We live in a Sun Community property in San Antonio, TX, Stonebridge. We travel quite a bit and can be gone for weeks at a time. The property manager at this location has helped us out more than once. He knows we are not always there, and he goes the extra mile to be sure we are taken care of. His commitment to excellent service gives us peace of mind while we're away. It's reassuring to know that someone is looking out for us and our home. Thank you, Jeff Thompson and staff!

Unhappy in Banning, Ca

I’ve been at Sunrise Estates in Banning, California for almost 3 years now. When I first came in, it was very strange that management had everything still closed down from Covid. We couldn’t use the clubhouse. We couldn’t use the pool for quite some time. Now we have new management which I very much I am pleased with, although Sun communities has made so many promises, and we have yet to see any change. We’re paying $150 pass-through tax which is paying their property taxes on land we do not own. What this means is that if you bought a newer home and have a mortgage you’re paying 2 property taxes. Now we have a situation to where they put a new lock on the pool gate yet the door to the laundry room, which gives you access to the pool doesn’t lock, they leave the windows open at night, making it very easy for anybody, even a non-resident, to come in use the shower facilities or the pool. The pool is constantly cloudy, 2 weeks ago the Health Dept. shut it down. Unfortunately that and a pool table are the only amenities that we have. These are supposed to be the years where I’ve retired, I should be able to enjoy my golden years yet I’m constantly worried about what’s going to happen next. The park is declining. I sincerely hope that something changes, although it’s quite sad because if you move, you have to wait for your place to sell. You still have to pay space rent. You still have to pay the pass-through tax and other peoples homes looking the way that they do and the amenities not being available makes the value of your home go down so it’s hard to sell.

We live in a Sun Communities property…

We live in a Sun Communities property in Carrollton, TX. We moved in last October, 2023. Since then, the property has significantly declined. The laundry rooms are always nasty and dirty with dog hair everywhere. The bathrooms are marginal. There is an awful smell (leaking propane?) that hits you when you walk into the laundry and attached bathrooms making you want to gag. The lots are $791 to park your own RV! For what!? It’s cramped with virtually no grass. Someone let their dog crap in the street and didn’t pick it up. The washers and dryers are “maintained” I use that word loosely, by CSC. Most of the time many are out of order. They raised the rent nearly $50, but must have had a revolt bc many people vacated. They ended up lowering the rent back down to $791. They were losing too much business. That’s how the market works in a good way! We will never stay in another Sun Community and are only here til next May 1, 2025 or until we find something better. I have complained multiple times via email and in person regarding the issues. Nothing really changes. I could say a lot more, but will keep it brief.

Wow!

Wow! I was reading through the reviews and had to write one!
First off, I think it is wonderful that my park gives a safe home to stray cats! I am a huge animal lover, and it is so awesome to take a walk and have a few friendly cats join me! A few of the residents, including myself, make sure that when new babies arrive, they are neutered/spayed. That way the population isn't out of control. You can choose to feed or not feed them. They are not aggressive or messy. To me, it makes for a very peaceful, pet friendly environment...
As for lot rent - cost of living increases yearly! It's a fact of life. It happens at every park, not just sun communities. Get with the times. Or check out other parks before you buy.
And the management... I keep reading about how horrible the management is. I have lived at Citrus Hill RV Resort for 4 years now, and I have never had an issue with the management. They are friendly. They are informative. They are educated. And they are fair.
I don't see the problem.
I am not a social butterfly. Actually, I have never attended an event on site. However, if I wanted to, they offer many different activities to enjoy. And they always include the residents on holidays, so that nobody has to spend the holidays alone.
My advice is this - if you hate it so much, move elsewhere! There are plenty of parks to choose from in the area. Don't just sit around and slam Sun Communities! They are doing a great job managing great parks! Great job Heather, Pansy and crew!

Negative stars should be an option

If I could give less stars, I would because they deserve negative. Like others in the comment section I have a very similar experience with sun communities. I’ve lived here for two years and when I first moved in, I was only here for six months and already had a huge rent increase and again the following year, I’m sure another is on the way come January. And then imagine my surprise when I learn about pass through taxes, yes, paying taxes on land that you don’t even own, talk about corporate greed. They’re making a fortune, robbing senior citizens. I moved to a 55 and over so the rent would be affordable and now even with a job, thank goodness I’m not on a fixed income, it is unaffordable already. Not to mention, they do nothing around the park as far as being infested with wasps and armadillos running rampant through the park eating everybody’s ductwork under their homes. Anyone that rents from Sun communities all you’re doing is filling the pockets of people floating around in their yachts!! I will never buy another property if it’s in a Sun community!!!

Usually enjoyable

Stayed in a tent for the weekend. We have stayed several times before and it has always been enjoyable. However, this year was not as enjoyable. The picnic tables are falling apart and there are kids zooming by on electric scooters and golf carts at all hours. There were only two paddle boats to use and the new splash pad was not working. This was a big disappointment! Also, we went to use the new portable bathroom located by the dog park and found there was a padlock on the door so we were not able to use it. Major inconvenience in the middle of the night.

I am a disabled veteran living in…

I am a disabled veteran living in Sweetwater R.V. Park in Z Hills Florida and I have never witnessed such a tattle tale environment and sneaky style management system. Even the residents are miserable and can't mind their own business and add the cat problem that is ridiculous not to mention nasty. My pets safety as well as mine is in jeopardy daily due to the cats running lose but a dog must be on a leash or some cat lady will lose her mind! I would never allow my dog to run lose but it's a discriminatory policy since this is private property! I commented on a stolen e bike this morning and because one of the Yankee administrators who is in new yuck did not like my response so with no warning she abused her authority and removed me from the fb page, I will try to cope but it was childish! Stay away from this place.

Local Sun management office sent out an announcement pertaining to a "peace" rally at a local church. Sun has no business trying to influence my beliefs by sending out religious propaganda. ended up requesting that my contact information be deleted, met with snarky comments from District manager about not receiving announcements.

Don't make the same mistake that I did

I have pictures that show what my mobile home looks like underneath. I have lived there since 11/30/23 and never looked behind the skirting until 2 weeks ago and I was shocked and outraged. There is insulation hanging down, moldy boards and no vapor barrier. I had a 4 point inspection that was satisfactory but I did not realize that I should have had a full inspection. Since I purchased the home from the park I assumed that they would have completed repair work from any hurricane damage. I was told the park replaced all the laminate and fresh paint. Once I moved in I noticed a musty smell and the floors were a little soft but I bought it as is. I then decided to sell my home and I had to reduce the price because the floors need to be replaced. Now I have a sewer gas smell and when the plumber came out I saw what was underneath. This smell comes and goes and it probably isn't safe to stay here in the home. I was told by the Corporate office that they inspected it and did not find any issues under the home. It was also assessed by the County inspectors and they found no substantial damage. My insurance is not covering any of this. So I am going to have to pay for repairs that I cannot afford and try to sell it or sell it as is for a greater loss. I was so excited to move into Colony in the Wood because I thought it was a great community. I was newly divorced and on my own and I feel the park took advantage of me. I have learned a lesson to never ever trust any company but this lesson has cost me dearly. So don't make the same mistake that I did.

LOT RENT IS GETTING TO THE POINT WHERE ONE HAS TO CHOOSE FOOD OR PAY THE $610 A MONTH LOT FEE. RENT GOES UP EVERY YEAR AND THE SAME LAME REASON IN GIVEN. IF YOU PLAN ON LIVING IN EGLECRAFT PARK IN EGELSTON TOWESHIP PLEASE RETHINK, YOU WILL PAY MORE EVERY YEAR AND GET LESS. THEY ALSO CHARGE $32 EXTRA FOR SEWAGE. ANOTHER EXAMPLE OF CORPORATE GREED

Awful management

As a resident of a park in Matteson, Illinois, I highly recommend you never buy a piece of property that is owned by Sun communities.
I live in a park called Maplebrook and under their ownership. It has been driven into the ground. They are completely unresponsive. They could care less about anything except for bleeding the park dry of every penny never answering the phone and not caring what anybody thinks
This company has not invested a dime into basic maintenance let alone improvements it’s positively shameful and they don’t care
Our mailboxes are falling apart. Everything is rigged up hanging by a thread.
Street signs are missing the streets are crumbling
Many houses look terrible because they won’t even do basic inspections. We supposedly have rules and regulations, but not one of them are being used or implemented
I can’t think of one thing to point to that looks good here or is working
All that matters is that they get their rent increases every year
The only reason I gave one star is you can’t pick less than that

We almost lived at Rolling Hills, Storrs, CT.

We almost lived at Rolling Hills.
We were looking forward to it.
We decided to order a new home, since the park had just started ordering new homes after the new sewer lines were installed.
We placed an order in November 2020. The home was to be ready to close in May 2021, but there were delays, perhaps due to Covid, we waited. the home arrived in late September. We were so excited to see this complete home, but of course it needed to be set-up, before we could move in. The park management hoped that it would only be 30 days, then 60 days, but the Certificate of Occupancy, was not issued until the second week of December. We scheduled a closing and went through the whole process at the closing, but there was a catch; we were asked to pay an additional amount for the furnace we expected and more patio pavers, we agreed to pay. This caused a stir. We could not close on December 17th. We were ready to move in furniture & appliances. We had to wait. Through an email the lender asked if we would close by the end of the year, we could not, but we were working on it. On January 5th Sun's regional VP called and said plainly "Unfortunately we are canceling your contract, we cannot wait any longer, we can't keep it in our inventory" Your deposit is at the office" Obviously we were SHOCKED, to say the least. No warning no ultimatum, here is your money back. They sold our home that same week for 12K more. They closed the same day we planned, but could not wait. We had furniture & appliances to return. we had gifts that planned for the new home. The only other one in the inventory (yes only one other for sale) went up in price by almost $50,000. Management will tell people we could not get financing, which is not true, they just want to shift the blame. Sun is only motivated by money. I have a background in RV & manufactured homes. Unfortunately a new home is now 200K will be next to an antique home for 35K, which the park owner could have chosen to replace it, but have not. Sun Communities is a huge corporation, and only looks at the bottom line.
Many people are missing Jensen's was a more family & people-oriented company. We are missing out on living at Rolling Hills and need to start the search for a new home all over again, but we now feel blessed that we don't have to deal with this organization. Buyer beware!

They hacked into my Alexa and charged me $156. US to restart my Alexa and informed me my laptop did not have a virus program (had several issues) and talked me into getting Kapersky. (Currently, have a virus on my laptop) and when I followed link to download Kapersky unable to do so. Fellow I spoke to had an East Indian accent. I am a senior and out $156.

Stay away

First off I'd give them no stars if I could.
I wish more people would read these reviews cuz they are very true. I would not recommend Sun communities to anyone.
The office staff does not do a very good job and they've been there since Sun took over.
Corporate does not listen or do anything about complaints and that's if they even answer their phone. Anyone can move in, they offer $299 - 399 specials to move in. (I paid $2400 to move in 7 years ago.) So people stay two or three months destroy a brand new home and get evicted 2 months later, then they start all over again with the specials. They advertise they have 24/7 security and they do not. They charge tenants $3 a month for a few hours a week at the gates if that anymore. we now have shootings, police in here all the time, vandalism and theft since they took over about 3 years ago. They seem to care more about Money Then they do about our safety or concerns. We just want a nice, secure, safe, pleasant place to live.
I'm referring to the Location in Flint Michigan-Pineview.

I have lived in a Sun owned park for 11…

I have lived in a Sun owned park for 11 years, in Stewartville, Minnesota. I have had to call police on a drunk manager who showed up on my deck and wanted to fist fight, law enforcement removed him and made him walk away or get a D.U.I.. This manager was later fired for embezzlement. Manager gave me copies of their records proving they overcharged for water and sewer. Had 2 swat teams raid next door , found loaded drug needles in my yard. This went on for two years, 22 police reports in two years, but they can't be evicted. Slumlords are what they really are. Our park is unsafe, full of meth heads, dirty, and did I say unsafe. Don't move here, you will be trapped by a company that doesn't think of you as a human being, but as a checkmark on a spreadsheet. It's to late for me, but you can definitely do better for your family.

Management by intimidation

Management by intimidation. Slow on their improvements but quick to harass residents to get repairs done after the once in 500 years Hurricane. Greedy…..self-serving…..money hungry…..worse every year. Don’t do it.

If I could give them a zero

If I could give them a zero, I would! My pup was killed in Jan. 2023 shortly after they dropped their pet policies. Another small dog was killed in May and a 3rd dog was just killed a few weeks ago. ALL WERE KILLED BY DOGS THAT PREVIOUSLY WERE NOT ALLOWED BY THE PET POLICY! SUN DOESNT CARE!! I was also told they were committed to a dog park in March of 2023....no dog park as of October. If you have a small dog, beware that Sun takes any dog, any breed , any size!

Stay away from Sun Community…

Stay away from Sun Community properties. I’ve lived in the park I’m currently living in for 18 yrs. When Sun bought us the aesthetics of the park has declined. Land sinking and sliding ever so slowly yet noticeable. Photos and measuring rulers clearly show the condition of the property. Stay away from Sun Community.

Starting from ceo and trickling down to local management don’t have any moral compass. Rent is raised 3.5% every year, yet they fail to maintain property.

Nearly impossible to find contact info to address issues that management is knowing breaking the law. Nearly impossible to find contact info for any reason.

Management is either advised to ignore the Mobile Home Residency Law (note Law) or take it upon themselves to ignore the law.

Sun’s practices clearly exploit the residents simply because they can. Recommendation is to lawyer up or if possible wait until January 1st, 2024 and will have free access to attorneys who specialize in the MRL!!!!

Management does not care

We moved into Highland Greens in Highland, MI not even 3 months into a brand new home and it has been a living nightmare! The "management" and "maintenance" are absolutely horrible! That is no joke!! Do not buy or rent from sun communities!
