I unfortunatly chose Balgores as my managing agent.
So many issues, nothing ever compleated professionally.
The two "ultra ideal" tenants moved five people in on day one (no checks)
The tenants gurantor was again not checked, later found to be dutch national, no chance of ever getting anything off him since brexit.
Landlord rent/legal protection insurance not taken out despite taking the fee for three years. When we came to claim, the company had not been paid. Balgores response was to cancel our management contract!!!!
We had to use bailiffs to get tenents out - cost a fortune in lost rent etc.
Even getting the ideal tenents deposite back was a fiasco.
We then took Balgores to court, they settled out of court so as no CCJ would appear against them.
This company is incompetant at a level that cannot be described, I have email addesses of 20+ different staff, staff turnover is a good indicator of a useless company. Unsurprisingly any problem was always due to someone who had left.
I ended up actually feeling sorry for the staff, the way you feel pity for alcoholics/drug addict and homeless people - lives out of control - people who need help to sort out the mess they cannot even comprehend.

If your a landlord - join NRLA - saved my life.

Abi and Mackensie have been a massive help to us whilst buying our first property, getting everything done so quickly as they were so on it. Answering all of our questions along the way, no matter how silly.

Balgores hornchurch is a 100% must

This is the second time we have used Michael, Michael initially did our first mortgage 5 years ago and has just assisted with our remortgage. Michael had the difficult job of trying to secure us a good deal, this was challenging especially with the bank of England rising the rates, however Michael managed to find us the best rate at the time. Mackensie was excellent keeping us updated with the progress of our mortgage application. We will definitely use them when we renew in 5 years time.

While we didn’t use Balgores as our agent, we found Donna (Hornchurch Branch) absolutely fantastic in keeping us up to date and chasing through the exchange of our property and others in the chain. Reliable, professional and honest.

Michael and Mackensie were excellent. Michael is very knowledgeable and was able to talk us through all of our options in this difficult climate. He worked hard and on a short time frame to secure us the best possible mortgage. Mackensie was excellent keeping us updated with the progress of our mortgage application. Brilliant service from the Mortgage Advice Bureau - Gemma Doganca (Mortgage Adviser). Gemma has been by my side for almost a year from viewings and offers through to purchase! She's been a consistent ally throughout (including 2 mortgage applications and offers as the first purchase fell through!) and is highly responsive and incredibly knowledgeable. She is generous with her time and is always proactive and works with your best interests in mind. Her colleague Rohima has also been regularly checking in and helped keep things moving along. Our experience with Michael Gibbon was faultless. He went above and beyond to explain every step of the process and provide alternative options, it really felt like he cared about us and wanted to get the best deal possible to suit our needs. As first time buyers Michael guided us through the process step by step.He informed us of when to do each step so we wouldn't lose out on any money.

Can’t recommend Paul Young enough! He was brilliant in sorting mine and my partners life insurance, health insurance, income protection and everything inbetween.
