The most stressful rental experience of my life – 5 months of delay, zero responsibility, and I am still forced to bear legal liability
I normally never write reviews, but what Urbanbubble has put me through over the last five months has caused me so much stress, anxiety, and financial uncertainty that I genuinely feel people deserve to know what is happening behind the scenes.
In July, I submitted a Change of Sharer request because I needed to leave the property in September. I did everything correctly:
I informed the agent in writing that I would move out
I followed every procedure they told me
I even paid the £50 Change of Sharer fee, which they accepted immediately
A new tenant moved into my room with their full knowledge and consent
I honestly believed everything was handled.
But now it is December, and because of Urbanbubble’s administrative delays, they have still not issued the new tenancy contract for the new occupant. Instead, I am told:
“The tenancy is on a rolling basis, so it is still legally in your name.”
How is this fair?
The new tenant has been living there for months.
Urbanbubble knew I was leaving.
Urbanbubble took my Change of Sharer fee.
Urbanbubble promised a new contract would be issued.
Yet I am the one still being held legally responsible.
This situation has caused me constant fear and anxiety.
Knowing that someone else is living in a property under my name, while I have no control, no access, and no protection, has made my life extremely stressful. I am preparing for major life changes, visa deadlines, and work relocation, and Urbanbubble’s negligence has pushed me to the point of emotional exhaustion.
For five months, I trusted that they would do their job.
Instead, they left me in a position where I could be financially or legally liable for a property I do not live in, all because they couldn’t issue a simple contract on time.
I have never experienced this level of mismanagement with any letting agent before.
I am now forced to consider formal complaints and legal action just to protect myself from an issue that Urbanbubble created themselves.
If you value your peace of mind, your legal safety, or your basic well-being, I strongly advise you to think twice before renting anything managed by Urbanbubble.
They may leave you carrying the consequences of their delays, just like they did to me.
This entire experience has been devastating and completely unfair. One star.

Deposit Issues
Lived in my apartment for a year, small 1 bedroom, getting charged a cleaning fee of almost £400 including “bulb repair” for a light that didn’t even work before I moved in. They gave me 2 weeks notice that I had to leave after being told I was able to extend my tenancy another year. It’s been 3 months and I still haven’t had the rest of my deposit back, and I agreed to pay the amount because who knows n how much longer it would take to get my money back. Constantly asked for another fob for a whole year just to keep being told they they’ll “sort it out”

Beware deep clean fees
My son left his rental studio room in liverpool 4months ago- it took 3 months to return our deposit and they deducted £222 to deep clean a single studio room ( he left it clean al bar the boiler cupboard and skirting) ! It is illegal to charge deep clean fees plus the fee is ridiculously high for a single room and shows complete lack of negotiation with the cleaner. In addition I overpaid 1 months rent by mistake and 4m later still waiting to be reimbursed. Multiple emails and complaints later still waiting. Do not trust this company

I’ve been using Urbanbubble to manage my rental apartment for about two to three years, and their service has always been prompt and satisfactory. This year, my tenant was late with rent payments twice, but each time, Adeeb Ahmed informed me right away and followed up promptly to resolve the issue. I really appreciate his efforts and professionalism.

Big mistake working with them and now I’m stuck because of the high fees for ending the agreement.
The companies services are extremely poor. They are slow with responses, they constantly give wrong information. One of the tenants didn’t pay the rent and they didn’t have any advise they just told me to wait. After waiting for five months I was told that I should go to court as it passed three months from the time they left, now I have to pay more charges in court. I was calling Urbanbubble every month about this matter and never told an exact answer about what to do.
They are usually late with sending funds. They were once late for months. Take charges from the funds without telling what they are for. They are slow with responses. Most of the information I receive from them are not correct. When you ask for a specific task that you want they simply just don’t do it.
It was a big mistake working with them the first time and I will be changing as soon as the contract finishes.
I really don’t recommend anyone working with them.

Bethany has been our property manager since July 2024 and has been fantastic! She manages 3 apartments for us in Manchester and is always quick to respond to our questions and offer her assistance. Being very on the ball, she is also great at providing solutions and recommendations when needed. We had the opportunity to meet her for the first time on a recent trip to Manchester and in addition to being a first-class property manager she is also a very lovely person. I can't praise her highly enough. We would be very sorry to ever lose her. She definitely gets 5 stars from us!

One of the worst management companies I’ve ever had the misfortune to deal with.
Urbanbubble’s conduct at The Fold has been nothing short of appalling.
• Zero communication – messages go unanswered for weeks, sometimes months. When they do respond, it’s vague, evasive, or outright misleading.
• No responsibility – every issue is passed around like a hot potato. Nobody takes ownership, nobody fixes anything.
• Blatant disregard for tenants – constant building faults, unsafe conditions, and basic services left to rot. When pressed, they either lie or blame someone else.
• Breaching tenancies – repeated failures to provide what tenants are paying for, while still demanding full rent and fees.
• Dishonest and exploitative – they’ll promise repairs, compensation, or improvements that never materialize. It’s a scam in slow motion, with tenants footing the bill.
Urbanbubble don’t just mismanage – they actively gaslight tenants, pretending issues don’t exist while people live in uninhabitable conditions. Their entire approach is built on avoidance, deceit, and squeezing every last penny out of residents without giving anything back.
If you value honesty, safety, or even the most basic level of professionalism, avoid any property managed by Urbanbubble like the plague.
Ongoing Issues with Communication and Unresolved Mould
I've unfortunately spent months going back and forth with the company on an issue relating to mould within the apartment they manage and the communication from them has been extremely dismissive with no actions taken till now. I am still waiting on a resolution from the company at the moment with generic emails sent on a weekly basis despite this being a grave health concern for me and my household.
Unsafe, Poorly Managed, and Ignored by Urban Bubble
I have lived in a building managed by Urban Bubble for about two years, and my experience has been overwhelmingly negative. Despite the building being less than three years old, the quality of management and response to serious safety concerns has been deeply disappointing.
From the day I moved in, residents have faced issues with mould, damp, repeated leaks, and even sewage entering flats. Ceilings have collapsed, fire doors and shutters are faulty, and a fire alarm fault only recently admitted led to temporary “waking watch” patrols and battery alarms. Lifts often fail, heating is unreliable, and hot water outages are a weekly occurrence!
Attempts by residents to escalate through emails, calls, and formal complaints were mostly ignored or met with generic responses. Decision-makers appear inaccessible. The only time I saw swift action was after withholding part of my rent — instead of discussion, I received repeated threats of bailiff action.
Many residents have experienced similar or worse issues. The management company and owner now plan a full refurbishment of the building to commence March 2026 (with all residents being forced to ‘vacate’ given that the problems are too serious to fix while the building remains occupied). It’s frustrating that it has come to this. With genuine accountability and better communication, so much could have been prevented. Tenants deserve homes that are safe, well-maintained, and managed with respect — not intimidation.
Urban Bubble’s management of Blackhorse…
Urban Bubble’s management of Blackhorse Mills has been abhorrent. From the moment I moved in, the experience has been stressful and disorganised: I wasn’t even on their system on move-in day, there was no induction, no welcome pack, and no inventory report despite repeated requests. Essential services like hot water and heating were not working, and when I raised concerns, most of the team were dismissive and unhelpful. I’ve also been notified that the lifts have been out of order for several months without an urgent solution.
While one staff member has tried to assist, the overall culture at Urban Bubble feels careless and unprofessional. For a company managing new-build flats with premium rents, this level of service is completely unacceptable. Urban Bubble urgently needs to get its act together and start taking tenants seriously. If these issues are not addressed promptly I will seek legal advice and pursue all available remedies, including a formal complaint to the appropriate redress scheme and contacting my local council and, if necessary, pursuing a claim through the courts.

Absolutely unprofessional and incapable. Would recommend people stay far away from using this company. Having moved into my rented accommodation 2 years ago, I noticed several faults. I these sent over in an email that weren’t observed on the initial report. Having moved out now, 4 months later I still have not received my deposit. I have sent countless emails and called on numerous occasion to no avail. They have sent me a deducted cost to which I have contested and even then they still haven’t refunded the amount they’ve agreed to either. For 4 months their response has been between waiting for responses from works or the fact that the landlord needs to approve the costings. Yet here I am without a penny in hand. Annoyingly when I moved in, the previous tenant mentioned being charged additional charges for cleaning when he left the place immaculate, and after several months he had also not received his deposit. The ironic thing being, when we first moved in someone had used the toilet previously and the cleaning was to a subpar standard, all which I documented and sent over, again to no avail.
