I received a letter from property debt collection lfd regarding outstanding fees for my ground rent.
This is the first letter that had been sent to me regarding any fees being owed!
From reading the reviews it’s clear they have a history of doing this!

Feels like extortion
8 months after buying and moving into a new house I receive a letter from Landmark to notify me that I owe £125 for notice of transfer and £125 Notice of charge, yes 'charge' not 'change', plus £12.50 for 6 months ground rent arrears. What does it matter t these people who lives in the property so long as ground rent is paid by someone. In previous properties I wuld receive a letter to the home owner each year with instructions on how to pay, easy, and no extortion. Can anyone eadvise if the 2 x £125 charges are legitimate, I'm tempted to pay the ground rent and ignore the £250

Every year they send me a letter for ground rent (as expected) but the letter says "we recently sent you a demand for Ground Rent', implying that a previous letter had been sent! I have never received a previous letter, so this appears to be a deliberate tactic they use to scare people.
Also, the online contact form on their website doesn't work and I get an error message when I try to log in....
Disgrace of a company
Disgrace of a company, never received a reminder about paying £37.50 ground rent, now escalated to £500 admin fee's from PDC Law, this company have had £10,000 or more from me in management fees for a building apartment block that has damp all over the ceilings! I am now seeking legal advice as I am on the verge of bankruptcy and pay maintenance on a building they dont maintain! Horrendous company both PDC law and Landmark Collections!

They should issue a receipt of payment as soon as it is made regardless of whether you have an account or not.

I’ll buck the trend because in my case someone called Jane was quick and very helpful. They had the wrong address, which she sorted out fast. They also got the bill wrong, which they quibbled about but did query for me and the next day told me they got confirmation and corrected it. I’m sceptical because of the business practices of fleecehold, but in this case they did sort out my two problems very fast and sent me the corrected bill the next day. I guess if you need help fast then hope you get Jane!
Update: I take that back, and have lowered my rating. They said they’d send me a corrected bill and have not. How am I supposed to pay it? Ground rent demands are a high priority and ground rent debt ranks higher than a mortgage, yet here’s a company that isn’t sending out the demands in the first place.
STILL RUNNING THE SIMILAR FRAUD !
I live in another property, but my case is more or less of the same situation in Wilburn Basin. Landmark Collections has been playing dirty tricks on sending their ground rent invoices/statements, and then immediately referring to their related company so-called debt collections agency DCA (probably the former PDC).
Unlike all other bills, there is no company name, no words of reminder/statements etc. printed on the envelope, they deliberately make it look like a junk mail that can be easily overlooked.
We emailed them explaining not receiving the previous statements and complaining the unreasonable late fee & DCA charges (totally £170!), but their replies of different persons (even dare not to state the Last names) show completely no interest to resolve the problems, shamefully shirk their responsibility to us, and even threat to add another "penalty payment" of £60. It is crystal clear that their wilful intention from the beginning is to scam the leaseholders with “late” fees and extortion charges.
Totally agree with Stobbs and others, do not give in to their bullying tactics and let these triads have their way. I am now contacting the Advisory Service and will also write to the local MP to report this scam.

Organised scam - Wilburn Basin
I would give -5 stars if possible.
I am a landlord at Wilburn Basin. It is very evident that Landmark Collections is deliberately not sending out their ground rent/buildings insurance invoices, then referring the case to PDC immediately (Property Debt Collection is a related company to Landmark collections, they are owned by the same people, so it's obvious what the incentive is), in order to extort an egregious amount of 'late' fees, when in fact they were deliberate in not sending out their invoices to begin with.
I have asked tens of landlords at the property, and not 1 of them have received anything from Landmark collections. Zenith which manages the unit has also said that dozens of landlords have contacted them about the same issue from PDC. Coincidence? I don't think so. This is an organised extortion scam.
I have written to our local MP Rebecca Long Bailey regarding this already. Landmark collection has a history of running the same scam.
I urge everyone to write to Rebecca Long Bailey as well. At the same time please do not pay the horrendous late fees. It is purely a white collar threat they are trying to make. Keep asking for them to prove that Landmark has sent an invoice out. They will not be able to do so - as they have not. It is an orgnanized scheme on the 400+ tenants at Wilburn Basin. For an average of £600 per unit they can extort, that is £250,000, even if half or a third the tenants bend over at their threats, that's £100,000.
My experience and the comments recently are 100% factual. Do not give in to PDC and let these triads have their way. Do not pay the extortion fees. Keep asking for proof that they have indeed sent out an invoice.

Waste of a company, we got a debt collection letter with about £500 in extra costs.
We NEVER received any previous correspondence from Landmarkcollections prior to the debt collection letter.

This is an absolutely applaing business with no scruples of morals. It is impossible to speak to anyone as they only deal with customers on line, they fail to answer questions or even deal with the most basic of requests such as address changes and simply levy additional fees for unpaid charges even when the details of the charge are sent to entirely the wrong address. I would strongly advise anyone reading this to avoid using them at ALL COSTS - or it will cost you dear
