I am a new tenant I recently took a new refurbished property this was done to a very high standard new kitchen and bathroom with new carpets throughout I really can’t recommend this company enough and are extremely helpful.

Recently took on a refurbished property by ready let the house was finished to a high standard kitchen and bathroom

This company does what it says on the tin. They source and refurbish affordable properties in the North with high rental returns. Low initial investments required for a steady long term income and appreciation expected.

This Ready Let Properties is simply a SCAM!
I bought a property an year and a half ago (9 Ashton Street, Easington, SR8 3QQ) and I paid £48.000. They lured me with promises that the capital gain is significant and is hands free type of business, and I was to receive £388 monthly rent (minus their fee), so I was hooked.
After I purchased the property I received half or even less the monthly rent (easy to prove it -I kept the invoices and bank statements). At first not even an invoice with details about the charges. I had to sent couple of mails to make that happening. I still have months with invoices sent to me but the money did not reach my account (after couple of mails sent and phone calls the response was that they will investigate).
So, after a bad year and a half I decided to sell the property and SURPRISE the value offered was £41.000 (a loss of £7000 - good capital growth).
At this point I Understood that this is a SCAM:
1. I bought the property with £48,000.
2. The previous owner bought it with £37,000 (this is the hook for the scam- they showed me good capital growth)
3. According to the contract, although I sold the property with £42,000 my buyer paid £49,000.
4. Now, after a month since I have sold the property, SURPISE - the property is on the market for £52,000. You can see it on their web site.
They also use only their Solicitors to buy and sell these properties (probably a different solicitor will notice that something is wrong).
In conclusion if you value your money and your time I advise you to stay away. I would have appreciated the same advise for me before buying the property.

Kim OUR deal was £42.000 indeed and you have guaranteed on the phone and you just confirmed that the commitment fee of £1000 should be returned to me on top of our agreement in sum of £42.000.
You also have guaranteed me that in your fee (everything the buyer will pay above £42.000 will cover all costs including house refurbishment, if needed and any other cost apart from Solicitor).
That did not happen, I should have received £43.000 minus Solicitor fee (£700, not £41,310 as per Completion Statement).
Furthermore you have charged me £100 with your last invoice (received only the sum of £214 instead of £334) for something that should have been included in our deal, so double the charge.
I am still waiting to see the money in my account for the invoice sent by you for September 2022 rent in sum of £143.5 (you have charged me 2 months in a row for Boiler call out - £144 in September and £252 in October and than a third time in January 2023 for the same thing in sum of £144).
Also the matter of May rent - The completion statement was sent on 30.05.23 and I was expecting to receive May rent as well- did not happen.

With all the above and more Kim you still say that your business is not a SCAM?

Just discovered one of the refurbished properties I bought over a year ago needs a new roof for £5000. Shockingly it was painted with tar. This is the quality of property and workmanship to be expected. All the boilers are old and need constant money spending. Engineer advised, better to get a new one than throwing good money after bad.
Every job costs at least a quarter of your monthly rent. And the final straw is being charged for gas certifications twice in consequetive months.
Deductions made without asking for speculative changes to EPC rules. Incompetence or dishonesty? They will claim it was an error but also the same duplicate charges to my friends property.
They do a great spin on sales - unfortunately I bought during lockdown so couldn't view. After the 6 month warranty, the repairs and costs come flooding in.
Poorly vetted tenants owe me 9 months rent in addition to the runners who left me short of 4 months and council tax bills to pay for the missing months.
My advice, stay clear. Expect to receive half of the stated rent. Not the great yield they sell to you.
I've had a tenant ringing me directly in tears to get a leak fixed which their maintenance team fobbed her off with. I had to get a plumber in over the bank holiday to fix it!

Update. I have had money refunded where I have been astute enough to spot the charges. Its supposed to be a hands off experience yet I have to scrutinise every statement to see what has been "charged".

The properties have had over one thousand pounds spent on fixing issues relating to the old boilers, damp and leaks as well as other issues.
This year I am running at a loss though I purchased several properties from ready let and managed by your Ready to rent.
Sarah was the lady contacted by the tenant re the leak in the kitchen. It has ruined the floor as it was allowed to progress and still will cost hundreds to fix.
Still outstanding are guttering issues, damp, boilers, pest control. I haven't even had the properties inspected yet and anticipate more money to fix issues that you wouldn't expect in a refurbished 1 to 2 year old home.

From the first call with Kim I knew I had found the right team. Gill and Glynn just as excellent and I completed on my first purchase yesterday. I have a property background myself and can confirm they’re doing everything right.

Just over a year ago I purchased a property in County Durham from Readylet. From the start the rent has always been paid on time, the few queries have been dealt with in a timely fashion, and I've been delighted with the overall experience.
However, I've decided to make a radical change to my life which involves moving abroad so I've left the sale of my property in the more than capable hands of Kim and her team.

Absolutely appalling, they don’t care about repairing the properties they look after even when it is causing damage to the next door neighbours property. They tell lies when confronted that is when you can get them to answer the phone!!!! STAY CLEAR
