Helped several Property118 members to sell rental properties

In recent years the team at National Residential has assisted 100’s of UK residential landlord members of Property118 to sell rental properties. Feedback from sellers has been excellent and with the Renters Rights Act now having come into force I suspect they will be getting lots more enquiries. Our experience is that they are particularly strong in the North West, especially the lower end of the Liverpool market, but we also get great feedback about National Residential from landlords in the Midlands, Yorkshire and some lower value areas of London.

Terrible experience with this company

Terrible experience with this company, they were extremely disrespectful, I would stay well clear of them, take a good look at their terms and conditions, how it combines so-called third-parties, options to buy etc, the complexity and mix and ask who they serve, there are a lot questions to be answered. They have put a charge on my property, so be very careful, Brian Lowry

We’re sorry you feel disappointed, Brian, but your review does not reflect what actually happened.

You asked us to sell your property and agreed a fixed price of £135,000, signing an option agreement on 04/07/2023 authorising us to market and sell for more. From any higher sale price, we would:
• pay to resolve your tenant issues (you couldn’t serve a valid Section 21 at the time)
• pay your legal fees, and
• retain the remaining balance as our fee.

We delivered exactly what we promised:
• We achieved a sale at £147,500 on 15/09/2023 — £12,500 more than you originally agreed.
• We negotiated vacant possession, with your tenant voluntarily leaving on 29/11/2023 after agreeing to a £2,000 surrender payment.
• The buyer had mortgage offer and searches complete and was ready to complete on 15 December, or 8 January at the latest due to the Christmas period.
• You confirmed you were happy for the sale to proceed at £147,500.

The only delay came when you didn’t return your signed contract to your solicitor as promised (you said you posted it from the Philippines on 5 December, but it never arrived). Then, on 18 December 2023, you suddenly withdrew, citing “a change of circumstances,” just as the buyer was ready to complete.

That decision left the buyer, tenant, and our team out of pocket — we are still being chased by the tenant to honour the £2,000 payment we agreed, which we can only recover once you pay us.

Our agreements are clear that a breach fee applies if a seller withdraws after we’ve delivered everything promised and secured a ready, willing, and able buyer. You also expressly authorised the registration of our interest at HM Land Registry when you signed.

We take pride in doing exactly what we say on the tin — resolving difficult tenancies, achieving vacant possession, and securing fast, successful sales at good prices.

We always stand by our commitments, and we expect sellers to do the same. We can’t run a business fixing complex problems and selling properties for people who then walk away once everything’s been delivered.

I was very pleasantly surprised when…

I was very pleasantly surprised when dealing with David & Tom from National Residential . Unusual for estate agents to be so helpful but David the owner went above and beyond to help us through quite an intense purchase which had many hurdles & complications.
David has been communicative & extremely helpful at every stage, sometimes even replying to me immediately.
I can only thank him & his team for the smooth execution & thoroughness of the purchase , ensuring we were happy & not pushed in any way to proceed until we were satisfied. I can definitely recommend David & his team & would not hesitate involving them again in a sale or purchase

What a shill crock (BAD, BAD, BAD)

They advertised a property with a PURCHASE price on RightMove. BUT it is a sort of auction. Sort of? They are not licensed auctioneers but ask you to bid for the property and they will let you know if your bid wins!!!! Even of your bid "wins", there is no guarantee they will even notify the vendor / you will be offered the property!!!!!

The property has a separate garage, but they did not mention it was included in their description until I pointed out a garage was shown in the exterior photo.

The main issues I have are;

1. They have an eBay style bidding screen where anyone can bid without being fully assessed first (or even viewing first). So I am being asked to bid against people that likely do not have the money / can not get a mortgage and / or a real intention to buy. OR WORSE; it may well be afflicted by Shill Bidding.

2. They are not registered as estate agents (with the likes of PropertyMark or the UK's National Association of Estate Agents or any other related professional body that I can see - they claim HMRC registration, but that is for all businesses to pay to taxes - as for the ICO Information Commissioners Office, that relates solely to holding people's details secure).

3. Real eastate agents guide you through this all (and, IMHO, do a far better job of their listing content and accuracy). These people say I need to bid up to the reserve (which is higher than the price shown on RightMove) just to get my offer seen by the vendor, MAYBE.

It all smacks of automated processes and a dodgy buying procedure.

They keep calling my wife. But for the avoidence of any doubt; I am not interested, thanks.

PS I visited Companies House. It says they are listed as "82990 - Other business support service activities not elsewhere classified" (not as estate agents or anything property specific) and that their accounts are overdue!! Hmmm (this confirms for me that I need to avoid them like the plague).

UPDATE
I use RightMove for searching property listings, and that is where I saw the property advertised by National Residential. Unhappy the price was a starting bidding price, not a purchase price (the reserve was much higher), I asked RightMove it that was allowed, as it deceived me and wasted my time. Here is RightMove's reply;

Plus, I leave positive reviews when they are due. If readers look at my other reviews they will see this and that 99% of my negative reviews are for email spammers in India that plague me and many others.

We are a fully compliant estate agency operating lawfully in England and Wales since 2007. We are registered for Anti-Money Laundering purposes, members of a government-approved redress scheme, and registered with the ICO for data protection. We are also approved to advertise on Rightmove, who carried out a full compliance and due-diligence review of our auction agency business in March 2025 and confirmed there were no issues.

Our sales process uses a modern method of sale that allows buyers to submit competitive offers online. This is not a traditional auction and bids are not legally binding. All buyers are verified before a sale progresses, and any suggestion of “shill bidding” is incorrect and taken seriously. We have sold over 4,000 properties using this method.

The guide price shown on our listings is clearly identified as a starting point. The reserve price is the minimum the seller is prepared to accept. This distinction is standard across the industry and widely used by major portals and auction providers.

Regarding the garage, it is shown in the photographs and included in the sale. The title plan confirming this has been available in the legal pack from the outset.

You also mentioned raising concerns with Rightmove. We spoke directly with their data quality team, who reviewed the listing and confirmed there was no breach of their policies and no issue requiring action.

As requested, we have ensured no further contact will be made with you or your wife.

Misleading housing advertisements

Looking to buy a property that National residential were selling. Upon arrival to my second viewing they informed me it was "auction" and at no point prior had this been mentioned. They had also sent a message the day before stating the house had been bid on and did I want to continue, to which I had called up and said I didn't want to view if they had an offer and I was informed no offers had been made (again no mention of auction). My advise if you are wanting to buy through this agent, please get full details as they are very misleading in what they advertise!

To clarify, the property you viewed was being sold via the Modern Method of Auction. This was clearly stated on the Rightmove listing, as well as in the automated emails and SMS messages you received after registering your interest.

In addition, our Sales Manager, Tom Bates, called you on Friday 27th to confirm your viewing. During that call, he explained that the property was being sold by auction and gave a brief summary of what that entails, including that it’s not a traditional auction and offers can still be accepted early. You acknowledged this and thanked him for the clarification.

We have a full recording of the call and have shared it with you privately to avoid any confusion.

At National Residential, transparency is very important to us. The listing you received included the following auction notice:

“This property is for sale by the Modern Method of Auction... not to be confused with traditional auction. The vendor may be willing to remove from the auction early for a suitable offer...”

We’ve used this model since 2012 and explain it clearly in all our property adverts, automated communications, and direct conversations with buyers. We always aim to ensure every prospective buyer understands the process before they view.

Beware hidden charges

Beware hidden charges. Landlord Sales Agency got an offer at auction, but wanted me to pay £10,000 (about 8%) "towards their costs" before they would let me proceed. Nothing in the documentation prepared me for that, so I said no. I have now sold elsewhere and got a much better price at a much lower fee.

Moving house is up there with one of…

Moving house is up there with one of life's most stressful experiences. I could not have done it without the help and support of Clair, she went above and beyond to make sure I was ok at all times. I built such a good relationship with Clair through the whole experience and I could not have done it without her help.

Rude and unprofessional

I filled out the form to ask for a free valuation to sell my home via this company. I then received an email asking what time they could call me, I told them I was not allowed incoming calls during my working hours as it would get me fired. They phoned me during my working hours and right in the middle of my explaining my dire situation the man who phoned me rudely hung up on me and failed to call back so he hung up deliberately which was very rude and to a stressed out person like me that added insult to injury. Not very nice and I am far from impressed, it is poor business practice and disrespectful.

Unfortunately, we were unable to connect with you before our office closed for the Christmas period on December 23rd. A good efficient service.

A good efficient service.
I wanted to sell my property with the elderly tenants in situ without disturbing them. This was done well, only advertising to landlords interested in buying.
There was always someone available to contact if needed and they kept me updated every stage of the sale.

Flat Sale

I initially spoke to National Residential in August 24 as I had a rented property which still had the tenant in and I need to sell the property, hopefully with the tenant in place. I initially spoke to Sam who was extremely helpful and we quickly came to an agreement on price and fees etc. Following that they advertised the property and had a firm offer with deposit paid in September however the purchaser wanted the tenant to vacate, I left this totally in the hands of NR, they served notice on the tenant which ended 25/11/24. They were in contact with the tenant and helped her with relocation expenses as I had to stay out of the conversation. Clare handled this and the tenant moved and we completed on the 25/11/24. I am extremely happy with the service received and can thoroughly recommend National Residential.
