Have recently used MPB’s tenant-find services to rent a number of our student houses in Jesmond and surrounding areas for the next academic year. Amaan from the Acorn Road branch displayed his competence by not only successfully finding tenants for all the properties but managed to do so at a significantly increased rent compared with previous years. Would therefore definitely use MPB again, and would highly recommend their Acorn Road branch to other tenant-find landlords.

Amaan found us a a great property that exceeded our expectations. He knew answers to a lot of our questions and was very helpful. He also swiftly sorted paperwork etc when we decided to go ahead with it.

Amaan was really friendly and so helpful, finding us an amazing 3 bed house at a really good price in the perfect location, so much better than we expected. He showed us a lot of different options and was really efficient in helping us sign for our chosen property and explaining what we needed to do

Our lettings negotiator, Amaan, has provided us with exceptional service and used his initiative to find and show us round other properties that fit our criteria but were not on our radar. This helped us out a lot as we decided to go with one of these properties which exceeded all expectations we had. Their service so far has been very efficient and swift- Amaan has been very honest, upfront and effective in communications where he has been easy to reach.

I have been dealing with Jasmine Henderson from my property box (formerly groves) since February 2021. She is always so quick with her replies and always goes above and beyond to make sure any needs we have with regards to our property or just general enquiries are dealt with. Cannot fault the service I’ve received whilst being under my property box, everyone I’ve dealt with has been lovely but especially Jasmine who is always happy to help.

My Property Box have been managing a few of our properties for several years now and as such, they have always been very good at updating us and communicating any issues that require attention. Likewise, more recently, the property required a full redecoration and deep clean which was managed and executed perfectly - great job specifically by Sarah Anderson at My Property Box who is always on the ball and very friendly and helpful in all our conversations.

No inspection for over a year then an email for an inspection within 24 hours notice. When I pointed out that I needed this rearranged in order to be present because there are numerous issues to point out for repairs they sent someone within 24 hours anyway. I had a call to say they couldn’t get in and was accused of changing the locks! They couldn’t get in because they had lost the master key! I have contacted the landlord directly who explained that he has no response to his queries about the property. I would suggest anyone with problems with this letting agent contacts the landlord directly. Ultimately landlords and tenants will leave this agency due to their sheer incompetence

Jesmond Branch MPB. AVOID. Worst property agency I have ever dealt with and I move house almost every 1-2 years due to my job. It’s been 2 months since I have moved out and I haven’t received any amount of my deposit back yet. Had contractors coming in and out all the time and lots of times without notice to do works in the flat leaving a mess to clean up but then still want to claim a professional cleaning fee off my deposit although I have left it in a clean state. Had to also deal with a massive pile of carpet scraps for 2 months until I escalated my complaint to higher management to finally have someone take it out. They have even managed to lock me out of my flat one time after a viewing by locking the bottom lock which I didn’t have access to and after a late shift at work I couldn’t even sleep in my own flat. Have spoken to other tenants managed by Mypropertybox and none have had a good experience. Very unprofessional, incompetent, appalling communications and do not recommend at all.

Left me and my brother homeless after taking our deposit shameful my brother has since died and had mental health issues sàid we would get our deposit back then ignored us reviews are false don't trust these people

WARNING PLEASE READ This company is absolutely shocking. The treatment and incompetence of knowledge for good tenants is terrible. My daughter who has an excellent 5 years of renting from other reputable agencies move back to her home town only to be trapped into this company once they got your cash and your a great tenant they won’t let you go just keep on telling you can’t leave and refuse to give a genuine references to other agencies which they know will stop you from going any were as agency always request that and they want £400 for this as my daughter has been Told today she is absolutely devastated that a company can hold her to ransom she honours all her tenancy agreements and follows the rules and this is how there treat her all she wanted was a bigger home and garden for pooches she has worked hard all of her life and now her anxiety levels have been exasperated by all this
I have put a complaint in but this company is a law into there own hands I wish we looked on reviews first so new tenants BE WARNED they are very nice at first then they get you trapped and reporting repairs that’s another story

I was a long term tenant, which the property management was taken over by Property Box and a new landlord. No due process. On leaving the property I found the agent fabricated unsubstantiated claims against my bond. Very poor... would recommend you stay away. Luckily the bond retention scheme awarded the return of my bond back to the tenant.

From a landlord perspective, they failed to advise due process and stay ethical. Not recommended.

Such poor service. The photo side of things is tolerable but the floorplans are appalling, constantly incorrect and then theres no support to get them amended. The last 5 I have submitted have been incorrect, named wrong, logos missing etc. The edit facility only offers limited access. You then cant get hold of anyone to amend, my last property took nearly a week to have the word " outbuilding " removed. Pay for metropix and stay in control!

Please don't insult me by posting some BS reply. Pick up the phone like a real CS team and apologise.

I currently have 2 properties that I let with my property box and I cannot fault them. Really clear communication and processes and I have the trust I need as a landlord that they will find strong tentants. Will be looking to grow my portfolio and work closer with then in the future.

I wouldn’t leave any stars if possible. One of the worst companies I’ve dealt with. Lots and lots of repairs reported but very little done. Happy to take your money but not a very good level of service. Lots of apologies and lip service but don’t follow up. Tried to enforce something that wasn’t in the terms and conditions of my agreement until I threatened legal action. Would avoid at all cost.

If I could leave one star, I would. Poor service is an understatement, they don't arrange repairs properly, or come back to you regarding issues you've raised. Happy to take your money but when it comes to them fulfilling a decent level of service then it's a no go.
Quite happy to give lip service apologies but then nothing changes. Avoid at all costs.
