Had a great visit with Tamika. The show flat looked great and she was abel to give us loads of details on the process and final environment.

Peabody have been consistently unresponsive and negligent. Any attempt to raise issues or make formal complaints is ignored, sometimes for years.
We have had incomplete repairs in our home, including bathroom tiles that have been left unfixed for over two years because it is practically impossible to get hold of anyone. Emails, calls, complaints – nothing leads anywhere.
We were also informed by fire door inspectors that our fire door is not safe, yet no action was ever taken by Peabody despite this being a serious safety issue.
When we first purchased our home, Peabody weren’t even the original housing agent (it was another company at the time). We were explicitly told we would have access to facilities like the gym and bike storage once they were built. Now that they are built, Peabody have changed the rules and only allow access to certain blocks – ours excluded. This is misleading at best, dishonest at worst.
Despite failing to provide adequate services, Peabody still demand full service charges and are now threatening court action over them, while completely ignoring their own failures and negligence.
We were also told we could incrementally increase our ownership each year through a scheme, but after moving in, this was never mentioned again and we were never given the opportunity to do so.
If you’re looking for a housing provider that ignores residents, avoids accountability, and resorts to threats instead of fixing problems, then Peabody might be for you. Otherwise, avoid

We were made to feel very special and welcomed. Helped take some of the stress of moving home. And the welcoming package was a great thoughtful gesture which was greatly appreciated . The home was a perfect dream home, very high standards of quality and finishing. All modern. The kids were ecstatic and my wife was very happy. We loved the play area and the greenery , the spacious bike storage not forgetting the super quiet area.
Even in our wildest dreams we couldn’t have imagined a more perfect, peaceful, a beautiful place to call home

Stay away at all costs. This reflects our personal experience, it may not reflect yours but I think it is worth sharing this experience:

When it comes to sales, they rush you constantly. When it comes to providing legal information, they are slow or fail to provide it at all.

Find a good solicitor. Their leases contain standard but very tenant-unfavourable conditions. For example, you are not allowed to carry out your own snagging survey to check whether the property has been properly handed over. You also cannot complain directly to the construction company; everything has to go through them, and they are not obliged to pursue issues. As a result, their so-called “warranty” can turn into endless back-and-forth.

If you enter into any dispute, you will have to pay both your own and their solicitor’s fees.

In our lease, and also in a friend’s lease in another building, there was a charge listed for a parking space. There were no parking spaces in either property.

Service charges can increase at their discretion, and when this happens they do not respond to messages asking for an explanation. The rent on the share you do not own is fixed, but service charges are not, so be prepared for that.

Any information you receive may or may not be correct, and it is irrelevant because their contract explicitly states that none of the information they provide is binding. For example, their main brochure stated certain conditions for a new home that turned out not to be true in the legal contract.

These are only some of the issues. It feels to me that if you decide to proceed, you will be taking a significantly higher risk than with other properties.

Do not take the sales words for granted; get a good solicitor and carefully assess the risks in the legal terms to decide whether you are willing to accept the risk. We decided not to proceed due to the seriously misleading information we received, and we are considering filing a case with the Housing Ombudsman Service.

Emerson was great and he was with me from the very first contact when I was purchasing my apartment until the end. He was very accommodating when I asked if I could have a second viewing, and with respect to facilitating the whole purchasing and moving in process, which was quite complex at times, and took a couple of months from start to finish. He was a great go between for the solicitors, and when I had any questions regarding the property or purchasing process he was always there to help and would respond promptly to all of my questions (of which I had many). It was a real pleasure working with Emerson.

Our experience has been phenomenal since the very first viewing. Tracey has been super knowledgeable, considerate and very welcoming since the first time we met and did our first viewing! She was always one phone call away, answering all of our questions, being super patient and polite!! We are extremely happy with our apartment!!

Ifrah Quraishi is definitely the best! She patiently and thoroughly explained every detail of the property, including the layout, lighting, nearby facilities, and transport options. She answered all my questions carefully, giving me a complete understanding of the house. The whole viewing experience was very pleasant, and I felt she was professional and attentive. I really appreciated her service!

Tracey has been absolutely amazing from start to finish. She is by far one of the kindest, most patient and most genuine people we have ever dealt with. Buying a home can be stressful, but Tracey made the entire process feel smooth, clear and supportive at every stage.

She was always polite, helpful and went out of her way to make sure we understood everything. Nothing was ever too much trouble. She kept us informed, reassured us whenever we had questions, and made us feel completely comfortable throughout the whole journey.

Thank you for responding, but your message actually proves the exact issue I raised.

This Trustpilot page is for Peabody New Homes — the sales team.
The problems I mentioned (missing service-charge accounts, wrong apportionment, concierge overcharging, repairs, heat-network billing, etc.) belong to Peabody’s landlord and management departments, not the sales team.

Directing me to the Peabody New Homes enquiries team (the email you mentioned in your reply) cannot resolve any management or landlord-side issues.
This separation between “sales” and “resident experience” is exactly what misleads buyers.

For context, since purchasing my home, my service charge has increased by 88.6% — from 228 to 430 — without transparent justification, proper accounts, or any of the statutory documents required under the Landlord and Tenant Act 1985.

This is not a personal “specific issue”; it is a widespread structural problem affecting many residents, as shown clearly on the resident Trustpilot page.

When we bought the apartment, we were told that the first two floors would consist of private rentals. After moving in, we discovered that this was not the case. Unfortunately, some of the tenants have caused major issues in the building, including drug use, armed police attending the premises, loud music, unsupervised children, and damage to the property. The building management has not resolved any of these problems, and overall communication with them has been very poor,The neighbourhood manager has been unprofessional.
