Had x2 rather tricky cases with LendInvest [I am the Broker] and i was able to discuss things with my BDM, who supported the case and had it reviewed by the underwriting teams.

Any points of confusion were remedied when required to be and both cases progressed through to offer in a timely fashion, taking into account the complexities of the cases.

The underwriting teams were proactive and moved things along efficiently. I definitely will be using LendInvest more often.

Firstly - combining Borrower and Lender reviews into one average rating is meaningless. I'm sure borrowers are happy as apparently they are allowed to repay as and when (and if) they please.
I have currently 7 investments of which only one is not in arrears (it hasn't matured yet). The rest are in arrears, in breach or in enforcement. All but one of the delinquent loans are in the hands of receivers, some have stopped paying interest bringing my overall return to 2.12%
How did these guys get given this business for their playpen?

After being let down with another lender (after a tortuous 2 months) I called Ed and ran through the case, he ran it past underwriters who confirmed it should fit within criteria, Case submitted, a couple of follow up calls with Jordan the underwriter, physical valuation instructed and offer issued within 9 days.
Sensible underwriting at its very best. LendInvest are fast becoming my go to lender, for any cases that require a common sense, hands on approach.

There is no end to how careless they are; it does feel like this is some sadistic farse of a company deliberately set out to torch your money on fire while you rip your hair apart with their lack of comms.

We are over 1.5 years late into an investment with zero visibility as to when it may conclude.

Given my flattering reviews of their incredible platform, it feels like someone made the great executive decision to post no further comms for months. At this point, why even bother telling an investor they might get their money back?

DON'T INVEST HERE no matter what; buy scratch cards, and you'll get a nicer, safer investment experience. This company has to disappear in favour of more competent people taking this spot in the market.

I am a pensioner and have part of my pension fund invested with Lendinvest. This was intended to provide me with some additional monthly income. Now though, they refuse to pay me my income and will not allow me to withdraw any of the cash on my account, which has accumulated to over £5,000.
Are they really allowed to do this? How can they deny me access to my own money? As a pensioner, I have limited means. I have lost the winter fuel allowance and, in the run up to Christmas, I have fuel bills to pay as well as the usual Christmas expenses. Now Lendinvest will not repay my own money to me.
I cannot trust them again. Be careful if you decide to invest any money with them. They might do to you what they have done to me

Naturally, I have initiated a complaint under your complaints procedure but this process seems to be extremely protracted: 6 weeks so far and still counting.
Meanwhile you continue to withhold my money from me without any interest. As my complaint progresses, I will update my review appropriately.

UPDATE in response to reply of 24 December.

Thank you for your response which you kindly sent to me on Christmas Eve.

There are some important inaccuracies in this response that I feel I must bring to light:

1) You have not made a REQUEST for more information, you have made a DEMAND for a copy of my Bank Statement, accompanied by the threat that, if I do not supply it, you will prevent all withdrawals from my account. This is coercive, disproportionate, an abuse of power and it violates my right to Data Privacy under the GDPR. I am not under any obligation to provide you with details of my personal financial data.

2) Contrary to your assertion, I did in fact supply you with a copy of a recent bank statement in February 2024, providing you with the necessary information for verification of my account . Following this you wrote to me on 22 February 2024 to confirm that my…
"… account remains fully verified for transactions with the LendInvest platform".

You also stated that I would not need to supply a further statement unless my account details changed. My account details have not changed and so I am entitled to rely on these assurances.

3) In addition to confirming that my account was Verified on 22 February, my account remains categorised as “Verified” on the Lendinvest platform.

4) Section 9.3 of your current Terms and Conditions states:

“You may request us to transfer your Unused Balance from the Investor Account to your Nominated Bank Account at any time.”

This term does not even specify a “Verified” account, simply a “Nominated” account and there are no conditions or requirements attaching to it.
In fact, you have ignored this term in your contract and have cancelled every withdrawal request I have made since 23 October 2024. How do you reconcile this behaviour with this requirement in your Terms and Conditions? Do your actions constitute a breach of contract? When do you propose to begin to comply with this contract term?

Amazing service and communication was exceptional! I cannot recommend Lendinvest enough. Their criteria is really good for cases that are more complex and there system is so user friendly. From my initial contact with my BDM Rod McPherson to the underwriter Alasdair Carey and all the way to Head of Mortgages Ross Bennett, everyone involved went above and beyond my expectations for my complex case, thank you to everyone involved :)

UPDATE 12/12/2024 : LendInvest seem to be on the case now and hopefully to resolve this soonest. Once done, I will amend the rating.

Documents lost despite 'Special Delivery'!

We have been trying for 5 months to complete on a bridge loan for BTL. These guys are so old-fashioned they haven't got accountability for documents received and signed for in the post. We used special delivery and have sent them evidence - but we get such ridiculous reply in quotes below. In this day and age this could easily be resolved with electronic signature at least?

As an investor I recently, for technical reasons, found it necessary to discontinue investing through LendInvest. I have only ever received excellent service. LendInvest's communication with its investors is clear, open and without spin of any sort. Interest repayments were made punctually, and all statements have been accurate and accessible. My thanks to the LendInvest team for the opportunity to grow my capital.

Smooth process, easy to use system, great communication from the underwriter. My clients situation was complex due to him being LTD Co Director with only one years account but we managed to get a mortgage offer 8 days post submission !! Great service.

Not enough words to thank the amazing Amber in Completions Dept!!! We had 6 cases that needed to complete simultaneously (3 with LendInvest and 3 with another Lender). We had so many problems along the way mostly caused by the solicitors involved. The fact that we had Amber to assist and actively chasing was paramount in achieving our deadline and we were able to finally complete today on all 6 transactions! Thank you so much Amber; not enough words to describe our gratitude.

I have dealt with Lendinvest now for many years and they have always been a bridging lender that can be relied upon who don’t move the goal posts!

Victoria Barnard has on many times demonstrated exception knowledge but more importantly doesn’t over promise but does over deliver. Any advice given is always correct and on numerous times it’s been demonstrated that she will fight my corner where required and can genuinely influence proceedings. This isn’t common these days and is very much welcome!

Also shout out to Nam and Adam who were all great in the underwriting team.

As always great experience in a situation that went to the final hour!

Great Experience with a Common-Sense Approach
Had an amazing experience with Abby Hurst and the team. The process was smooth, thanks to their experienced underwriter’s common-sense approach. Best BTL lender by far! Many other lenders could learn from you. Highly recommended!

I am extremely disappointed with LendInvest due to their misleading and seemingly fraudulent approach to handling my second charge request. Despite paying nearly £1000 in fees for approval, they refused to agree to terms for a second charge with Together Homes. After extensive back and forth, I was informed that this type of request is frequently declined by LendInvest—information that should have been made clear at the outset.

As a property investor, I’ve worked with other lenders, and the second charge process has been seamless and transparent. LendInvest's lack of transparency and failure to disclose their typical refusal of such requests has cost me both time and money. I feel misled and financially defrauded by the rigid policies and lack of customer support, especially after paying fees under the assumption that it would lead to a successful outcome.

This experience has caused unnecessary financial strain, and I urge LendInvest to review their misleading policies and revisit this case promptly.

A truly appalling lender. Had to go with them around 5 years ago and was told at the time that they offer product transfers. Actually, what happens is that instead of hanging onto landlords by offering a smooth retention strategy, they do the opposite. They pay for a physical valuation with the risk that the rental is valued at less than what the tenants are paying causing the loan amount to be significantly less than the current loan amount. Endless appeals and arguments ensue with the end result of going with another lender, paying for val fee,legals etc and using a different firm of surveyors other than Connells who are hopeless! What a diabolical shambles from LendInvest!

I had a really great first experience with LendInvest. I placed a case for a Limited Compnay Buy to Let purchase. The process was so smooth and quick. My client received their offer in less than a week. Brilliant lender, will absolutely use again. Thank you.

Auction Purchase.
I've used LendInvest as a broker and as a customer. In both instances I was very pleased with the outcome for my clients and for myself. Adam Sellwood the underwriter was always on hand to help solve issues and that was key to getting 3 transactions completed in 20 days. Well within the auction time limit. I would recommend and I am using them again. The AVM software is a game changer.

Used Lendinvest for auction finance. They have a panel for solicitors and valuers.
Product was great, lendinvest was great. underwriter was great and solicitor was great.
sadly the Valuers took about 3 weeks (on an auction purchase) . If it wasnt for Adam Selwood the U/W offering the case at 10pm we wouldnt have completed.
