Philip James left one of their tenants without running water for days and let contractors into their flat without PPE - unprofessional and reckless, I do not recommend.

It feels like Philip James have absolutely NO REGARD for the people who live in the properties they manage. If you are thinking of renting from them, be aware that THEY DO NOT TAKE THEIR RESPONSIBILITIES SERIOUSLY. Leaving their tenant with no running water for OVER 115 HOURS, and then when the water was actually working the shower was so hot that it caused burns and hair loss??????
Not content with the risks to health and wellbeing posed by these issues, Philip James is also fine with sending contractors who don’t wear masks or any PPE at all ***DURING A GLOBAL PANDEMIC***. All of this and this terrible letting agent still aren’t interested in a good faith dialogue. Enough is enough.

This is the worst agency in Manchester, avoid at all costs. They are unprofessional, lazy and can not do their jobs. Embarrassment of a company.

When we first moved in the washing machine was broken and the property was not very clean. I reported this instantly and after many visits from engineers we were informed that a wire had been cut behind the washing machine that could have been life threatening! I contacted the agency multiple times and they did not seem to believe us even after engineers had done several reports and then eventually would ignore all our calls and emails leaving us without a washing machine and a live wire in our house! This took over 3 months before they finally got the machine fixed. Everything should have been checked before we moved in and working.

We were also entitled to a parking space, a few months down the line we got a fine for a space that we owned as the agency failed to give us the details about a permit even after we had asked them several times. They said they would get the fine removed which they did not do and then the fine went up. When we confronted them about this they then lied and said they never agreed to get rid of the fine even though it was their responsibility. If you do unfortunately end up with this agency make sure you get everything they say written down and proof as they will try and lie and deny.

When we moved out of the property they kept contacting us asking for codes to get into the building, you would think if they actually did their jobs properly they should know this. They also did not justify fees that were taken out of our deposit for cleaning, when we asked for invoices to prove how much the cleaning came to they advised that they would not do this, which proves they were keeping the money for themselves and not getting the property cleaned.

worst agency. The drawers' guides were in a very bad conditions and drawers kept falling when I pulled them out...I asked the agency to come and fix it, they never came. I bought new guides and fitted them myself. Then, the mattress was the worst, it looked ok but I could feel the springs scratching my body. I reported this and they rejected my request of mattress replacement. After threatening them that if I get an injury they will have to pay they accepted to replace the mattress and they brought the cheapest they could find in the market (I asked the guy who brought it and he told me it cost ~110 GBP. I had to buy a topper eventually.
Worst agency, they are only interested in taking the rent....AVOID

STAY AWAY FROM THIS COMPANY IF YOU ARE LANDLORDS!!! WARNING!!! The worst property management you can ever use, as a landlord, they only interested to take the percentage of the rent, rest they did absolutely nothing!!! We pay the management fee to them every month but had to put everything right ourselves, it’s a joke!!

Awful experience with Phillip James as letting agents. This is in relation to their deansgate branch.
You would not believe the trouble I am having trying to get back my own (£1000) deposit, months after having moved out. Please avoid these absolute scammers, they do anything and everything to avoid paying you back (your own) money. Disgusting. Especially during COVID knowing the financial impact it has had on so many.
The 5 star reviews on here are clearly written by their own staff (nice try guys), appalling service and I have warned everyone I know who rents in Manchester about your horrific service.

I own a flat in Manchester which was previously let out by Dandara who are the best! They discontinued their lettings and I was "passed on" to Philip James - at the other end of the scale! After a year being with Philip James my tenants of 5 years gave notice citing Philip James' response to problems (which I was NOT informed of) and noise at the property. I came over to Manchester to get the property ready for re-letting and asked the service company about the noise problem. They told me a DJ was having parties daily until the early hours so they contacted the lettings agency (Philip James no less!) and explained the problem asking when the tenancy was due for renewal. Philip James informed them that it would be next month so the service company said they should give notice. "What reason?" was the reply from Philip James! The service company representative apparently asked if the person from Philip James had been listening at all....
Philip James is absolute chaos - I arranged with them to collect the keys from their Deansgate office. Upon arriving no one knew anything (in spite of my e-mail going to Joseph Pollard, Jemma Donnelly, Sam Whittingslow and Dan Smith), I was told that the keys were at the Didsbury office. Only after producing the e-mail did suddenly an envelope with my keys appear! When I got to the flat I checked it with the "Move Out Report". The report advised me to paint the walls - the fact that the hob was cracked and had a bodged repair, that the bedframe was broken and a panel heater was not working were either glossed over or not reported. The flat was cleaned by a professional firm organised by the tenants to an extremely poor standard, the report noted simply that the bathroom cupboards were not clean inside but that it was not necessary for the firm to come back and clean them as I could pay to have them cleaned later! As for the cleaning standard, the windows had not been cleaned outside at all neither had the balcony rail which was black with dirt! I have now changed letting agents and hope to get back closer to the standard of Dandara to have satisfied tenants.

People out there please avoid this agency we rented with this agency three months .
We ended up paying nearly my one months salary . Since day three of renting their property there was no hot water for few days even after requesting multiple times .
I was pregnant and my baby was NICU , I literally had to have a war with them even . They are great in extracting money from people . Their services are very poor . It was a shock for me I was so stressed and pissed off by this agency . This is the first agency in four of moving into this country I had such horrible experience with .

Please cancel their agency or kindly don’t opt them .

Philip James did a shocking job of renting out my apartment to the extent that I had to take raise several complaints against them with an independent ombudsman, and raise a claim with property management certifying industry body, Arla. I won the majority of complaints in both cases, and was awarded comlensation. I still haven't been issued an apology despite asking for one.

Philip James have managed my property for the past two years and their service has been spot on. Great communication and have always dealt with any issues swiftly.

I would highly recommend this as a place to work. It seems any employee that is involved with your case is always on holiday or on a lunch break that lasts all day.

The communication is shockingly poor and you're constantly passed from pillar to post with no one taking responsibility.

PJ inherited our tenancy through another company and it was a nightmare from start to finish. So glad to have our hands washed with these lying, scamming frauds.

AVOID AT ALL COSTS!!

Horrendously poor service. For a short duration of 6 months I have had endless problems. It charges the highest fee but has the worst service ever in Didsbury. AVOID!

1) never has my keys, constantly misplaced, I have lost contractors because they just couldn't be bothered to chase Philip James up, resulting delays in getting stuff done. My partner drove from Chester to Manchester to pick up keys after checking they had them only to find out the office didnt! what a waste of a journey. They had my keys for a week - misplaced and tried to blame on my contractor who fitted a new lock. During this time Philip James made several suggestions saying all my locks should be changed. It was ludicrous.

2) rude staffs commented by several contractors I employed and it goes up the chain too

3) bad inventory and check out experience- pics of stains etc not picked up and I am having to point them out. Tenant left food stains in oven, kitchen tops, microwave etc and Philip James suggested a payment of £25 was adequate to cover that only after I bargained for my case. When I told a couple of the cleaners, they actually laughed out loud at the low cost. Oven cleaning itself was more than that. They wont even bother to clean at that rate for what needed to be done

4) removing my tile when I told then specifically not to and I had my own plumber who had specific plans. Then they of course denied they knew about it. Adding extra unnecessary cost to me which they tried to label as in my interest? really in my interest to throw money away. WOW

5) out of hours service failing to attend to water leaks in my flat, a service I pay for.Philip James blamed it on their out of hours service team, yet if they were incompetent why does Philip James employ them? again extra damage to my property and extra cost to me... as a further slap in the face they charged me for the out of hours service anyway.

6) communication - i actually found I got more done communicating with the tenant because Philip James were so poor, as did the tenant I am sure, to have contacted me directly. I told them it was emergency contacts only when I was in Africa with limited internet. Despite so Philip James actually asked me when a contractor would attend when the contractor had left the office loads of messages whilst I was away. What does Philip James want me to do? Self manage from Africa to make up for their incompetencies? and I actually pay for this???

this was over errmmmm.....6 months! OH MY! i have no words...well actually lots and I feel exhausted!
