I’ve been involved with renting both residential and commercial space in Hull from Ultralets over the last 10 years. I have to say the team have always been a pleasure to deal with and the workmanship of their maintenance team has been excellent (I work in the building trade) Thank you for such a stress free renting experience. I no longer rent from them but to this day they still help me out with any tenancy related issues and are always happy to help.

After encountering a few issues attempting to let my property myself, I decided to call upon Spencer and his team at Ultralets to provide me with with a let only (tenant find) service. I must say the team at Ultralets take ‘over delivering’ to the next level!

Firstly, the team were unbelievably efficient in getting my property photographed AND listed with full description on the very same day as my phone call with Spencer, the managing director. My property was successfully let within a week, which is testament to the effectiveness of Ultralet’s impressive marketing.

Most importantly, I’m specifically grateful for the team, especially Jo, in going over and above their standard call of duty, by co-ordinating the completion of some required electrical work, ensuring all relevant standards were met in time for the tenant‘s move in date.

Great 5 star service . We are a property investment business based in Nottingham so a good couple of hours away which is difficult. Spencer and his team have made us consider buying more property in the area as they look after our best interests . Manage all repairs the way we would economically and always pays our rent onto us on time. Honest in tenant appraisal which is refreshing .I am sure with this service they will be taking more of the agency business in the Hull area. Just wish they had an office in Nottingham.

I did not find ultralets to be a good agency. They took lengthy time in repairing things.

When I was trying to rent a property for the first time, they did everything for me. I knew nothing. They explained everything and it was like we agreed. I live in the same property for a year and a half. They respond to every querry, always do their best to resolve an issue and their online report system is fabulous. Their engineers are fast and get the job done fast. After a year in this property, I am thinking about buying a property. Since I never bought a property, I needed advice. Ultralets set up a meeting the same day! They gave me all the information and advice on buying a property. I was amazed how friendly and helpful they were. They are not my letting agency anymore. They are my friends! You cannot go wrong by choosing Ultralets!

We are so glad we chose Ultra Lets to be the managing agent for the 4 rental properties that we own in Hull; living over 200 miles away it was crucial that we got this right.

One of the reasons that we chose Ultra Lets was because with them being a small independent lettings agent, we felt that we were more likely to receive a more tailored and personalised service than from a bigger regional company.

From the off we have not been disappointed. Ultra Lets’ communications have been excellent, plus they are super-efficient at handling repairs and other queries. In addition they have been brilliant at reletting our properties with short void periods whenever they have become vacant. I’m sure their creative use of social media in marketing vacancies has a large part to play in this. And all this always delivered in a really friendly manner by their small team of lovely staff.

And now we have the Covid 19 lockdown and I have to say that Ultra Lets’ response to the extreme challenge of maintaining business continuity whilst protecting the safety of everyone involved has been nothing short of magnificent. The market leading measures that Ultra Lets have introduced include staff homeworking in a seamless way, and their incredibly creative and innovative new contactless viewings and lettings process. The creativity and innovation of Spencer and his staff is, I am sure not only down to their calibre as individuals, but also the smallness of the company which allows for the creativity, adaptability and innovation that might not be possible for larger companies with more cumbersome processes.

If you are thinking of using the services of a letting agent in Hull as either a landlord or a tenant, I cannot recommend them enough.

Ultralets are not the cheapest managing agents and it seems they charge extra for anything they do!
Recently I felt they might have been more "on top" of a late paying tenant who subsequently skipped without notice owing several months rent.
Sometimes communication lacks a bit.
But the staff are very nice, friendly and helpful.
