place. Found a double wide in birch hill estates, and were prepared to buy it outright with cash to the tune of 80k and pay a years lot fees up front. Ran around for 2 days getting paperwork for the underwriters and were denied because our scores were under 600. So you guys lose out on 90k today. I'll gladly give my money to someone who is deserving of it.

Sun Communities purchased the community…
Sun Communities purchased the community that I live in June 1, 2018. I bought my home Dec. 6, 2012. At first they did a lot of good things as well as bring in brand new homes to fill the park up. Since they have been here, we have had murders, shootings, drive by shootings, speeding because we can't drive 15 mph and the speed limit is NOT ENFORCED. We have all kinds of rules, that ARE NOT ENFORCED. There is no parking on lawns nor in the street, but yet you can drive thru here at any given time, and you will find vehicles where they aren't suppose to be, with absolutely no consequences what so ever. Stop signs mean NOTHING to most of the residents, of which who are the problem residents that need to be evicted. We have had 4 homes burn due to a 15 yr old arsonist, who got his hand slapped by a panty waste judge, instead of getting the kid the help he needs. That family is now gone, and I feel really sorry for the people around where ever the moved to! Our lot rent is going up to unGodly rates, that those of us whom are on Social Security incomes, are not going to be able to afford before to much longer, which means that they will eventually force us out of our homes as living on a fixed income we will not be able to live here, with the continuous rise of inflation. We get NOTHING but trash service and snow removal from this company. This company makes on an average of $3,300,000.00 a year off of the residents JUST FOR LOT RENT! But yet we can't get speed bumps to stop the speeding, we can't get the street lights fixed ( many has been messed up since before Covid). People have extremely horrific driveways, and they refuse to replace them. Several of us have trees that can very well come down on our homes, because they won't pay to get them taken care of. Not one rule is ever enforced unless you actually walk in the office and complain in person and then all that happens is yet another violation sent out, that doesn't get enforced. No parking in the lawns and on the streets are never enforced. The curbs around the entire community are in great disrepair and need to be replaced. Every time we ask why this hasn't been done or that hasn't been fixed, we get..."it's not in the budget"! Yet they make over 3 MILLION from the residents who are lining their pockets and living in lavish homes in beautiful tree lined communities, while we live in one of their communities that they don't care about! But then again, after reading all of these complaints...Arbor Woods isn't the only community with problems. I don't blame our office staff, as their hands are tied. They can only do what Corporate will allow them to do. We have a gal, that would be a FABULOUS Manager, whom knows all of the problems, the people, and also lives on site. I know for a fact, that this young lady cares about the community she works in. Does Sun care? No they don't. They'll just send someone new in, and the won't be here for more than 6 months. We have gone thru 6 managers since Sun purchased this community. They fired the first manager who, was the manager that managed the park before Sun purchased it, why nobody knows. The next manager embezzled money from our water bills, the next manager lied to each and everyone for the next 2 years, then we had a one that couldn't handle the mess that Sun has caused here in this community, then we had one that actually did her job, but she liked the bottle enough to the point to where she was fired, then we get someone from a Jackson community, who got herself into some stupidity with another employee and ended up quitting. Now we have no manager. And another resident wrote a review on their website, and was given the nonsense that this community is a training community!! Seriously????? I guess any lie is as good as the next, right! That is all this company does...one lie right after the other. When is it going to stop? Are us residents going to have to get really ugly and start a civil suit against these people along with get the Attorney General's office involved to get done, what we desperately need done? Maybe we all should start putting our lot rents into an Escrow account and hold the money hostage until we get done what needs to be done? Is this what Sun Communities wants? Because trust me...we can go that route if need be. And the best part about it is...it's actually LEGAL for us to do so!! So how about you get off your high horses, stop screwing those of us who keep your communities clean and looking nice, and want a safe community to live in. WE ARE NOT SAFE!! We can not walk the streets without the fear of being run over by a speeder, because we do nothing to enforce the speed limit. It does us no good to call the Sheriff's Dept, as if they don't see it, they can't do anything about it. Why you ask? Because it's private property, they have no jurisdiction. When are you going to become an HONEST company and do what is right.

Mr. Thompson recorded the date as being Mach 2, 2023 for payments he received on March 3, 2023. Then on different receipt Mr. Jeffery Thompson falsely recorded was March 1, 2023, for payments he received on March 3, 2023.

No one responds at any Sun Community locations or the main office. Customer Service is non existent. An Employ overhaul is very needed. POOR
Profits Over People
We almost lived at Rolling Hills.
We were looking forward to it.
We decided to order a new home, since the park had just started ordering new homes after the new sewer lines were installed. We found a plan that we felt was perfect for the lot, that is along the brook. We placed an order in November 2020. The home was to be ready to close in May 2021, but there were delays, perhaps due to Covid, we waited. the home arrived in late September. We were so excited to see this complete home, but of course it needed to be set-up, before we could move in. The park management hoped that it would only be 30 days, then 60 days, but the Certificate of Occupancy, was not issued until the second week of December. We scheduled a closing and went through the whole process at the closing, but there was a catch; we were asked to pay an additional amount for the furnace we expected and more patio pavers, we agreed to pay. This caused a stir (long-er story) We could not close on December 17th. We were ready to move in furniture & appliances. We had to wait. Through an email the lender asked if we would close by the end of the year, we could not, but we were working on it. On January 5th Sun's regional VP called and said plainly "Unfortunately we are canceling your contract, we cannot wait any longer, we can't keep it in our inventory" Your deposit is at the office" Obviously we were SHOCKED, to say the least. No warning no ultimatum, here is your money back. They sold our home that same week to for a much higher price. The only other one in the inventory (yes only one other for sale) went up in price by almost $50,000. Sun is only motivated by money. Many people are missing Jensen's as a more family & people-oriented company. We are missing out on living at Rolling Hills and need to start the search for a new home all over again, but we now feel blessed that we don't have to deal with this organization. Buyer beware!

They have allowed a family property management company to buy 22 old run down properties and now they sublet them out to junkies, drunks, crackheads etc. No screening. We have a publicly traded company allowing an outside property management company to steal profits from the shareholders. Investors beware.

Fenton Mich resident Absolutely terrible community business EVER. The lot rent is so high, the management is terrible, maintenance is a joke nothing gets fixed they just drive around the park giving out non sense violations, homes are made cheap, they don’t care about anybody , they don’t want you to make it a home & feel comfortable for your kids, they make you pay for water when it’s in a well and that’s high as can be, they take NO RESPONSIBILITY for anything they just want your money and that it.

This is the worse park I’ve ever lived. These people can’t seem to get it right. Since day one when I moved in it’s been nothing but a problem. The toilet is always backing up, the water is shut off at least once a day, the maintenance technician always has a beer in his hand. They can’t seem to keep management. Every time they hire someone they seem to quit. As a resident of shell creek Rv park I have to say this place really sucks. Oh did I not mention? The mail situation sucks. Sometimes we get our mail and sometimes we don’t. Rv’ers and renters or buyers be ware. I am so ready to get the hell out of this place
Horrible management, horrible experience
I moved into this park in 1999 (Riverside Drive Mobile Home Park Augusta Maine) as a young adult (21) and moved out of this place August 1, 2022. In those 23 years have seen many different owners and Sun Communities is the absolute worse. Jacked up rent with no return investment. Now granted they finally after 2-3 years did repave the roads but refused to do tenants driveways. I had begged for years as mine was coming apart in pieces and I was told by the park Manager Betty that it wasn't bad enough. They did a crap job with plowing causing significant road hazards. Their communication sucks at best. They refuse to call you back when you leave messages, yet they will call you when they need something. Most recent and irritating is when I moved out August 1, 2022, they send me a bill for the month of August PLUS they billed me for demolishing sheds & a porch that was part of the purchase of my home. They demolished this literally days (3) after I notified the park (Betty Maylin) and I got billed for it. This company is crooked as hell and prime example of a "slumlord". Do yourself a favor and stay away.
