I have the same issue that Landmark has not informed me and said ballymore notified them. Pan Pen Reception and Ballymore all have my email and know i am abroad, i emailed in end july to confirm and ballymore told me ground rent is cleared. And then i asked end of dec about it with ballymore and contacted landmark on 1 jan 2025 and now they put me to property debt... so unhappy.. as victims

Aggressively pursued for Ground Rent when Ballymore opted to change the management company (probably another Ballymore front). Wouldn’t respond or negotiate and charged egregious fees.

Ballymore and Landmark are essentially the same, run by the same people, and their primary concern seems to be extracting as much money as possible from their customers. Avoid buying a Ballymore property, as you'll likely find yourself being pursued for payments with added late fees, even though they never actually send you an invoice—often claiming it was "lost." In an age where emails are a standard method of communication, they appear to rely on outdated tactics to exploit their customers. I will never consider a Ballymore development again.
Sharp Practice
I've had exactly the same experience as other recent posters with regard to the transfer of ground rent collection arrangements from BAML to Landmark. First I heard of it was when I got a letter from debt collectors for overdue ground rent, including exorbitant fees and interest. Landmark are cowboys, trying to bully people into paying extra. Have they taken anyone to court yet for their fees and interest ? If so us apartment owners should get together and fight them as one.
Landmark Collections’ unacceptable business practice
I’m an overseas landlord. Apparently rent collection was transferred from Ballymore Asset Management (BAM) to Landmark Collections (LC) in June this year 2024, without my knowledge, because neither company informed me of the change. Landmark Collections claimed that they sent notices about the charge to all the leaseholders. Well, I did not receive any from them. At least not to my overseas address. If they did send to the tenant’s address in London, I would not have received it because firstly, I don’t live in UK and secondly, it is not the duty of my tenants to forward the letters to me. Landmark’s letter would either be ignored or thrown away! Ballymore Asset Management has ALL my contact details. Did they share them with Landmark? Did Landmark made an effort to get my email address and my overseas address from BAM before referring me to debt collectors?
In November, I received an email from Property Debt Collection asking me pay £1262 in ground rent! That is more than 3 times the amount of ground rent due! This exorbitant amount is totally unacceptable! I’ve always paid my dues on time even though I do not live in the UK.
Why am I now being penalized for the gross negligence of Ballymore Asset Management and Landmark Collections, both of whom are working on behalf of Blazecourt Limited? Looks like this is an easy way to earn extra income!
Authorities should look into the business practices of the companies involved here and lay the ground rules for overseas landlords like myself to make sure we are treated fairly. These unsavory business practices will certainly discourage overseas investors. Do not let a few rotten apples spoil the basket!
Extortionate company just pure bully
Extortionate company just pure bully. rent collector was recently changed to Landmark Collections. Never sent me any electronic communications but just letters. Was away on a long holiday and by the time I am back they already sent my case to DEBT COLLECTOR. WTF!! I never had any issues with paying ground rent until these bullies came in. I don't believe what they do is legal?
Ballymore and Landmark collect and governments
Landmark has taken over the ground rent collection from Ballymore. Although Ballymore claims to have informed all leaseholders of this change, none of us received any notification. Landmark has since imposed late payment fees, despite there being no provision in the head lease allowing such charges, and they have now escalated the matter to a debt collection agency.
Both Landmark and Ballymore clearly know how to contact leaseholders. However, Landmark claims they only send correspondence via post and not email. If that’s the case, one has to wonder—where has this “missing” post gone? Has Royal Mail misplaced it, or did it simply vanish?
It’s worth noting that Ballymore and Landmark appear to be two sides of the same coin. Ballymore conveniently sold all the apartments to their own company before the new legislation came into effect, which abolished ground rent for new builds. This raises serious questions about their practices and intentions.

If possible i would give 0 star to this company. Never got notified about the change in ground rent agent, never got ground rent notices and reminder notices and they escalated it to debt collection. I still have no idea where they sent the notices to, maybe to the property I own. I have no idea how they expect all owners to live in the property and be able to receive LETTERS. Ridiculous way in requesting payments in 2024. Now I still got no reply from them and no access to their so called online portal and all of a sudden I am in 'debt'. RIDICULOUS.

Landmark Collection Services took my rights to a small claims judgment by requiring me to assign my rights to the claim to them, so they can collect the judgment on my behalf. Thereafter, they ceased all communication with me. For the past 10 months they have been unresponsive and not answering calls, email, text messages, etc. I suspect that they may have collected the judgment already and will not be honoring the terms of the contract that was signed with them!

They didn’t send me the ground rent email communication at all and my latest ground rent charge is due in July 2024, only after 5 weeks now Early Sep 2024 I received the debt collection asking me pay £500 extra in additional to my £240 half year advance ground rent, this is really unacceptable and truly a robber company !
Thuggery debt collection from a so called “company”. Criminal
As all the reviews suggest this is bordering criminal behaviour and is nothing short of a high street debt collector. Total scum. My ground rent of c£500 was due 01 July for the 12 month period AHEAD (not in arrears) - I received an invoice in May which I admittedly forgot to action and then they sent 2 letters in July - both arriving whilst we were away for July. Next thing I receive a debt collection agent demanding over £1000in costs, property debt collection, who were rude and unhelpful and when I said I could not afford the £1600 bill (against a service charge of £500 which was now only 6 weeks late), they suggested I sell the flat to pay it off…..!! Honestly how isn’t legal for a company like this to levy these totally unreasonable charges against an individual. All I can hope for is that they get a taste of their own medicine and with any luck go bankrupt at some point.

This company is a total rip off, they d8d not send ne any letters out and charged me several hundred pounds for £5 missed payment, the iwners are aggressive and thieves, they need to be investigated for criminal activity and pouncing on vulnerable people.
Truly atrocious company
This company should not be permitted to become freeholders of properties. They took over our property as I moved in, did not respond to my initial enquiry and charged an erroneous late fee charge which have still not removed to this day. They have now increased the ground rent by 50% in one year jeopardising leaseholders ability to sell or get a mortgage. They have no telephone number of email address, simply a form on their website. Atrocious company that I intend to prosecute.
Terrible company
Terrible company. Do not know how they get away with how they operate. I never received a request for ground rent of £1.50 per year. Why wouldn’t I pay that? Had my house for 2 years & suddenly received a bill for £420 from a debt recovery company on their behalf. It’s disgraceful. Tried to contact them by phone & email but there is no way of sorting it out directly with them. Also you can’t set up a direct debit to pay the ground rent annually- no wonder as they obviously prefer you not to pay it so they can scam you for £100’s of pounds more. I’m in the process of disputing it with the debt recovery company as I did not receive any letters for the ground rent.

We tried to buy a house which found out was managed by landmark collections. They wouldn't even answer questions about the lease. They wanted us to sign and become 'tenants' and then charge us an admin fee to clarify things on the lease contract! Not sure how this company is legal...
Horrible company
Under consumer law you have to provide private customers 2 reminders to pay money. This company does not do this. Further more they provide 2 weeks to pay fees, but you do not receive the reminder until a week into this so you only have 1 week. Asked 3 neighbours and none got the initial ask for the funds
