I have worked with JPU for just over a year now and it has been a very enjoyable journey that I hope continues for many years. The team are very professional, knowledgeable, responsive and helpful and more importantly due to a very busy work schedule constantly update without having to chase and this is very important. I would highly recommended JPU to both advanced and first time investors, the entire team repeatedly deliver an outstanding professional, streamlined and easy to use service.

Overall, I was very disappointed with my experience at JPU.

I completed the course and found that the information provided was helpful. There are a wide range of modules covering various areas of property investment, and most sectors are covered. However, in my opinion, much of the information is readily available through online research, including resources such as Google and AI tools. Looking back, I would not purchase the course again, as I do not feel the value justified the cost.

I would also encourage prospective students not to be overly influenced by the social media marketing. While the content portrays property investing as relatively straightforward, my experience has been very different. Property investment can be complex, challenging, and far from the smooth process often presented online.

Based on my experience, I believe there are other property educators and sourcing companies that provide greater value and more thoroughly vetted investment opportunities. This view was reinforced by my concerns regarding the accuracy of some of the information and figures presented on marketplace deals, particularly where substantial sourcing and reservation fees were involved.

These concerns became significantly more pronounced after I was introduced to JPC and JPM. Up until that point, my experience with JPU had been relatively positive. However, the service, support, and property opportunity I encountered after being moved into JPC and JPM changed my overall perception of the business quite dramatically.

One of the main reasons for this was a property I purchased through their marketplace. The property was advertised as a fully tenanted, turnkey 5-bedroom HMO requiring no additional works. Based on those representations, I paid a substantial reservation fee of nearly £8,000 and began the purchase process.

However, once I received the legal documentation from the seller’s solicitors, I discovered that only four tenants were listed rather than the five originally advertised. After requesting a rental breakdown, I became aware of further information that differed significantly from what had been presented to me. I was informed that one tenant was reportedly six months in arrears, while two others were paying rents considerably below market value.

I raised these concerns and queried whether there was any flexibility regarding the reservation fee given the inaccuracies. This was declined, leaving me feeling heavily committed to the transaction after already paying a significant non-refundable fee.

After waiting approximately three to four months and approaching exchange, I decided to personally inspect the property before proceeding further. During the inspection, I identified a number of issues that I did not believe aligned with the property’s description as “turnkey.” These included signs of damp, water-damaged ceilings, damaged shower facilities, flaking walls, mould odours, and other apparent maintenance concerns. One room in particular had a heavily water-damaged ceiling accompanied by a strong smell of mould.

I also spoke with tenants during my visit, who advised that some of these issues had existed for a considerable period of time. This left me questioning the level of due diligence that had been undertaken before the property was marketed.

I raised these concerns again but was informed that, due to the time that had passed since my reservation, no assistance or refund would be considered.

As a result, I am now faced with the prospect of funding substantial repairs while also addressing tenancy issues that were not apparent from the original marketing information provided.

What I found particularly frustrating is that James frequently discusses the importance of identifying risks and undertaking thorough due diligence when investing in property. Based on my own experience, I did not feel those same standards were reflected in the property I purchased through the marketplace.

In hindsight, I accept that I should have inspected the property sooner. However, given the company’s branding, educational content, and repeated emphasis on due diligence, I placed trust in the information provided and expected a higher level of scrutiny before the property was marketed to investors.

Ultimately, my experience has left me feeling disappointed, misled, and significantly out of pocket. While others may have had positive experiences, mine has been overwhelmingly negative, and I am now exploring my legal options in relation to the matter.

If you watch YouTube you'll know James. He and his social media manager (aka his wife, Mrs Coupland) are prolific. I've watched him and his progress for a number of years.

I've done quite a few property trainer tasters over the years. Having recently decided to get more serious, I wanted somebody who had hands-on experience of buying, developing and managing properties that I could learn from.

I joined James' PhD programme in early September'25 after due-diligence.

To be transparent, I had initial wobbles/ concerns in the initial weeks of his course. I shared this with James and the response was excellent; he addressed all of the concerns quickly and openly.

From this, we created a 90 day objective plan and we're now motoring. I've now hit agreed milestones and my confence and knowledge is growing.

I joined 8 months ago, I was able to go through modules at my own pace which guided me in finding a good location to start my portfolio in, which I put an offer in for a property just two months later. I was put in touch with a great mortgage broker through the JPU.

Having unlimited access means I can easily go back and watch videos that are appropriate to where I am in my journey. I'm currently working through the auction section as I'm looking to go to auction next. There are so many useful checklist as well that I've been able to use and take with me to viewings.

It's a really easy to use platform, the facebook page has a wealth of knowledge on it, and James actually replies to questions which is fantastic. I have found using JPU an invaluable experience.
