I can’t recommend Simply Conveyancing and, in particular, Catherine Gillett, highly enough.

As a first-time buyer, the whole conveyancing process can feel quite daunting, but Catherine was fantastic throughout. She was always helpful, approachable and took the time to answer my questions, even when I was chasing for updates and reassurance!

The purchase wasn’t always completely straightforward, but Catherine kept everything moving and made what could have been a very stressful process feel much easier. Her communication, professionalism and attention to detail were excellent from start to finish.

We’ve now completed on our new home, and I’m genuinely very grateful to Catherine for all her help and support in getting us over the line.

Extremely professional, knowledgeable, couteous and helpful. Direct line to personal solicitor. Very patient and explained in detail each step and simplified information when we were unsure of some of the jargon etc. The portal was quite simple to use and upload documents to. Even though the bottom of chain took absolutely forever to get there act together and held us up a lot, I would definitely recommend, and use Simply Conveyancing again if we needed to, especially Lucas and Shana and their team.

At the beginning of the process, I found Simply Conveyancing’s app useful for keeping us updated on the progress of our sale and purchase. However, we were asked to sign the same documents on several occasions, which became frustrating, and I also found it difficult to speak to someone when I had a query.
Unfortunately, the experience became extremely upsetting on the day we moved into our new property. What should have been an exciting day quickly turned into a nightmare when we discovered a substantial amount of rubbish and unwanted items had been left behind. This included a mouldy and rotten caravan, two rotten trailers, a toilet, and two sheds containing what appeared to be large amounts of rotten and unusable material.

We were devastated by what we found and faced the additional cost and considerable effort of arranging for everything to be cleared.

I contacted Simply Conveyancing because I believed the condition in which the property had been left should have been addressed as part of the conveyancing process. I was disappointed by the response and felt that they were unwilling to take responsibility for helping us resolve the situation. I was also told that if we wanted to pursue the matter further, we would need to pay extra for litigation lawyers because of the seller’s failure to comply with what we understood had been agreed.

This left me asking what protection a signed contract provides if, when something goes wrong, pursuing the matter requires further expense.

I appreciate that Simply Conveyancing cannot necessarily be responsible for the actions of a seller, but I was extremely disappointed with the support and guidance we received when we raised such a serious issue.

The whole situation was heartbreaking. What should have been one of the happiest days of our lives was overshadowed by the stress, expense and upset of dealing with the condition in which the property had been left. I hope Simply Conveyancing can learn from our experience and provide clearer support to clients when problems arise after completion.

During the purchase of my house, Kiera Brown supported me throughout the entire process and handled all the legal work professionally and efficiently. I was extremely happy with her service and would highly recommend her to anyone looking for a reliable and professional conveyancer.

I recently used Simply Conveyancing with regards to the sale of my Mum's property. I found Vicki Patel and Sobia Kauser extremely professional and helpful. They kept me updated throughout the process of the sale. Many thanks to you both.

Whilst we appreciate many good reviews, our personal experience was far from satisfactory. We have moved house 5 times with the majority being completed within 3 months - some including multiple parties and one involving probate. This specific sale involved one Buyer and no onward chain and took c 5 1/2 months. Issue 1 - Internal Processes) we remitted funds immediately on request to obtain Management Pack & Ground Rent Statement. In both cases Simply delayed onward payment up to 4 weeks. Simply admitted the error and paid £150 compensation. Issue 2 - Lack of Common Sense/Experience?) we received a number of emails stating "we have received further queries from the Buyer".....ok, but what are they and who needs to action! Constant request for documentation (J16A) which was obviously not required - manager intervened, Wasting time contacting previous managing agent when structure had already been clarified. When seeking guidance being informed "put it in your own words". We used Simply on recommendation from the Estate Agent and the fact that the Buyer was initially using the same approach. We will not be using a Conveyancing pool again. Our loss was more than the £150 compensation with c £800 per month being paid in interest.

I don't remember having to chase SC for anything at all. My allotted lawyer Majid was helpful all the way and I couldn't have been happier with his performance.
