Harrogate Branch - Great Experince
Karla, at the the Harrogate branch, was simply wonderful throughout the entire process, which culminated in me and my partner finding a perfect rental property. Karla managed the viewings of multiple properties for us, and we always felt welcomed during visits, with all questions answered.
The Harrogate branch as a whole seemed to have largest spread of rental properties in the area that me and my partner were interested in. They always replied to our queries in good time and locked us in for viewings quickly.

Appalling service tenants beware!
No waste bins provided at the property, they claim it’s the tenants responsibility to sort this! (Not according to the law)
failed to honour fixed term notice period despite being in this when the legislation changed!
Lost 4 days of work in 6.5 months waiting for repairs to be carried out.
Heating stuck on!
Toilet not flushing!
Damp in the bathroom!
Extractor fan not working in shower room (no external window either)
Poor fitting carpets!
Cracks in walls!
Bathroom light sometimes work sometimes don’t!
Oh and this was a new property too! Do they even check them prior to letting or leave it to the tenant to do their work for them!
Appalling to deal with constant threats of legal action!
Threatened legal action for a payment for invoice they never sent and admitted to it!
If you want to challenge any charges they also say you have to pay for the privilege!
TENANT BEWARE!

We'd like to clarify that, in this case, the arrangements for obtaining household waste bins were explained at the start of the tenancy, with reimbursement from the landlord available once ordered through the local authority. As this was a newly built property, reported defects were covered by the developer's warranty, and while we were unable to carry out the repairs ourselves, we continued to chase the developer on your behalf. We also note your comments regarding your notice period. We responded to your queries in line with the tenancy agreement and the legislation as it applied at the time. Finally, although a cleaning deduction was available to the landlord at the end of the tenancy, this was waived as a gesture of goodwill. Whilst we appreciate your feedback, we do not recognise several aspects of your review and wish you all the best for the future.

Iv used Linley and Simpson for the last 10 years most of the time they have been ok, but every now and again someone actually goes above and beyond, does that little bit extra to help you. With that Grace Smithson from there maintenance division really did go above and beyond. 🌟🌟🌟🌟🌟to her. Linley and Simpson could do with Employing more people like her

Excellent
I rented from them for two years during university, continuing my lease on the same house as I loved it so much. The staff were all extremely helpful and prompt, in dealing with both small maintenance issues and larger more serious problems. I always felt safe, supported and happy.
Upon leaving my house, Bailey was very helpful during the transition process and ensured I had fully enjoyed my time there.

I am very happy with the work completed by Max. He was professional, reliable, and carried out the repairs to a high standard. He explained everything clearly and advised me to wait 24 hours before using the tub to allow the sealant/silicone to fully dry, which showed care and attention to detail. The work was completed neatly, and I appreciate his patience and commitment to making sure everything was done properly. I would definitely recommend Max for his excellent service.

Excellent Service from Linley & Simpson ... again!
I recently required some remedial painting to my rental property; explained my requirements and from start to finish everything was managed super-efficiently by Mairi Neale at the Beverley office. The decorating was completed to a high standard at a competitive quote & Mairi managed the timescales of the work as well as liaising with the Tenants' throughout. Excellent service again from L&S. Fantastic service and experience from the first introduction to the MA and advice from Michael through the day to day work with Paige and Kieran and then with Inez through the legal process.
The whole team communicated extremely well and made sure everything went through satisfactorily.

Oven Replacement
Had an issue with the oven at my rented property, The oven just stopped heating up properly.
Contacted Linley&Simpson and got a call from the contractor the same day. I was thoroughly informed about the stages of resolving the issue.
As a result - got brand new oven in less than 3-4 days thanks to Keyleigh Hardy!
