I hired OnQ Property Management to handle my rental property in Texas, and it turned out to be a nightmare from start to finish. The entire process was full of unexpected difficulties and poor management.
From the beginning, when I requested the property to be posted for rent before the tenants moved out (a process I had successfully done myself in the past), they advised against it, saying the home had to be "move-in ready" first. However, after the tenants moved out, no one from OnQ was present to receive the keys, leaving me to remind the tenant where to drop them off.
After that, it took them an unbelievable six weeks to get the home ready and listed online. Even when they finally posted it, the links on sites like Zillow and Redfin were broken, so no one could apply for the property. As a result, we had zero inquiries.
The contractors they hired took weeks to make minor repairs, and they painted the walls the wrong shade, further delaying the process. My property stood empty for two months, which had never happened in the six-plus years I managed the property myself.
Frustrated, I asked them to stop working on the property, hired my own agent and handyman, and it was rented within one week.
To make matters worse, OnQ then sent me multiple charges and late payment notifications after I had already paid for all services. They expect you to manage them at every step, while nickel and diming you for poorly rendered services.
I strongly recommend staying away from this company if you want to avoid losing thousands of dollars in lost rent and terrible maintenance services.

Stay away from this, we got our rental house super dirty despite following all requirements. Dirty carpets, dirty kitchen and lots of maintenance issue, not working appliances and after reporting those issue to ONQ their response was the owner is not willing to take action as it is old appliances and no parts in market. The ceiling fan in master bedroom was turning on when we turn on light in highest speed and we can’t turn it off as all strings were missing which is very inconvenient. We reported those several time and there was no any action. Broken blinds were reported during move in inspection, and they want to charge us when we left. OnQ took monthly commission from us but they are always on landlords side and they don’t care about tenants. IT IS A NIGHTMARE STAY AWAY FROM THIS THEM

Due to several people close to me using OnQ property management as both as homeowners and tenants I decided to pursue tenancy at an OnQ property. In the 3 years since moving into an OnQ managed property I have been appalled at the lack of attention to detail and poor communication in the company.
A few examples to the above accusation:
Upon move in the AC in the home wouldn't push temps lower than 78 degrees, I had an infant at the time and per their pediatricians' recommendations, had kept our previous home at 70 degrees as a way to combat SIDS. When I reached out to my property manager we were told that we should not keep the home below 78 degrees.
Another example, about 6 months into our first year of the lease I went into the office to inquire how I could manage payment through the online portal without needing to incur a monthly convenience fee. I was instructed that if I set up auto drafted payments instead of paying manually at the first of the month that the fee would be waived. So I did so, then three months after setting up auto drafts for the exact amount specified in our lease agreement I received a notice of intent to begin the eviction process (if I did not immediately pay upon receipt of the notice) over a balance of 15 dollars. This was due to the fact that there was in fact a convenience fee of 5 dollars applied to every month of online payment automated or not.
I cannot neglect to bring up the fact that all of OnQ's leases require a bi-annual home inspection to be done on your rental property. That is what all the reviews above me are mentioning about their inspection process with Russel. While yes, he is a kind and courteous employee; the notion that I need to be monitored twice a year and have my home intruded upon (in order to send the landlord photos of my home and my things) is absolutely unnecessary and uncomfortable for all parties involved.
These are just a few examples of the issues I have dealt with in my time as a tenant with OnQ and would greatly advise anyone renting in Phoenix metro to look elsewhere. It's simply not worth the headache or hassle to shell out 2,000 + dollars a month to be treated this way.
I have never had an inspection done while living in my rental unless there were some maintenance issues, but Russell was very nice and was in and out quickly.
