Syndic malhonnête : lié à des conflits d'intérêts (contrats-cadre), prestataires plus chers, gonflent leurs prix. Ils font signer à leurs prestataires une clause de confidentialité pour qu'ils ne communiquent pas d'informations aux copropriétaires ou pour les empêcher de négocier leurs prix à la demande de copropriétaires. Ils mettent dans leur poche le conseil de copropriété et le commissaire aux comptes (corrompus) afin d'agir comme ils veulent sans rencontrer d'oppositions. Bureau transféré de Molenbeek à Ixelles, sans nous en avoir informé lors de l'AG. Font obstruction aux documents comptables, zéro transparence, nombreuses irrégularités, non-respect de la législation en vigueur et des statuts, dates d'AG postposées, PV qui ne correspondent pas aux décisions prises en AG, votes frauduleux, nous mettent devant le fait accompli, prestations/dépenses non décidées par l'AG avec surfacturation d'honoraires à la clé, nous font payer des frais de rappels de paiement de prestataires, décomptes erronés, clés de répartition erronées, décomptes qu'ils ne corrigent jamais. N'appliquent pas les décisions d'AG, commissaire aux comptes mandaté par Couet et non par l'AG, qui ne corrige pas même pas les décomptes erronés. Ils ne règlent rien à l'amiable, ils vous invitent à contester leurs erreurs et abus en justice de paix, à vos frais bien sûr. Ils clouent au pilori les copropriétaires contestataires et non dupes de leurs manigances jusqu'à les mettre en demeure avec de fausses allégations. Font intervenir leur propre cabinet d'avocats, à la fois juge et partie aux frais de la copropriété. Ils usent et abusent d'informations mensongères et de stratégies de communication pour duper les copropriétaires crédules. Ils ont fait annuler mon avis négatif posté en 2021. En moins de 3 ans ils ont augmenté les dépenses à plus de 65%, vider nos comptes. Ils sont des spécialistes des faux avis positifs et font annuler les avis défavorables. A déconseiller absolument !

Nul de chez nul. A éviter si possible.

Na drie jaar ervaring met deze syndicus kan ik jammer genoeg alleen maar zeggen: absoluut te vermijden. De service is erbarmelijk: fouten in quasi alle afrekeningen, totale negatie van bijna iedere e-mail, geen enkel initiatief om offertes op te vragen voor onderhoudswerkzaamheden of renovaties. Veel mooie woorden en beloften, maar geen enkel resultaat.

Catastrophique ! Les gestionnaires et les comptables sont incompétents et surchargés de travail. Le syndic néglige des tâches essentielles (notification du changement de syndic au fournisseur → factures non reçues → accumulation de pénalités), les mails restent sans réponse, les sinistres ne sont pas suivis, il y a surfacturation, des pertes financières considérables résultent des erreurs du gestionnaire, etc. À éviter absolument !

Peu joignable, pas à l'écoute et des frais sortis de nulle part.

I would give zero if I could.
It's early days but I have dealt with enough companies in my life to know that the first impression is most of the time correct. The first contacts with Couet did not bode well and I doubt it will get better. This review is one of the ways to try to nip this whole thing in the bud. Either they change or I'll try to have them replaced by a court order.
When I started working 36 years ago customer service was still a thing, nowadays it's very hard to find. It definitely cannot be found at Couet.
This company is the typical bad francophone company which combines arrogance with a lack of competence. The "gestionnaire" who was allocated to our building is the typical francophone "nana" with a bad attitude and a total lack of modesty. I am not saying the customer has to be king but he sure as hell should not be a paria.
We had a General Assembly in March with our previous syndic so you would think that Couet, having taken over the management on 1 April, knows what to do on the basis of the minutes of that General Assembly. Especially since part of it concerns trying to have two co-owners pay arrears, something for which the syndic can act immediately.
But no, the "nana" wants to have an "informal videoconference" with the owners ""to discuss the current files". This boils down to an informal General Assembly but without the legal guaranties of a General Assembly. Very problematic. On top of it the "nana" cannot tell us how long that famous videoconference will last. Have you ever met a professional who cannot book a slot in their agenda for a meeting with customers, and only mentions a starting hour?
She also still has not told us if Couet will charge us for this meeting, despite me having asked several times.
At the same time they have never visited our building (which is the reason why I was not in favor of hiring them but unfortunately we have too many co-owners who resemble this syndic: francophone, arrogant and mediocre - like seeks like).
An email informing them of damage to the facade which is getting worse did not get a reply either. This has nothing to do with decisions taken during the General Assembly so there is no reason for them not to react.
My take is that they have no intention to offer a good service. On the contrary, they deliberately offer crumbs, they answer an email here and there but ignore many to make sure nobody can say that they don't do a thing should someone take this to the professional organism of syndics, IPI (in the board of which board you find managers of syndics - that definitely will help with objective evaluation of course). By giving a peanut once in a while they keep us at our toes.
On top of it when the manager of that one branch (Ixelles) found out that I had no intention to budge after he called me and tried to flatter and wheedle me after I sent him an angry mail, he started accusing me of defamation. So these people do a lousy job, they give you some BS explanation and still don't make amends, and if you don't take their crumb, they start bullying you. Almost mafia practices. And basically wiping in the mirror that someone holds up in front of them because they don't like what they see.
You know what, dear syndic Couet, maybe start by being better and doing a good job. Then no one will feel the need to be angry at you and write negative reviews. Honestly, how much more time does doing a good job take compared to doing a bad job? How can you live with yourself if this is how you do your job every day?
Those who have similar experiences with this or another syndics, feel free to reach out to me on my Facebook because I think we should start countering these practices whereby syndics charge us considerable amounts and deliver very poor service in return. We are the owners and it's because of us that they have a business, it's time for them to take it down a notch and engage with us on a level playing field. I know most of us, especially in the bigger buildings, are reluctant to do the management ourselves. But maybe that's exactly what we should do, follow the training courses and start our own corporations. It would save us a lot of money for starters.

Management arrogant, quelques rares personnes compétentes. Aucune réactivité et service lent et souvent à coté de la plaque. Ne répondent pas aux mails et se trompent d'ACP quand il faut envoyer des documents mais n'oublient jamais de facturer d'énormes montants.

Très mauvaise expérience avec le syndic Couet concernant la résidence ACP Meunier, située Rue Albert Meunier 84–86, 1150 Bruxelles.
Une fuite d’eau importante a été signalée dans l’appartement, mais après plus de trois semaines, aucune réparation n’a été effectuée. Aucun dossier d’assurance ouvert, aucune communication claire, et aucune réponse concrète malgré plusieurs relances.
Cette inaction montre un grave manquement aux obligations de gestion.
Je déconseille fortement ce syndic.

Very bad experience with Couet Syndic regarding the residence ACP Meunier, located at Rue Albert Meunier 84–86, 1150 Brussels.
A serious water leak was reported, but after more than three weeks, no repair has been done. No insurance file was opened, no communication, no clear answers despite several attempts to reach them.
This lack of action is a serious failure in property management.
I strongly advise against using this syndic.

We are dealing with Syndic Couet & Associés Bruxelles now for nine months and it is so annoying. For any questions, for issues we have, they simply do not reply, ignore all emails we are writing. But when it comes to invoices and having questions with the payment …. I am impressed, it takes minutes to receive an answer.

This is not the way we want to get treated and their behavior is unacceptable to us. What an awful experience. We strongly recommend to avoid Syndic Couet & Associés Bruxelles !!!!
