The villa is located in a very beautiful and quiet setting with great views. Although the last stretch of road leading to the property is rather narrow, it is well-organised for loading and unloading and the parking area is just right. The size of all the bedrooms and living spaces is really good, as well as the fact that all rooms have their own bathroom/shower. Additionally, the extra toilet rooms, two large living rooms, a table tennis area and an indoor spa provide big groups ample space without ever feeling that the place is overcrowded. Some bedrooms even had their own tv, and the fact that the air-conditioning was included in the price was a huge plus. The outdoor space is on the smaller side, however, having two pools once again allowed the group to disperse, and space never felt too crammed. The kitchen is very well-equipped and even includes two ovens and two fridge freezers which is perfect for a large group. All in all a very enjoyable holiday place in a peaceful and scenic setting. Information provided before, during and after stay was also very helpful, and made our stay rather seamless.

Power cut for over 24 hrs and no help offered from Baron Homes. We were left in 40 degree heat without air con, fridge, pool filter etc.

There is only one full length mirror in the whole house. Master bedroom is stiflingly hot air con unit is not sufficient for the size of the room. There is no door on the en-suite.

The pool area is a death trap. Uneven and broken paving stones all over and table is dangerously near to the pool which is much smaller than it appears in the photos.

Downstairs bedroom has little storage and is not suitable for Any stay over a few days. Also curtains in this room let in light early in the morning.

Windows have no net protection from mosquitoes so we were all badly bitten,

The pool was cloudy for a number of days and when we complained we were told we must have worn suntan lotion in it which we had not.

Strict instructions about rubbish but no bags left for disposal despite asking maid service. Similarly requested a couple of additional dishwasher tablets none supplied.

Mattresses extremely hard and uncomfortable.

Location very remote. We were very disappointed with this property and would not return

This is my third summer in a row renting from Baron. They have fantastic properties. Most recently was Razzett Tuta in Kercem. Nice quiet location. 3 bedrooms 2.5 bathrooms. Nice small pool. Full shade poolside early morning and evening. Not much in walking distance. Air conditioning is only in the 3 bedrooms and is coin operated.

the apartment was clean and well appointed
instructions to gain access was clear though slow
the location was great, wifi was great
There could be more light in the bedrooms.
There was one mirror which was not enough and hopeless for putting on make up especially in the evening.
air con was good but noisy and the curtains hopeless for blocking out light

Some plastic containers would have been useful in the kitchen for picnics etc
a fan would have been good to add to the air con

This was the 4th year that we booked with the baron and we are always satisfied, this farmhouse was the best so far (almonds) the house is huge but the highlight was the pool and garden and our dogs had plenty of space where to run. We will definitely book it again. Frances and donald were always fast to reply to us. Thankyou for an amazing stay

I have been booking a farmhouse with Baron every year for at least 6 years but Rustica is a very rundown place with very old, antique furniture..scary was the common word used within the group.. we had a broken toilet seat and 2 broken chairs, one of which caused an accident on one of our party..the farmhouse is not rentable. Small fridge/freezer.. tv was not a smart one and I believe that in this day and age, this is a must and don’t cost much.. WiFi was very poor downstairs too.. very disappointed

Really nice and warm swimmingpool. Appartment is very spacious and well equiped. Good situation.
Appartment B9 need some small renovation to make it nicer. Bed are not confortable and it smells bad under the sink in the kitchen.

It was easy booking on the website and al the pictures and information was exactly how it was real life. We had a fantastic week, good en clean house with a great pool . Also the check in was online and by telephone. I really recommend the Baron holiday homes.

Been to a number of Barons homes and this is definitely one of the best ones - truly beautiful home and will definitely book again

Das Appartement war sehr sauber und gut aufgeteilt.
Tiefgaragenplätze in ausreichender Menge vorhanden. Alles sehr gut organisiert. Schlüsselübergabe über ein Schlüsselkästchen, dessen Code man per Whatsapp mitgeteilt bekam.
Die defekte Klimaanlage in einer der Schlafräume wurde gleich am nächsten Tag repariert.
Da wir auf Gozo zu einer Hochzeit eingeladen waren, hätten wir unsere Kleidung sehr gerne kurz aufgebügelt. Das Bügeleisen war aber leider kaputt.
Möblierung leider nicht sehr hochwertig.

Great accommodation. Very clean

Property location and property itself is nice. It is clean and spacious.

However for the expensive price paid one would expect to find things in excellent condition. We chose to spend this amount of money because it was our yearly holiday rather than going abroad. But:

1. Sofa is broken
2. Umbrellas are torn
3. Photo shows electric hob but it is a gas hob ( point is one must never portray an image that does not exist)
4. Play pen was not up to standard. This is very unsafe and risky when having a baby. One cannot afford to take the everything goes approach.
5. Gardening should not take place while people are in the farmhouse plus chopping up the palm trees making the place look like a desert. It was beautiful. Apart from this the cutting of palm trees resulted in hundreds of insects all over the place.
6. No outdoor furniture in the terrace unlike the photo shown.

The rest was all ok.
Customer service during the stay was also very good.

Lovely quiet modern home. Great views over Gozo hills out to the sea. Great pool area. Kitchen is basic but adequate. Hosts were very responsive.

The Farmhouse is very well kept and clean. The only suggestion that we have is that the stairs need railings (both the inside stairs and pool stairs) this is because it was very difficult for my grandma to make use of both. Also it would be better if the stairs have more lights (white light) so that they would be more easily accessible for older persons.

Ho trovato un appartamento grande pulito e con tutto quello che serve compreso elettrodomestici ,lavatrice lavastoviglie forno microonde asciugacapelli bollitore elettrico insomma veramente mi sono trovata benissimo lo consiglio 👍

Great communication from Baron. Great location. A BOLT taxi will arrive in 5 mins and take you anywhere on the island. House was lovely with a great pool. Small shop for essentials is only 1 min walk.

Too many emails sent. Too many instructions. I found it difficult to relax !!!
On the whole the penthouse is beautiful and comfortable except for the mattress in the double bed- one can feel the springs there. It is too flat.
Another issue is the lack of supervision in the pool area. Over 3 days some young and noisy children were unsupervised by their parents by the pool. Perhaps among the many instructions given the importance of parental supervision could be emphasised too!!

I recently enjoyed a fantastic weekend stay at Tal-Majsi farmhouse, and it was an experience to remember! From the moment we arrived, we were impressed by the stunning architecture and beautifully landscaped grounds.

The farmhouse itself was spacious, elegantly decorated, and equipped with all the modern amenities. The highlight, of course, was the private pool. It was pristine, inviting, and provided the perfect spot for relaxation and fun. We spent hours lounging by the pool, soaking up the sun, and taking refreshing dips.

Our bedrooms were luxurious and comfortable to ensure a great night's sleep. The living areas were equally impressive, offering plenty of space for our group to relax and enjoy each other's company. The kitchen was fully equipped, making it easy to prepare meals, although we also took advantage of the excellent local dining.
The location was perfect – secluded enough to offer peace and privacy, yet conveniently close to local attractions and amenities. We enjoyed exploring the nearby area, but honestly, the farmhouse was so wonderful that we were just as happy spending most of our time on the property.

The hosts were incredibly accommodating and responsive, ensuring that we had everything we needed for a perfect stay. Their hospitality truly made us feel welcome and well taken care of.

Overall, our weekend at ta Majsi was nothing short of magical. It’s the perfect getaway for anyone looking to unwind in a luxurious setting with the added bonus of a private pool. We can’t wait to return and create more wonderful memories. Highly recommended!

We had a nice stay in this house. Everything was clean and tidy. The booking was easy and without any problems. However, I am a bit disappointed with the communication with our agent. We were a bit nervous about the unlocking, as it turned out to be the wrong code given by the agent. Also not on time to reply to WhatsApp messages; even when we asked to extend the stay by another day, we got a reply two days late, replying quite frivolously that she was sick even though the message was read the same day. Also, when leaving the house, we tried to contact the agent in question by phone, but without success. It was quite disappointing if she was really sick. Then she should transfer her duties to someone else! I have some remarks about the tap in the kitchen; the faucet does not work well, and I burned myself several times. The dishwasher is also very small for such crockery. It definitely needs another umbrella by the pool, and some of the chairs outside were worn out. The furniture is quite old, especially the wardrobes and lockers, which were unusable because they smelled stale. I definitely need a new crib for those with small children because one of the bolts was visible and it was not safe for a child to sleep there.
