Tenants didn't clean, got their money back
Tenant didn't clean property when they left per the contract. Emailed to say they hadn't cleaned the property. We paid for a full clean to get the property ready for the next tenants. Provided a receipt. Despite other damage to our property, we only requested the clean out of the deposit. Disputed by tenant and My Deposits either haven't looked at the evidence or side in favour of tenants. We have been incredibly fair landlords, not charged for burn marks, missing furniture, damaged white goods, we have replaced with our own money as they were nearing end of life. The clean was as much about respect and our tenants honouring their tenancy agreement which they openly admitted to not doing. We paid for our clean and for the privilege of it going to arbitration. Hugely disappointing 'impartial' service

As a tenant I found the system to view my deposit easy to use. I just wanted to say my experience with mydeposits was great while my deposit was with them.
My agent then changed mid tenancy and the deposit got transferred to DPS whose system I then found quite complicated to work with.
Totally incompetent biased company
Totally incompetent company. Supposed to offer impartial adjudication for deposit disputes. Never on this earth was the evidence reviewed at all. 10 pages provided by landlord, with photographs and invoices to show the state the tenant left the property in at check out were ignored and all the claim amount was returned to the tenant who submitted no counter evidence. Terrible company, totally biased and as their decision is final, they feel that they can just do what they want.
Did operate in a professional manner
Did operate in a professional manner. It is a slow process but our landlord had put in a claim for £900 and my deposits did bring this down to £260.
However my only gripe is that they accepted the landlords quotes of replacements without evidence, i.e no actual document attached so I do feel that is open to abuse as they did just lower it by a set percentage.
Overall helpful and thankfully not biased.

Finding it incredibly difficult to recover a deposit, that was accepted in lieu of rent during Covid. Can't seem to get it back from mydeposits even with statutory declarations. They've sat on it earning interest all this time, and seemingly want to keep it.
There is no way to get hold of them, nor to change the tenant's contact details for them to approve the release.
The next step is going to be legal action.

I was genuinely surprised by the efficiency and professionalism of the team. As an international student, I had experienced some unfair treatment regarding my deposit issue, which was quite stressful and disappointing at first. However, MYDEPOSITS service ensured that my rights and interests were properly protected.
I am especially grateful to Tracy Peat for the prompt assistance and clear communication — thanks for the help, I received positive feedback and support much more quickly than I expected. I truly appreciate the dedication and efficiency demonstrated throughout the process.
Avoid as much you can
In the UK rental system, it seems impossible to avoid MyDeposits. Sooner or later, you end up dealing with them — and quickly discover an organisation that is completely out of their minds and utterly incompetent.
Their employees live in their own world: they understand nothing, they have no idea what they’re doing, and they simply don’t care. No communication, no responsibility, no logic. They are completely detached from reality and from the purpose they are supposed to serve.
Instead of protecting tenants and their deposits, MyDeposits has turned into an absurd bureaucratic machine that only exists on paper. They ignore evidence, process requests without verification, and show total indifference to the people they’re meant to protect.
In short: a team incompetent from A to Z, totally out of touch with reality, and completely lost.
A horrible service, run by people who have no idea what they’re doing.

They do not review the evidence adequately.
They are incompetent on every level.
They side with the tenants a priori, regardless of the events and reported evidence.

Absolute sham. This comp[any has no idea what it is doing, it is massively inefficient and ineffective. the agents are not interested, lack any motivation on enthusiasm and the process is murky, obscure and impossible to follow, especially given the lack of guidelines and help not provided.

Landlord put in a bogus claim the rental place wasnt cleaned and that the grass needed cutting and tried to charge me £100 of my deposit. I disputed this with my deposits and within a couple months I got my full deposit returned to me. Thank you!

What a complete waste of time having to prove everything. I never received the check-in report, the check-out report was modified, and now I’m being charged more than £600. The entire process feels far too biased towards the landlord, and I’m honestly very disappointed in the system.
I truly believed this would be a fair and just process, but sadly, it isn’t. It’s been nothing but a waste of time waiting. Even after they realised they misunderstood the evidence, nothing is being changed.
What a shame. At this point, it feels more reasonable to take this to court than to keep wasting time with this scheme.

Terrible company had tenants totally wreck my house still want me to pay deposit now taking me to court. Don’t deal with them.
Fair process for tenants
Adjudication was fair/ awarded in favour of tenant. Landlord tried to take whole deposit but adjudication saw through this. Only negative, process is long (3months) and landlord was given an extension multiple times and still couldn’t provide invoices!! This was likely down to landlord than mydeposits.
Stacked against Landlords. Avoid..
I have recently been through an adjudication process for a disputed deposit as Landlord. The result is sadly heavily stacked in favour of the tenant. Landlords appear to be offered little protection, even with diligent gathering of evidence, docs and many photographs showing property on the day of handover and after tenants left. Demonstrating over £1650 of tenant damage (a conservative estimate) and being rewarded less than £100 is derisory. As a landlord I would definitely not use this company again and suggest that other landlords seek alternative services that may provide a fairer outcome in the event of a problem.

OpenRent is great however in 2023 i let OpenRent put the tenants deposit using Mydeposit scheme and they were terrible. The tenant left my house in a mess and caused damage to the walls, worktops, carpets etc. The tenants left without letting me carry out an inventory check out report (left 1 front key in the outside inside a gas cupboard) and still the tenants got £835 of the £1000 deposit without showing any evidence of how they they left the property.
The onus was on me to prove how the tenants left the property.
Feels like a bias system
I thought theses schemes were set up to stop landlords from ripping off tenants but this one feels heavily weighted towards the landlord. There are so many hurdles you have to jump through just to talk about your deposit, even more if you want it back. The landlord also has a MINIMUM of 30 days to return a deposit which is a crazy amount of time, most schemes are only 14 days. They means tenants are more likely to forget about it or become busy and be unable to fight the ridiculous claims landlords make. IF YOU ARE USING THIS SCHEME MAKE SURE YOU MAKE A FORMAL REQUEST THE DAY YOUR TENANCY ENDS so you dont have to wait forever.

Landlord Service more than Independent Service
They are definitely not an independent service, they should be called landlord service, I left my tenancy after 3 years with never missing/delaying a rent payment and end of the tenancy my Landlord proposed a £657 deductions from my deposit in writing through email which i though was unfair and took the matter to mydeposit thinking they will help, during the dispute my landlord raised the deduction amount to double and asked for £1,450 instead, I provided all the proofs with email received from my landlord about £657 deduction and still in the final decision made by these landlord services made me loosing about £1,490 even more than landlord asked for. there was also a top up deposit of £318 paid by me in cash on the day we signed our last rental agreement and then the new amount was listed on the new agreement also with mydespoit new amount was updated, end of the tenancy my landlord decided to say there is no evidence of £318 and i told them it was paid in cash and after that contract was signed with new deposit amount but they still took £318 out and even gave this £318 again from the amount left in dispute which resulted me loosing £636 for nothing. Also there was a clause in the agreement that if landlord don't inform tenant about the proposed deductions withing 10 working days then mydesposit might decline any deductions but in reality they not even catered the deductions they even gave them more than landlord actually requested. I'm disappointed with this so called independent service which i was seeking help to intervene because £657 deductions were unfair and they made me loosing £1,490 by turning out to be more loyal to landlord.
