I would give them no starts if possible. Moved out of a property after 2 years that was "managed" by this company.
Its been a whole month now and they are refusing to release my deposit. They have tried to retain near half of my deposit for things that are "wrong" with the property, except they werent wrong.
They were all agreed in emails between myself and this company and the landlord who they were keeping informed. Ive sent these emails several times to them as proof and have only just received 1 reply email in 32 days, asking for proof, you couldnt make this level of ineptitude up.
I am emailing them every few days with no replies, you cant call them as they dont discuss deposit issues over the phone.
Im having to exercise my protections and report them to the ombudsman along with reclaiming my deposit from the independent deposit scheme.
Absolutley atrocious way to run a company and deal with your customers.

Philip James Property Management are an utter disgrace and quite frankly should be prevented from operating. Any landlord requesting their property management services do so at your own risk. They operate illegally, do not know the law, do not collect all rents, do not inspect properties or visit them. They do not return rightful monies to landlords yet they are happy to take your high letting fees. Any difference of opinion with them and they withhold rent. We are taking legal action against them and I would strongly advise any unhappy landlords to report Philip James to the Property Ombudsman and Manchester City Council and any other leagl action deemed appropriate
Absolutely horrendous
Absolutely horrendous. after calling repeatedly for 3 days, I gave up with the phone and decided I would try leaving work early in order to get to their Deansgate office (cannot go to any other office, apparently). Once I got there, I was only able to book in 2 viewings (that’s 2 viewings of the 12 available online as they hadn’t removed the adverts).
For the first viewing, I was left waiting outside the property along side 12 other people (all there for a single group viewing) as the estate agent was 30 minutes late. When the estate agent finally did arrive, he didn’t know what building it was, what flat number it was, how to find the flat inside the building or literally anything about the property. The 30 minute delayed viewing resulted in me missing my next viewing appointment with a different (and far superior) letting agent, absolutely ridiculous- especially with the current market.
The second viewing, again I had to book time off work in order to be able to attend. Less than 5 minutes before the scheduled viewing I received a phone call saying that the keys which the estate agent had would not work to get the property doors open but that she was returning to the office n order to collect more. another 5 minutes passed an I received another phone call saying that the viewing was not going to be possible as they did not have keys- but that I would be contacted and the viewing rescheduled. obviously, despite me following up multiple times, this is not happen.
My experience with Philip James has been an absolute catastrophic waste of time from start to finish, I do not have a single good word to say about them and I suggest you avoid at all costs
Trust the reviews - don't rent with them
The negative reviews had worried us but we decided to ignore them because we liked the property very much. Now we know these reviews were there for a reason.
We had the worst experience with their Didsbury/Burton Road branch as tenants and apparently, they are not popular with property owners either. Our current landlord used them in the past but then had to switch because they were "horrible".
They are unprofessional and never respond to emails or calls - unless it is about the deposit that they clearly do not want to return back to you. We only stayed for a little over 6 months and could not trust our eyes when we read what they were asking compensation for.
If you're not sure whether or not to rent with them - don't.

APPALLING COMPANY. AVOID AT ALL COSTS.
All they want is your money, and lots of it. Awful customer service who fob you off and outright lie to you. Professionally cleaned the property before handing the keys back and left it in much better condition than it was in at start of tenancy, yet they still take a big chunk of money from the deposit for alleged cleaning. Robbing ba***rds. AVOID. Go find a decent company not full of cowboys to rent from.

Absolutely appalling. If I could give 0 stars, I would.
Have had to deal with Phillip James for around 6 years now and it's always such a head ache. No-one ever answers phones or emails. In fact, every time I've emailed, I'm having to chase them for a response. I've had to email different people as certain people who email me when they need something just decide to not respond when asking questions.
Absolutely appalling.
DO NOT SIGN A CONTRACT WITH THEM AND AVOID AT ALL COSTS!!
Oh and it took me 9 months to receive a new mattress when I mentioned that it had mold on it and it affected my health.

They left their tenants without running water for a week (which is against The Landlord and Tenant Act from 1985), only to allow contract plumbers in without PPE. The water was then so it posed serious health risk (burns and hair loss. I am appalled as these are not acceptable living conditions.
Worst letting agents I've ever come across.
I'd never recommend this company to anybody looking to rent. Philip James appear to shun their tenants and leave them in poor conditions, whilst claiming they provide 'exceptional service' and excellent communication. This West Didsbury branch in particular has rude and vacant staff who have no genuine interest or passion in resolving issues and helping tenants. Leaving a tenant without water for 115 hours sporadically is appalling, especially during a pandemic. Having numerous contractors enter a property, one without PPE, is shocking. Leaving a tenant with a broken shower which only pumps out extremely hot water and causing burnt skin, plus hair loss, is another thing. Philip James are not to be trusted.

Philip James has been irresponsible and not cared properly for its tenants. They left Talith without running water for a week and left Malina and Valentin in a severely mouldy flat for over a year.

I feel like Philip James do not take their responsibilities towards their tenants seriously at all. To leave someone without water for days, forcing them to move in with their parents during a pandemic is outrageous! Sending contractors that don't wear PPE, messing tenants around and then leaving a tenant for ages with a scolding hot shower is not on!!! Also to accuse their tenant of lying when any of these issues are raised is scandalous!
