Beautiful big house. Bedroom are huge and plenty of bathrooms.

We were not given the code for the pad lock on the gate luckily my partner worked out it was same as the key safe but with a zero infront

No instructions for the electric oven so could not use
No instructions for Aga so had to look up online (had to use own data as no WiFi)
Gate at side of the house was broken off completely and fence blown down so not safe for dog to run around
3rd light in hall way not working
Several lights on stairs case bulbs had gone
Tennis court were in poor condition, net not fully up and weeds poking through the cracked tarmac
Quite a bit of dust on skirting boards, lamp shades
Windows looked like they hadn't seen a window cleaner in a few years - just a shame it looked tired and although surface clean it wasn't deep cleaned and needs a bit of love and maintenance - the photographs on website must have been taken a while ago

Crockery mismatched scratched up and well worn.

HOLMFIRTH HIDEAWAY.
We had a great 4 night stay at the property. Although slightly smaller than we had thought, it was very comfortable & very clean. We found everything there we could possibly have needed & more! The hosts seem to have thought of everything. The bed was really comfortable & there was a lovely, modern bathroom too. There was even a complimentary tray in the kitchen. It is dog friendly, has 2 small enclosed gardens with seating & views & there were dog treats, bags & even a dog towel provided.
We would love to stay again if we are in the area.

Great appartment in a great location. Very well eqquiped kitchen, lovely comfy beds and lounge area. Great outdoor space for an afternoon cuppa or glass of wine in the evening.

Situated opposite the sea front with lovely view across cliffs and super sunsets. Also very close to shops, bars and restaurants. We really enjoyed our
stay.

We extended our stay by 1 night the week before our holiday. H&S Charlie was really friendly and helpful. Thank you.

The information prior to our stay was timely and accessible. The description and pictures were accurate. The property was very clean and appointed to a high standard. The kitchen was more than well equiped. The location was right in the centre and convenient for shops, pubs and restaurants.

Cottage really cosy and clean. Location great too.
But- very difficult and steep steps to front door.
Parking great although agents said “no parking” which worried us
I tried to get photo of the actual cottage but no joy.

The cottage was absolutely beautiful, on arrival it was so clean to the highest standard! The owner had left us tea and coffee which was a nice touch! Rooms were perfect, fresh towels in each bedroom and cute little bars of soap. We had our 4 month old daughter with us and had forgotten her travel cot, the owner of Croft cottage was on site and when we spoke with her and asked about a travel cot she immediately provided us with one. Incredibly helpful, kind and a lovely host! I would definitely stay again.

Fantastic place to stay. Everything is catered for and is clean. We would definitely stay again.

We spend a long weekend in the lodging. The house is very close to the cathedral and main streets, in a very quite lane. Everything was tidy, tasteful and very convenient.
Charlie was very reactive and helpful to our requests.
We'd love to come again.

Beautiful cozy house in a quiet residential area. The house was set up beautifully and my family loved everything about the house.

The whole experience was great. East to book, great communication from the hosts. The property was lovely and clean, sparkling in fact. Little niceties like bread, milk and butter etc so you could just get in and unpack with a cuppa! Thank you and highly recommended!

Everything about Upper Lodge was within keeping of the property. We enjoyed our stay there immensely. The gardens were exquisite and getting up to bird song made a beautiful start to the day. We will certainly be back for another visit, God willing. Thank you Host and Stay. Sandi, Pete and Dave the dog.

What a fab weekend. The Metropole Towers is a beautiful old building with so much character. 31 Boutique Balcony is a beautiful apartment within the amazing building. Fully equipped, well decorated, spacious and homely with comfy beds, the bunk bed was a favourite with our Grandson. The balcony was a lovely addition with sea views. There is free parking on the road. The lovely sandy beach is just across the road down a steep slope but well worth the walk,
We highly recommend staying here. The host was very informative, keeping us updated when our holiday approached and throughout our stay and replied to any questions promptly

Firstly I’d like to say that the property was lovely and at a fantastic location. The property looks out to the little beach/pier/breakwater which our dogs absolutely loved!
The house has spacious rooms, comfortable bed, modern bathroom and fully equipped kitchen. It was a perfect base for us while we were visiting to attend a family funeral. The parking was on the street but we had absolutely no issues with this (our stay was off-season - I’m not sure if you would have difficulties during the summer holidays when the beach is busy, however there was a good size car park opposite the property).

Reasons for reduced rating:

1. We had issues accessing the property on arrival because we did not receive the code to access the house keys. On messaging the host I received no response despite us having received responses to all previous messages regarding our booking one of which was 30 minutes before we arrived. This resulted in us sitting outside the property for over half an hour.

2. Before our arrival I was asked to complete a check-in form. Once this was completed I should have received the code to access the house keys. I completed the form and submitted it but was sent no code. When I went back into the link to the check-in form I had to complete it again and pay a damage waiver fee of £29.00 (I couldn’t submit the form without paying this fee). In the previous form I submitted I had selected to not pay this and would take responsibility for any damage to the property during our stay.
I was not informed when I booked, that there wouldn’t be any additional charges and the booking was advertised as ‘pets stay for free’ so this put a very sour taste in my mouth while we waited in our car outside the house to receive the code to access keys.

3. In the end I phoned the emergency number provided on the booking which took me through to a ‘Helpdesk’. The person was very helpful and immediately sent me a txt with the code to access the keys so I would definitely recommend to call the number if you have any difficulties and not bother with messaging the host.

4. There was an ant infestation in the kitchen. They were coming in under the skirting boards and had infested the bin and some of the food we brought with us. I reported the issue to the host by message as soon as I found the problem. I did received a reply to this message apologising for the issue and that maintenance would attend the issue after our stay. I would hope that this issue has now been resolved.

5. The property has a little private courtyard at the back of the kitchen. This could really do with a jet wash/de-weed/clean up in order for it to be a nice space to sit.

Overall it is a lovely property in a great location. We found it to be clean, modern and well equipped inside. Clean towels and cleaning equipment all provided.
After our experience I think the hosts need to be clearer about their damage/pets policy and fees so customers don’t have any nasty surprises like we did. A little more attention to detail required with maintenance of the external areas of the house.

A great stay in a beautiful cottage. We had the best time in such a peaceful and quiet location. A perfect stay!

Stayed bank holiday weekend.
We had a lovely stay. We were greeted with a lovely card, bottle of Prosecco & local biscuits. The house is set in beautiful grounds. Equipped with all you need, nice quality bedding, toiletries & cleaning products.
The owner was quick to respond to any questions asked & was very helpful.

The location was ideal for us as it's less than 5mins from the train station and 20 mins walk to the seafront.We are pensioners and cannot walk too fast. Rockpool is on the first floor of a 3 apartment building. The bed is very comfortable however the sofa wasn't. The booking process was straight forward and email queries were answered quickly.

Lovely property. The house is in a lovely area. Very nice town with lots of nice shops and cafes.
Beds were all very comfortable. Shower was also great. The whole house was great for our short weekend away with friends. Would have been good to have a sponge to clean the dishes and a couple of extra dishwasher tablets. Also an extra tea towel and oven mitts would have helped. Minor things but would have definitely added to the homely feel rather than having to purchase them ourselves.
We were very comfortable though so a place I would recommend.
