The only option to get your deposit back is to do it the legal way, they don’t protect your security deposit and they don’t pay it back either.Landlords beware, if you already in business with them find a way to get your property back or else you will be liable to lots legal cases. If you are tenant please check if your deposit is protected, if not find a way to get it protected before moving out.

They are thieves

TIBZ properties will not pay back my DPS money even though the landlord of the proiperty has agreed to release the funds to me. Thius situation has been ongoing for several weeks now and I am at a loss why TIBZ will not answer my calls, or pay the money as they agreed to do this on the 13th October 2025. This is now quite distressing for me and my family.

I strongly advise against renting through this agency. Several tenants in the house, have not received their deposit back despite no damages to the property. What’s more concerning, the deposits were not protected in a government-approved deposit protection scheme, as required by UK law!!
I fully agree with the previous negative comment – the agency takes advantage of tenants’ lack of knowledge regarding their rights. It’s important for prospective tenants to ask for a deposit protection certificate to avoid issues like this. I would not recommend this agency to anyone due to their lack of professionalism and failure to adhere to legal obligations.

I am writing to share my deeply disappointing experience with TIBZ Properties, a company that has failed to follow basic UK rental laws. According to UK law, landlords are required to protect tenants’ deposits in an approved scheme. However, TIBZ Properties did not secure my deposit, and despite fulfilling all obligations as a tenant, they have not returned it after I vacated the property. This was done without any justification or explanation.

This situation is not unique to me. At least seven other individuals have reported similar issues. Since vacating the property, there has been no contact from TIBZ Properties or their representatives. We have repeatedly tried to reach out via emails and messages, all of which have been ignored. We possess documented evidence of this lack of response.

It is disheartening to see such dishonesty, especially as nothing in the property was damaged, and rent was always paid on time. The company’s history, including its troubling past, can be checked on the government website, which provides further transparency into their practices.

I hope this review serves as a warning to potential renters. I strongly affirm the one-star rating this company has received on Trustpilot, and I regret ever trusting them with my tenancy.

A bunch of crooks and thieves who have stolen from landlords and tenants.

To identify the current owners, simply go to the official UK government website and look up the owners (these crooks have attempted to get this review removed many times citing all sorts of reasons hence reason I have to remove their names).

They closed many previous companies so they can't be sued. They setup new companies because they committ theft and deception with the old, probably tax fraud too.

They do not put deposits in to goverment schemes which they should so leaving landlords with the legal costs and fines.

They not not comply with laws, leaving landlords with the legal costs and fines.

It is a court case involving these fraudulent people where landlord got left to pay the fines associated with the fraud committed by these rogue letting agents and their key worker. Read page 5 where the judge calls these people rogue agents.

Tower Hamlet and Hackney councils have fined them. As a result, these fraudsters have opened a new company with a new address im Camden.

How are the authorities letting these criminals operate?

The owners father (ex direcror) has closed many previous companies. The current owner, has also left many without returning their deposits.

I can provide 100% proof of all I have said above. Read the reviews going back years yourself.

I challenge this letting agent to take me to court if they think any of the above is false.

These fraudsters contacted Trustpilot to state this review was nothing to do with them. Now they are using all sorts of other methods to get this review removed like it is breaking guidelines.

Time to call Camden Trading Standards or maybe a tv channel/the press that deals with rogue letting agents.

Tibz Properties have replied stating this is not a genuine reviewer. I submitted all evidence to Trustpilot who acknowledged my authenticity and verified the post.

Just read the court document detailed in this post and read page 5, section 14, where the judge called these owners "rogue agents"

My experience so far has been possitive. They are approachable and when there has been any problem (like something in the house not working or any other concern) they answered quick and immediately send someone to sort it. I would recommend!

They are very good at communicating. Makes a landlords life stress free
