Awful avoid doesn’t respond to emergency out of hours leaves 6 of us with no water supply whatsoever over the weekend because of their own mistake and their response is “things can and do go wrong”. They don’t care about the tenants in their properties and have no regard for their health, safety or hygiene. Avoid!

If you jeed to move and came across them , don't bother.

My experience with ESA Property Ltd has been extremely disappointing and stressful.
• I moved into Room 6, 61 Herbert Avenue on 4 August 2025, after paying 6 months’ rent in advance (£5,565.30) plus deposit (£795).
• The property was uninhabitable from day one: no hot water, faulty electrics, no fridge, unfinished walls, missing furniture, unsecured front door, and strong paint fumes.
• Despite multiple emails and calls, the agent ignored me until I reported them to the council. Only then did repairs begin.
• I experienced unauthorised entry into my room while I was sleeping, which left me frightened and unsafe.
• The agent promised in writing that a full refund (minus 6 days’ pro-rata rent) would be paid within 5 working days after I vacated on 27 August. I have emails, messages, and recordings confirming this.
• Communication is consistently delayed or ignored, and promises are not honoured.

This company has caused me financial loss (Airbnb costs, moving expenses) and a huge amount of stress. I would not recommend them to any tenant.

I strongly advise tenants and contractors to avoid this company.

They have been reported to both the police and the local council for serious concerns about their conduct. In one case, they even issued a receipt using the name and header of a company that is no longer operating — which in my view raises very serious questions about fraud and money laundering.

Tenants have been forced out unfairly, deposits have been withheld, and contractors remain owed thousands for work completed years ago. In my own dealings, they attempted to keep my money without justification — I had to fight hard to get it back. They also failed to provide the legally required certificates and compliance documents.

In my opinion, this company operates in a dishonest and potentially fraudulent way. For your own protection, I would strongly recommend staying clear.

🚨 WARNING ABOUT ESA PROPERTY BOURNEMOUTH DORSET

I’m posting this to raise awareness about my ongoing experience with ESA Property, a letting company operating in Bournemouth

On 16 July they confirmed they would refund my £168 holding fee and asked me to allow 5 working days. It is now 1 August and I have received no refund no update and no response of any kind

Since then I have made three phone calls and sent multiple follow-up emails. Every time I’m told someone will get back to me. No one ever has

After NatWest contacted me directly to say this company had been flagged and is under investigation for potential fraud I immediately asked ESA Property to provide all legally required documentation. This included their HMO licence safety certifications and proof of who holds tenant funds. These are documents that any legitimate letting company must have ready to show

Two weeks later they replied to say they don’t need those certificates or legal documents at all. I have that response in writing. This is completely false and goes against UK housing law. Their refusal to provide what the law clearly requires was my reason for withdrawing — and they acknowledged this by agreeing to refund the holding fee. That alone confirms they knew they were in breach of legal obligations

To make matters worse I found other tenants reporting similar issues. One person left a review on Trustpilot saying ESA Property gave them an invoice under the name EVVIS Homes or EVVIS Construction. When they looked it up they found the company didn’t exist. Their words were

“After asking for an invoice to prove the repayments were correct ESA Property gave me an invoice from a company called EVVIS homes/construction. It was clear that EVVIS homes/building did not exist. ESA Property will seemingly pluck numbers out of thin air and provide zero proof…”

EVVIS Homes was actually the old name for ESA Property Contracts Ltd before they changed it in 2023. But using an inactive or unverified name to issue financial documents is misleading and raises serious concerns about what else is being hidden

This is not an isolated case. Reviews show a pattern of behaviour including withheld deposits illegal evictions miscommunication and zero accountability

Since I posted about this on multiple Bournemouth and Poole pages, more people have come forward. A former tenant told me they lost thousands of pounds dealing with this company. A tradesman confirmed they are still owed £4500 for completed work. A landlord who worked with them has reached out asking for help after being left in a similar position

This shows a clear pattern of dishonest behaviour affecting tenants landlords and contractors

I am now escalating this through

Action Fraud
The local council housing enforcement team
Legal action through small claims court

Avoid ESA Property. Protect your rights and your money

The property I moved into felt like an active building site, the entire house and garden were full of building materials and debris. At the end of my tenancy I paid for repairs (my own fault), but when I asked for an invoice to prove the seemingly overinflated repayments provided were correct ESA property gave me an invoice from a company called “EVVIS homes/construction”. After searching this companies registration number (13012870) it was clear that “EVVIS homes/ construction” did not exist. “EVVIS homes/ construction” has the same reg number as ESA property, showing this not an official company and not only had I been lied to, but the “invoice” ESA property had provided had zero validity. This is worrying for new tenants as if you end up owing any repayments/ repairs then ESA property will seemingly pluck numbers out of thin air and provide zero proof of the accurate amount using fake subsidiaries. Please stay away from this company, the properties are poor quality, overpriced and the ESA property staff will look to overcharge you every chance they get.

Claire was very helpful, arrived on time and was present through the maintenance repair

Can't even begin to list out all the things wrong with this agency, here are a few highlights: Open sewerage in the bathroom left unattended for a month, misleading adverts which show things like tables, TVs that do not exist, randomly being locked out of your own room, refusing to fix anything until tenants threaten to go to the council and finally not returning the full deposit even though that's what the contract states

As with all the other negative reviews here, I concur that ESA Property is not a company I can recommend to any prospective tenant. Sure they make the application as smooth and quick as possible to get you in and paying rent. ESA Rent from landlords and Rent to tenants. Their communication after you're in the door depletes to nought! When you've issues they do not respond in any haste if at all. After cornering me into a 12 month agreement they proceeded to turf me out after 6 months to carry out works so the landlord (property owner) could complete his HMO application started in the year before. A fact that was not disclosed. So I moved into alternative accommodation at their behest and returned to mine some 5 weeks later. The room was filthy and although I complained, no cleaner was sent in. I won't go into the other issues I had with the works as it might upset your stomach. I vacated after 15 months and left the property far cleaner than when I 1st received it and immaculate compared to how it was handed back to me. But ESA still had the gaul to deduct a cleaning fee from my deposit.
Do not expect them to abide by their legal obligations. You can argue till your exhausted and eventually give up or fix it yourself.... You'll not get the service you expect.
You might even find yourself without hot water for 2 weeks at a time as I did on 2 occasions...
Do not be fooled.

i got into bournemouth through clearing and needed some accommodation really quick, these people were incredibly helpful and have been given such quick responses and amazing assistance. They were able to sort me out with housing so quickly in the space of just over 24hours!! Amazing team and we will definitely recommend and most likely use these people again !! I would not recommend this pathetic company to anybody. I should've smell this doggy "agency" first time when that little weasel of agent let me wait 45 minutes for a viewing. I lost my 1000 deposit , paid 3 times for a room and I couldn't even sleep because everybody had the tv at maximum and those useless rats didn't even answer my messages.

I had a positive experience completing the application process for this property.

Communication was slightly slow, though never to the point that I was ever concerned about the application process. I was clearly told the information that I needed to provide and the time that I would need to provide it by.

The person I spoke to was very clear and polite, and although there were a few hiccups with the process, it was handled professionally and with care.

Very bad experience. The communication was the worst! I called numerous times and no answer also the same goes for emails. I waited over 20 days for referencing and got no answer. Currently I’ve asked for the deposit fee and have not received it. I will take legal action if I need to do so.

Worst agency ever I do not recommend anyone going to him, he will ignore you and when you call him he doesn’t pick up, I had to call him 4 times in a roll to get him to pick up the call and when he did he was rude on the phone very unprofessional, I have asked for my deposit back but he hasn’t responded on replies to any emails I encourage anyone to avoid this guy. Had me waiting for over 20 days absolutely ridiculous.

The company is indeed a great place to work, from day one up-to-the present times I've always had a great experience in this company. The company promotes work-life balance, and the leader of the company is easy to approach, without any boundaries, he treats his employees very well and that's something I am grateful of.

I have rented a flat with ESA and it was a very quick, easy and smooth process! Very responsive and helpful to enquiries too

Non responsive emailed and text several times tried calling numerous times and was just completely blanked by Rory after viewing a property not professional at all
