This community is definitely one of a kind. People in the past learning Real Estate have learned the old fashion way of "dog eat dog" "don't tell your competitor how you do it" "don't help anyone" BUT not so with this community. The day you join many members welcome you and you soon find out they are on your side, helping you succeed and even working along side you. Why can't the whole world see what has been done here in Real Estate in Phoenix and try it in other industries throughout the world. We certainly are special people and thank Pace for all this. Thank you Pace!!!!

I am a member of Pace's Subto mentorship. It is more of a community than a mentorship. There are constant trainings, group calls, meetings and a Facebook group to find extra help and help others. Best thing I have done in Real Estate investing.

Iv been a member for almost a year and half and no deals done, its 100% my fault. Im a newbie to real estate iv tried wholesaling in the past with no success. I'll go over the pros and cons to make it easy to read. This is my experience, not everyone's experience is going to be the same.

Cons:
(1) The course/content is all over the place. The only thing I don't like about this is there is very little to no underwriting (how to crunch your numbers so you dont put a house under contract and your not able to sell it/lose money on it) examples.

(2) The past two zoom calls iv been on Pace has gone on multiple rants about about what he doesn't like going on in either in a challenge or in the community. Calling people lazy or not committed. People joining your challenge or your membership arent lazy or not committed. You have no idea what's going on in some ones life going Im so glad I spent almost 8k to listen to you complain lol I raised my hand in both zooms and both times was not able to get my question answered. To give him the benefit of the doubt its hard to answer all those questions in a timely manner.

(3) Being clear up front about expectations and what you actually get when you join. Before you join you get on a call with someone and they qualify/vett you so you can actually afford to join. They don't go over very much about what you actually get inside. That's also my fault for not asking or doing better due diligence. Inside the course and on zooms their constantly taking about hey this is not part of your membership I think if they verbally and show in writing hey this is exactly what you get when you join then you don't have to assume your getting a certain feature but in realty your not.

(4) If I ask question in the Facebook group, I have no idea who I can trust the person that answered my question. Have they even done a deal or multiple deals or are they repeating what they saw in the in the videos. Defiantly looks like their is some blind leading the blind in the FB group. I think a good idea to help fix this is have a certain people that's all they do full time is answer questions via email, FB, or Even hire 3-4 people having a 1-800 number so people can call get help comping or help with crunching numbers answered.

(5) I know im not the only person in the membership that's struggling or is afraid to ask for help because they don't know who to trust.

(6) Value Value Value Value value value good grief that's all he and anyone else talks about. I didn't join because OMG there's so much value here. I joined because I saw an opportunity to have financial freedom, I want to leave my 8-7 job, I want to bless my family and give to my local community. I spent my entire savings account into this course and iv been living pay check to pay check ever since. Value doesn't pay the bills. I think one way we could help this is give people written out step by step plans to make money today (Step 1 do this Step 2 do this, step 3 go!) post it to that top of the FB group to the front page of the membership site when you login.

(7) He's telling us to become leaders but he's not showing true leadership. Josiah and Jamji are much better leaders in my option. Pace can be fantastic coach/leader he can just tweak a few thing here and there we would be an amazing coach!

Pros:
(1) He really does care you can defiantly see it, in the zoom calls.

(2) The community is 100% all on board, they will bend over backwards with support, collaboration, and resources.

(3) The content in the course is defiantly worth it, the resources they provide for you is insane.

(4) if you have the money and already have had some success as an agent, wholesaler, other go for it!

Overall this is my option, im just nit picking at the small stuff. it has gotten better since I first joined but not much. D4D challenge is they only thing iv been excited about this whole time iv been a member. This review is really for someone in my shoes or similar. if you dont have the money to join dont go on payment or go borrow credit to join. Do the D4D challenge all you have to do is get batchdriven app, follow along, when you have a seller work with a subto student who can help you get your deal locked up for you and sold. Get some deals under belt and then join. Dont do what I did and spend almost every dime you had lol if your already successful at real estate this is absolutely worth it you'll make 20x ROI.

Pace is the GOAT of generosity and his subto mentorship is nothing short of life changing. The community is incredibly supportive and informative, it's definitely a family. Over delivery is pretty much the SOP around here, I've spent $10,000+ working with other coaches but their programs weren't even 1 percent as good and their communities aren't even in the same conversation as the subto family. I can't recommend Pace or this community highly enough. Best decision I have ever made for my business!

This is it. This is what I was looking for. I thought this was just going to be a set of modules and videos but it’s so much more. I’m grateful to find here a community of folks all trying to reach similar goals. It’s definitely a feeling that makes you want to propel forward, and I did not realize that I needed that support, so thank you.

Best mentorship (community) hands down! Papa Morby is the realest, greatest, and a genuine giver. The community he has built is none heard of. It’s on a different level. The family is nothing but go giving individual that wanna see everyone win, they inspire, motivate each other to be the best versions of the selfs. To become leaders in all aspects of life and for that I am grateful.

Can I leave 10 Stars is what I want to ask? What you should ask is "Where has he been all my career?" I'm not sure what else I can say about Pace except he is one of the finest people I have ever had the privilege to learn from. The star of a hit TV series, "Triple Digit Flip" on A&E, one of the biggest draws for Bigger Pockets podcast among many. And what is special about Pace, with all of his success, he is most passionate about his students and the community he is building with his student. And that is... PRICELESS!

So Again my question is "Can I leave 10 Stars?"

I can not say enough about Pace Morby and the community that he has put together in order to help all of us be successful. I have never encountered such a go-giver with a heart of gold and the willingness to go above and beyond to make sure his Subto fam is taken care of in Every way. Even if it means taking money out of his own pocket. I’ve also had the pleasure of meeting some absolutely incredible people inside this group that I otherwise would have never met. The value that he brings and continually keeps bringing is phenomenal. When I joined Pace’s mentorship, I didn’t know Anything about real estate and the things that I have learned are mind-blowing. I can promise you this, it wouldn't have been possible if I had not joined this community. Not to mention, this mentorship is also a lifetime mentorship. Where else can you find that? Nowhere!! Been in Paces mentorship since the very beginning. For someone who has spent close to 100k combined on several other mentorship I can easily say this one stands out. I have never been apart of a community that tries so hard to make sure we help eachother win in a business where we are essentially all each others competition. The amount of resources that are provided to help us succeed is unbeleivable. We are provided with things that no other mentor or community provides and it is constantly being updated and when you think the limit of how much help you can receive is reached, we are provided with something else. If you take action, there is absolutely no way you can’t succeed. I believe that the overwhelmingly positive vibe and help is not because only positive, uplifting people have joined this group and other groups don’t have the same people. It’s because our leader Pace leads by example and pours so much into this mentorship that it is contagious to the rest of us. Making it feel like a family is that human aspect that you don’t find anywhere else. I’ve personally been in a really tough spot on a particular deal where Pace generally got out of his way to help me partner on it to close it even though it was not convenient or beneficial to him at all. In fact it was in a market which he absolutely hates and only helped me because I was absolutely desperate. He constantly provides this type of help to others and as long as you take action he will go above and beyond to help you. I have also never seen someone who tries so hard to have us be friends with eachother. There are constant meetups and when he speaks at events that I have been to in person, he is always giving all of us a shoutout. He always makes it so everyone at these events see the value of squading up with all of us in the subto group so when people know I’m in it people want to work with me. He gets absolutely nothing out of that from a monetary perspective and he is always prioritizing his students. He is always trying to help us win in every possible way and I have to say that in every other program I am in, it is usually the case where you pay and you might get a weekly zoom and that’s it. If you want more help or extra resources you get upsold a new program. This is by far the biggest bargain and best investment of my life. Not just from a financial perspective but also for my mental health. Having been in this entrepreneur grind for years, I have always struggled making good connections. Most people in this industry only want to climb the success ladder. It’s absolutely draining for someone like me to constantly be around people like that, even if I’m making money. There are more important things in life and I’m glad I’ve been through what I’ve been through to realize that. I feel really good being around community oriented people and like I said, it is only this way because he leads by example.

Can’t say enough about what Pace has initiated with this mentorship. He started something that the members have continue to build and help each other grow, all while Pace continues to deliver more and more value! Amazing to be a part of and so glad I dove in.

I'm only a few days into the mentorship but have already seen that the strength of this community is incredible. Students give freely to one another, help one another, and lift one another up.
This morning I saw Pace gift a student thousands of dollars that the student lost to a lending scam, and he turned the incident into a learning opportunity for all of his students. And I'm certain that if he had not made that gift to her, the community would have pooled together to make her whole again without even being asked.

Amazing, and profoundly generous.

This is a great community of entrepreneurs, no other community encourages the go-giver mentality as much as Sub2. After having the opportunity to meet Pace, it was refreshing to see he is 100% authentic, encourages his students to step up and drive the community. Pace is the real deal!!! I got turned onto this community through my sister, who is a SubTo student herself.
