We were long-term landlords with Rental…

We were long-term landlords with Rental Trends for more than 7 years.

For most of that time, the tenancy and maintenance side of the business was excellent. Good tenants, responsive service, and well-managed properties.

However, over the final 6+ months, rental disbursements became increasingly delayed and unpredictable. What had previously been reliable monthly payments turned into repeated follow-ups, excuses about banking systems, and assurances that payments had been “processed” when funds had not actually been received.

The delays eventually stretched from a few days to multiple weeks.

Legacy Rise Pty Ltd (Rental Trends) has now entered liquidation, the trust account has been frozen and is under investigation, and affected landlords and tenants have been forced into a lengthy recovery process through the Office of Fair Trading and the appointed Receiver.

We are currently out thousands of dollars in rental income collected on our behalf but not disbursed prior to liquidation. We have also since become aware that our tenant’s bond was apparently never lodged.

What is most disappointing is that many landlords stayed patient and supportive for months because of long-standing relationships with staff and ongoing reassurances that the issues were temporary and under control.

The experience has been extremely stressful and financially damaging.

I would strongly encourage any landlord or tenant dealing with a property manager to pay very close attention to delayed trust account payments, regardless of the explanations being provided.

Sharing my google review

Sharing my google review, as a month has passed and no apology recieved. Terrible. I rented for 5 years plus in the same property. Gave them extended notice I was leaving, 3 months notice. I wish I didn't tell them the date I was leaving as they let people in and out without notice, and in this rental crisis, still couldn't find someone sooner than my move out date. Move out date was 2 months before my renewal date. Jess was an amazing property manger, but as soon as she went on leave, everything was terrible.

The day after I told them I was moving, they had let a service person into my home without a notice. He fixed the stove top and used the bathroom without flushing. Which is appalling because i still had personal items within my home!!

When I made them aware of the issue, they didn't take accountability and proceeded to 'make it okay' by telling me they had someone come through to inspect that same day. Again, no notice which is a breach.

But, to be kind I gave approval. Which was met by them wanting an open home in a few days time, which i didn't feel comfortable with as I still had personal items in the home. They bullied me into moving my things and bond cleaning the home before hand, even after being reminded that I have a spinal injury and am disabled.

Shelly the owner called me today to discuss this review and attempted to gas light me by saying she can see all of the entry notices. Yes Shelly, you can see the entry notices because people where brought in and out constantly because you knew the property was vacant. No apology for the stress, physical and mental pain her company cause. Shelly just tried to control the conversation. No care or respect for me as a person or for someone who has paid her rent for many, many years.

I've advised Shelly, if she can find proof that I was sent entry notices and given an apology, I will change this post to highlight how amazing Jessica is. If not, it will stay here.

Don't tell me you have a family run company when after 5-7 years of rent being paid on time and always a glowing inspection, when you've treated me this way.

Don't like the truth, do better. I'm not a tenant anymore and I can and will give honest reviews.

Never ever use this firm!!!

Never ever use this firm if you are a landlord. We have had to deal with this company due to our previous Property Managers being acquired by Rental Trends. We had to follow them up to undertake the inspections, we almost went 8 months without any inspection. But the worst thing is the lying and misleading regarding our money. We had to follow up for our rental income and they kept on lying, saying that they processed the funds, firstly blaming it on the bank then when challenged blamed on their software. They delayed our payments for more than two weeks from due date with every occasion, period when they came with all type of excuses. Their top manager Ricardo Baggio kept on misleading us always replying saying that “I’ll look into this as a priority and get back to you”. What a shameless individual, to lie us in the face. They deserve where they are and to go under.

I rented from this agency back in…

I rented from this agency back in 2022/23 with my partner, and it was the worst rental experience I have ever encountered and that is including both the property and dealing with the agency. The home that I rented was not in fit condition to be a home the windows did not shut or lock, the front and back doors were not secure, the hot water tank could not heat enough water for 1 shower per person per day (and there were only two of us living there), the gutters were entirely corroded and the roof had numerous holes, when it rained there was a severe mold problem resulting in the inside ceilings turning black, there was no working power in the underneath of the house with exposed wires, and the cooktop only had 2 or 4 hobs working. Keep in mind I was paying $500 (which is $20 above the asking $490 of the property) for this in 2022/23. All of these issues were raised repeatedly, most were not addressed and the ones that were, were only addressed with threats of QCAT. I was told to clean the mouldy ceiling myself with bleach, I was told by an independent plumber that the hot water tank was insufficient in size for this property, and we even had an attempted break in which was reported to the police but when reported to this agency were told that any damage was our problem to fix and pay for as tenants (even after QCAT confirmed this absolutely is not the case). We eventually had our roof replaced after months of fighting (during the busiest QLD wet season in many years) at which point we were bullied, degraded and harassed by the rental agency via email and phone. When the roof was replaced the scaffolding was left up for MONTHS preventing us from fully opening doors/windows in certain areas due to the positioning. This became an issue when we needed to move out as we could not fit furniture through the obstructed doors. We again reported this to the agency who eventually sent employees from Vantage Roofing in Windsor to our property (without providing any time/valid entry notice) to remove the scaffolding in the middle of our move out. When I attempted to deny four men access to the property (as I had no verification of who they were or why they were at my house) and contact the agency I was met again with aggression and told to get over it (separate complaints were also made to this company who similarly did not see anything wrong with entering a rental without due notice). Each individual that I encountered from this agency displayed either a gross negligence or ignorance of rental agent roles and responsibilities. I feel comfortable now writing this review as I have left the rental market, but fear of unjustified black listing and retaliation was real during my time with Rental Trends and Ann/Sarah/Greg in particular.

Please understand that your rental company doesn't control the rental market increases, and that factors like the influx of people to Brisbane and a shortage of available properties are significant drivers of the current rental price up.

We've rented with these guys twice before. The first time was a bloody a nightmare with some dodgy goin ons and we swore we would never rent with them again. However, the owner of our new property changed their manager to these guys well into our tenancy and we got put with them again. Though by this time they were coming under new management (circa 2022?), and to our surprise the new management and new outfit were really quite helpful and friendly throughout the rest of our tenancy and our exit out last month was smooth, easy and efficient. I think the new mob should get a fair go and I think maybe alot of the negative reviews here may reflect former management. Who knows. I can only give my experience.

These people don't care about your health!

I moved into a property at Annerly through Rental Trends around March 2024.
The amount of black mold inside this property was sickening! It was under the lino flooring, all over the skirting boards, inside the laundry cupboards, and the kitchen cupboards. This was also verified with a moisture meter I borrowed from work, moisture readings were sky high on the walls.

My concerns in regards to this health issue were completely ignored. They sent the owner to the property unannounced to spy on us, and made all sorts of crazy accusations of unapproved pets on the property etc, the property manager at the time would often talk to us like children, she was a 25 year old lady claiming to have 10 years experience in the industry.

After vacating the property they accused us of squatting in the death trap mold house as an attempt to extort $3000 out of us. The mold issue was never resolved, and the place got leased to new tenants.

I would not advise renting from these snakes even if you don't have a place to live. Save yourself the headache and go with a more reputable real estate like Ray White.

Avoid at all costs

Avoid. Literally the worst agents I have delts with in 18 years of renting. Will take weeks to reply and respond to any issues. Either don't send entry notices or water bills or send to previous tenants who are no longer on the lease. Nothing fixed or inspected when notified. Spent 6 months arguing about air con repairs. Not even a rent reduction was offered until the 11th hour. Trades would contact myself for entry to property and not even get a notice that something was happening from the real estate. Upon signing a new tenant to take over a new lease they have trades the next day to replace the aircon. Bloody hyprocitics when it comes to communication. To get some attention I even stopped paying rent and it still took them 5 weeks to say something. Flex their power when they want something but not a word to be spoken when something is asked of them. Don't even follow their own contracts and agreements.

They took our entire bond and told us we couldn't get it back, they refused to perform maintenance requests, entered the property for inspections without the adequate notice forms being issued. They were extremely rude via email and never picked up the phone when we tried to contact them.

Sarah Camillo poor customer service

Register for inspection of property, and was there waiting with several others to inspect property.
They never turned up. I phoned to have them say an auto announcement would have been sent, which none of us received. When I said it was poor service. The reply was it was not there fault the automatic system did not work.
I was lucky I only travelled 1/2 hour, where one has travelled several hours.

Unprofessional

This company can improve by responding our e-mails and keeping us more informed during each stage of the rental process.

When we first moved in to the property there was rubbish throughout the gardens, rubbish in the pool, parts of the house not sufficiently cleaned, the sink was broken and the pool filter didn't work.

During our tenancy one of the bedroom windows fell off the side of the house and it took them 2 months to get someone in to board up the window.

They also took 8 months to give our bond refund back. We would call them and they would make excuses like they are really busy/they are out of the office or that they haven't received the invoices yet even though they had. When we finally did receive our bond back they coupled this with a rude passive aggressive email.

A nightmare

It says a lot about a business when they have to buy bot Google reviews. In my opinion dealing with Rental Trends was a nightmare.
Be prepared to go to QCAT to receive your bond back.

My experience with Rental Trends was absolutely amazing! From the very beginning everything was seamless and easy. The staff especially Aimee are so knowledgeable and so efficient. I thought moving out for the first time would be stressful however RentalTrends made everything so simple and helped me through everything! 10/10 recommend and would rent with RentalTrends again!

My personal experience with Rental Trends

We were moving from Canberra to Brisbane at the end of 2021 and were desperately trying to secure a rental property from long distance. Right when it seemed to be impossible as almost everyone was moving to Queensland and rental properties were scarce and property managers didn't trust interstate movers, Aimee helped us humbly. She spent enough time to go to the property we were interested and showed us all corners of the property over the phone with patience. And when we applied for the property it was Sarah who trusted us and signed the lease contract with us and let us relieve securing the unit as we had to moved out of Canberra during that scary time when COVID had changed everything. During the next 18 months of our tenancy, Rental Trends have always been attentive to our requests and kept supporting us as their tenant which is really appreciated. Their fantastic service and support continued till the end of our lease as they kindly agreed to extend our lease contract two times and when we asked them to end the lease 2 weeks earlier because we are moving to our newly purchase property, they professionally understood our situation and facilitated a smooth early vacating for us.
I trust and recommend the team at Rental Trends to everyone who is looking for to rent in Brisbane. Their customer service is next level.
