i FINANCES MY HOUSE WITH AF, AND WAS TOLD THAT WHEN RATES GO DOWN I COULD BE STREAMLINED INTO A LOWER RATE. WHEN I TRIED TO REFINANCE TO A LOWER RATE, THE CLOSING COSTS WERE 18K- WITH GREAT CREDIT, LOW LTV. i WAS TOLD THEY DONT DO STREAMLINING, SO I WAS LIED TO INITIALLY WHEN I CHOSE AF TO DO MY MORTGAGE

If you can't pay cash, don't use this company for financing. The cost of their lease services are outrageous. A $3k purchase costs over $10k.

The team at American Financing is top-notch!! They move quicker than any other lender I've worked with (even around the holidays); the only thing that held me up from closing quicker was my ability to get certain required documents from other sources. Each staff member I dealt with (specifically, David A. Smith and Andrea Wurth) really cared about helping me save money; they were professional, did their due diligence, and were always available to answer questions, all while moving the process swiftly along. Perhaps my favorite moment was when my consultant cheered with me on the phone when he found out I would save over $2,000 in monthly payments! Simply the best experience. Thanks again to everybody!!!

I without a doubt give 5 stars and want to thank Dave and Trina. They absolutely went above and beyond working on the refi and were truly amazing to work with! They were always available for any questions I had and never made me feel like my questions were stupid.

They run a hard credit inquiry and when you can’t answer their call due to being at work, they cancel the process leaving the credit hit on you history. I had an 820 score before, 780 now. Don’t trust any mortgage company that runs a hard check before offering details.

I was told I was preapproved for a refi. Then has the appraiser come out and the appraiser listed 3 items that needed to be completed before he would submit the appraisal. Paint the foundation of the house inside and out, put handrails on my deck which is only 5" off the ground, put handrails on sets of steps that were all within Ohio code, and paint the deck. all of which would cost thousands of dollars. I was refinancing to pay off debt therefore I did not have the money to do those things, so instead of devaluing the house those things needed to be completed. I was forced to cancel the refi and then American Financing sent me the bill $650 for the appraisal because I could not afford to fix what the appraiser stated. Also being a sole proprietor their loan approval people couldn't read a financial statement and know what the difference between a debit and credit to know that you can not have a negative gross sales. They couldn't even bother to pick up the phone and have a conversation with me for me to explain how to read my financial statements, so they declined the loan due to insufficient income. They could look at my previous tax returns to see what I actually made and the I do not have negative income, idiots. After that they denied my loan and I explained my financials to them they asked me if I fixed all the things the appraiser said did I still want to move forward. Can't afford to fix those things so no. Very frustrating and costly experience for not refinancing with them and having to pay for an appraisal that isn't worth the paper it is printed on. American Financing sent me the Appraisal Bill

Loan officer David Smith pulled my credit and days later gave me inaccurate information about my credit profile. He was not knowledgeable. He discussed keeping accounts opened that were already closed. I was approved for a low low home loan but one can only purchase a trailer for the amount that was approved. I never was contacted or received a chance to speak to underwriting to get an experienced explanation of why I was approved for such a low amount. It felt as though I was talking to a car sales man.

Dave Smith and his team were very helpful and responsive throughout the process. Would highly reccomend them.

Don't waste your time American Financing, Suzanne Dew is always too busy even to return calls. I called many times and just get her answering machine Alondra Donoso the same bad service and not upfront with process. Beware of business practices.

Applied for a mortgage with American Financing, among other places, to shop for rates. We chose AF because they are always advertising with major media outlets, radio shows, podcasters, and influencers that they have the lowest rates in the business. They also offer veteran's discounts.

Well, as it turns out, another company we applied with had a rate that was almost a full percentage point lower than what AF offered us, even with the veteran rate. I called them and politely asked them to cancel our application and told them we would be going with someone else.

A couple of days later, a woman from American Financing (I didn't get her name or her position) called me on the phone and asked me why I didn't want the lowest mortgage rate available, I told her that it wasn't actually the lowest rate available and that, if it had been, they would be the company we would be going with. She was very angry and was almost yelling at me the whole time. She basically said that she did not believe that we found a better rate. I am really not sure why she thinks I would just decide to go with someone else for some reason other than a better rate, but I would have expected something more to the effect of, "well, I'm sorry we couldn't meet your needs this time, but please let us know if we can be of service in the future." In any case, I hung up on her and will not even try doing business with them again.

My experience was unmatched by American Financial. They made the process of refinancing my house as easy as one could ever ask for. David and Eileen worked diligently to ensure I was getting the most out of my investment and didn't stop until the refinancing process was completed. It was also extremely refreshing to hear how eager they were to work with me again if and when the housing interest rates had lowered. The last lender I had worked with did not show any interest in saving me money let alone didn't reach out when the rates had dropped over 2 points. I would recommend American Financial to anyone who is looking to save money and have a wonderful experience through a process that can otherwise be a burden. I cannot thank this company enough!

I got in touch with American Financing because they refinanced our house before several years ago. We were VERY upfront about specifically needing a bridge loan. We then carefully explained what we needed and why. He assured us he could help - ran our hard credit and then - long story short - tried to push us into a HELOC because they don't do bridge loans. After we VERY CAREFULLY told him our financial situation and why we needed this type of loan...he pushed our credit through, dinging it - then told us we'd have to come up with more money in another account if we wanted to buy. He said they didn't offer bridge loans and didn't know of anyone who does anymore. Which is TOTAL BS! I feel he high pressured us into running a hard credit check KNOWING we needed the bridge type of loan and didn't care. He was VERY misleading and sent me over paperwork and a "new loan payment" amount via text BEFORE even discussing anything with me! VERY MISLEADING AND WAY HIGH PRESSURE SALES TACTICS! Buyer beware of David Clark.

David and his team go out of their way to get things done, find and fix problems and make sure you get a great mortgage. Communication was great and they made everything easy. They want me to show private banking information to a third party investor, the same party that bought my previous mortgage from Rocket mortgage. It seems that they want to see where the money went? Where else would it go? I'm paying interest to American Financing already, if the bank buying the mortgage wants to buy it go right ahead. I'm not the one selling it. Don't expect me to divulge personal checking account information to an institution that has already been reported to be hacked and their own customers information is stolen.
